I was very fortunate that I found Michael Li to help me resolve the violations for my newly purchased house and obtain the required work permit for construction expeditiously. Throughout the process, he kept me fully informed of the progress. Additionally, Michael helped me to quickly obtain the services of a licensed structural engineer to certify a few structural modifications to not delay the project. I was lucky to find Michael from Space Plus Design for modifying my house to add windows, doors and other structural changes. My project required a city permit including architectural drawings, structural drawings, as well as structural calculations for the modification work. The scope of work required multiple site visits to measure and provide final submission package. This company is amazing. I have never worked with such a professional group. Michael is extremely knowledgeable, very talented and works with great people. He managed everything diligently and timely at great value. I am planning to hire them again for my future addition.

I can’t say enough good things about Space Plus Design, specifically about Michael Li, a licensed architect, on a project. I was looking to purchase a property in Tustin, and asked Michael to come along for his assessment on the listed property. He subsequently provided cost estimate for repairs needed or fixing defects, updating housing structure for higher ceiling and adding new ADU on the property. He also provided consultancy on what needed to be repaired and brought up the potential purchasing property to latest building codes for an older home built in the 1970’s. I appreciated his professionalism, attentive to details, and thorough in his responses to our requests. I definitely recommend Michael to anyone who needs architectureservices or consultancy for home architecture assessment or home refurbishment.
I hired Mike to draft my plan for a permit for City of LA and it was a very smooth experience. Before reaching out to them, I spoke to another architect who charged similar amount but insisted the whole process would take 8-12 weeks and I wouldn’t have my permits issued till the new year. The architect also bailed out 5 days after committing to the project. Mike quoted me 1-2 weeks as the total timeline, and it was just like he estimated, I was able to get my plan approved and permit issued within 10 days (that’s including a 2 day hold due to my other construction from my end). Only one minor revision was requested and they did it very efficiently. This is with City of LA, which is notorious for their bureaucracy. Mike also referred me a good general contractor who’s reasonably priced and very efficient as well. I highly recommend their service!

Our fee will be very competitive and transparent. Client pay step-by-step as we progress. We always want our client to feel it's really worth it.
What is your typical process for working with a new customer?
We offer a free consultation session first. After we are engaged, our service will be provided in the following steps:
1. Analyze existing condition and understand client's vision
2. Present to client our proposed design with plans, renderings etc.
3. Submit for permit
4. Address comments from authority(if any)
5. Coordinate with contractor (optional).
