FAQs
- What should the customer know about your pricing (e.g., discounts, fees)?
Pricing is both an art and a science. We use Boyenga Team analytics and our own active to pending ratio to come up with the price for listing the home. Off Market and Coming Soon pricing is set on the high side of the market, always a price the sellers are willing to let the home go without opening up to the MLS, and all the Portals, like ZIllow, Realtor.com, Redfin etc.

- Describe a recent project you are fond of. How long did it take?
Here is a recent client who wrote a review for us. It is a difficult and daunting process to hire an agent to sell a home. The task is further complicated by emotions and expectations, and in my case, distance from my father's property for sale and my own home. I needed more than an agent, I needed an advocate that would manage improvements, upgrades, staging, and many other tasks that arise when a seller like myself is far removed from the property that is being prepared for sale. I found the right team with Eric and Janelle Boyenga and I hope this review helps you in your decision making process to engage The Boyenga Team for selling your property. When I began the task, I found it overwhelming. Many agents stepped up willing to deliver presentations, promises, and personalities in a very strong market that is the Silicon Valley. Having signed a few contracts for prior home sales, I am well aware that it doesn't take much time after the ink has dried to find out if your decision was a good one or not. To avoid a costly mistake of personality over performance, I used the following checklist to narrow my interview selection: *Exposure *Area Market Share *Current sales *References *Performance Ratings and Reviews Once I narrowed it down to three or four candidates, I then scheduled a day to drive to the area and attend several Open Houses as a 'secret shopper'. My goal was to inspect first hand presentation, material on hand, knowledge of property and area, and find out how each would treat me as a potential buyer. It was also important to me to find out if the agents representing the home actually attended their own open houses, and when they could not, if they had a team member present that represented the property with the same level of knowledge as the primary agent would. The Boyenga Team fit all my criteria and passed the audition. Once I signed with them, they transformed a good property into a great one - on budget and on time. They stayed in constant contact with detailed updates after each open house. They delivered regular communications on strategy and market conditions, always prompt to reply to my inquiries, and delivered me many offers with one resulting in a top dollar quick close sale. I strongly recommend Eric and Janelle Boyenga with confidence. Sincerely, Gary Malfatti
