As stated in the original agreement, two weeks to convert a bathroom closet into a laundry area, demolish tile, drywall, and break 12 feet of high strength 6 inch thick concrete slab to install a new waste line with proper slope and a vent protruding the metal roof for a combo washer and dryer unit we recommended on our initial visit to save on having to run 180 feet of gas line around the house and instead using a 240 outlet given the benefit of the existing solar panels on the roof all while not damaging the existing fixtures and vanity that at your request were to remain in place. We started working the following day of our initial visit, on Sunday March 21st at 7am to do our due diligence in making sure there was enough space in the panel to service the new washer dryer unit to accommodate expediting a fast start on the project and in recommending that you order the unit as soon as possible given the current inventory delays. Our estimate was approved on March 23rd and we started with the original scope of work. Seven days later we are asked to completely remodel the bathroom. The change order estimate was approved on March 30th. Demolish all floor tile, preserve the existing toilet, demolish the fiberglass shower and vanity, remove all drywall along shower area walls to properly waterproof and install floor to ceiling wall tile, reframe wall and repipe water lines to accommodate an unexpected floating vanity and modern trim shower fixtures, remove old copper pipe hidden behind old insulation, install new water valves and break more concrete to slope a curb-less entry shower with hexagon tiles to closely match at the linear drain, patch drywall, texture, install new baseboard, paint remaining walls and ceiling, and install 3/8” glass splash panel. All of our full shower remodels take at least 4 weeks especially now with the high costs in materials and long wait times for them to arrive. We picked up and delivered the wall tile you purchased on April 16th, after you saw how tedious it can be to load and unload on your first batch of floor tile, we installed an additional electrical outlet for the lighted vanity mirror that was not mentioned at the time of providing the estimate, we relocated the wall outlet and switches by 2 inches to accommodate the position of the mirror even after the wall tile had been installed and grouted we gladly redid the work to fit the mirror, we also accommodated installing the washer and dryer unit for you to use while construction continued since our recommendation in keeping the old machines in the garage until the new unit was ready went unheard of. A new lighted exhaust fan provided to us on our last day on-site was surgically installed without damaging the newly painted ceiling and also was not part of the scope of work, we allowed for all materials and fixtures to be selected and purchased by you to save you more on any material markup and also advised on exchanging the linear shower drain to the appropriate drain for your type of tile and plumbing situation, which we had to wait on before continuing to install tile. Work was completed on April 23rd after receiving the matte black sink drain that was not included in the sink combo along with a light fixture you ordered and had not arrived. Overall the laundry / bathroom remodel was another successful project with everything in working condition and aesthetically pleasing anyone can get inspired to do laundry with a modern digital washer dryer combo, sing in the shower or just admire how in a small space a simple yet elegant combination of finish materials with great workmanship can dramatically improve the ambiance. Thank you Afrouz for the opportunity to showcase another beautiful project, nobody enjoys construction as much as the builder throughout the stressful process, but the last image before leaving our clients newly renovated home is our motivator to move on with the same pleasure it was to meet you the very first day. As for new customers wanting verification on the “over 6 weeks” timing mentioned above we do have proof of commencement of the project through completion with images documenting the process from start to finish our job flow tracking system gives us an exact day count of 37 days including weekends minus wait times on materials not under our direct control when the customer chooses to provide them we average 4 weeks and 2 days.
