Rating: 10/10 I had requested 2 sofa's to be picked up and be taken to the dump! One sofa was a large sleeper "L" shaped sectional and the second sofa was a studio sized "L" shaped sectional. Mr. Loera was extremely professional and responded quickly even though I am a night owl and was corresponding late at night. He was able to fit me in-in his schedule and Not only did he arrive on time but he was even a little early. Mr. Loera was very polite and nonthreatening. Easy to approach and got right to work. He wasn't pushy or try to change the price we agreed upon last minute. I would definitely Mr. Loera & James R Loera Construction; to any single females that need help moving things or to anyone looking for a reputable and trustworthy professional. I will definitely be calling Mr. Loera for future projects!

Houman went above and beyond in helping us open our modern fast casual restaurant. Our budget did not allow for us to afford an interior designer. Houman stepped in as an interior designer along with the construction of our interiors. His ideas and execution were amazing. We couldnt have done the design so well without him. We had a tight deadline and Houman is the type of a contractor that wont mind working long nights and weekends. He worked around the clock to get us to opening day. The day before opening, late night we had a plumbing issue. Houman went out of his way, and came late nigjt to fix our plumbing issue! Thanks a lot Houman! We are thankful! Houman is very organized, professional and courteous on site. If you are looking for a trustable contractor I highly recomend him! Kevin Ghazarian worked with me on a variety of prominent projects at my home. In all aspects from budgeting, design, planning and organization of the construction schedule, he was a tremendous asset. On each home improvement he displayed exceptional qualities of creative-problem solving, fortitude as a leader and task-master and attention to detail in design and craftsmanship. I am very pleased on how well the projects turned out, which is due largely to his professional contributions. Highlights of projects are described as follows: 1. Interior painting of several rooms and kitchen. The design motif was a traditional Tuscani color scheme. The original and uniquely beautiful architectural elements such as the curved kitchen cabinets, wordolf walls, crown mouldings, bay windows and fire place mantel pieces were individually painted separate colors. This was challenging in its multi color design and tedious attention to painting the details. In two rooms alone there were 15 different colors used, all of which had to be the perfect color and hue. 2. Installation of wood floors. A beautiful distressed antique wood flooring was installed in the kitchen, pantry, bathroom and large family room. This involved subfloor demolition, removal and replacement, and the detailed installation of wood flooring and moulding. The hard, back breaking work required a number of workers managed by Kevin. As a result, the work flow was systematically optimized and “driven” until the project’s completion. Kevin was a relentless task master and has many skills as a talented worker. 3. Electrical rewiring of bathroom and hallway. The old wiring was faulty and insufficient and new wiring was pulled and replaced. All ceiling light fixtures, electrical outlets and switches were chosen and installed. A 3 way switch system was a necessity and was devised quickly and installed correctly to code by Kevin. This all required the knowledge and skill of a trained electrician. 4. Construction of exterior deck. This project involved much post production planning and design. “Trek” decking materials, sub deck foundations, metal piers, treated lumber of all sizes, and all the special screws and bolts needed to be estimated and purchased for this large construction project. Unlike a simple rectangular shape, this deck was complex in design with multiple angles, levels and steps. Cutting perfect angles and lengths of Trek decking were a necessity in order for this deck to turn out as provocative and beautiful as it did.

I hired Excel Construction to work on my backyard in early June this year. They were referred to me by a neighbor friend that hired them and was very happy with the work and the results of the remodeling. The property was built in 2000’s and the backyard was old and needed to have a real and massive makeover. The remodeling project was definitely a big one because it included a lot of features that I wanted to do and have. Before the work got started, I met several times with Eyal at my house. Eyal checked the back yard and took a lot of pictures and measurements of the existing space. Later on, in the 3rd meeting, Eyal presented me a 3D design plan that was generated at their office and it contained how my backyard will look like. The design was excellent and in details. That gave me a clear view of what they wanted to do. I decided to make the backyard fit with the style of the house. The backyard project included all the turf grass with nice stones and BBQ area that is the main focal point of the entire space. After everything was approved and the work started, Eyal took care of all the necessary paperwork with the city and he made sure that everything will be done properly. Their team of workers did arrived to the house early of each day and when they got started no one was late. I was impressed with the work ethic of all the people that were involved at my house project from Excel Construction. This proved me that this company is one of the best construction companies around. By having each day workers working at the house, it was very fast before I could see how the backyard is coming into new life and I was excited to see how it was all being put together. When they finished the remodeling, they made sure that everything was cleaned up and the space is ready to be use. I was extremely pleased with their work, and am finally proud to have friends come over and hang out in my backyard.

I had a GREAT experience with Daniel from World Class Construction! I did not know him before, but he is now my "go to " guy. I had a smaller but very difficult job with some drainage issues and he came up with good suggestions on a repair and his cost and service were great. Also had some additional drywall work done and he was also very fair and competitive. Daniel was also very professional in every aspect, from the contract to finshing the work.

We recently had RGB Construction tile our kitchen, laundry room & downstairs bathroom. They also installed vinyl floors in part of our master bathroom and guest bathroom. Not only did they do a great job with the install but they were very clean and left the place neat and tidy especially after they removed the existing flooring and everything was completed in a timely manner. The best part though was that they were able to tackle the plumbing themselves so we did not have to hire someone else to remove & reset the toilets. In fact they installed our new dishwasher for us in place of the old one that we replaced! Would highly recommend them to anyone looking to remodel.

The team at GIM completed a whole home remodel with solar system. I was looking to make some energy efficient upgrades. My first home purchase and I was looking to invest a little on the interior since the home was a little out dated. They helped me to decide on what the interior finishes I wanted to go with. We ended up using spray foam for insulation, foam roof, and many other energy efficient upgrades. On top of that the solar system also comes with battery back up. Each step of the way I was informed, they even took care of the design and permit process. Great team on staff. Check them out for any construction needs. Appreciate all the hard work.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.
