- What should the customer know about your pricing (e.g., discounts, fees)?
We’re a Commercial/Residential design-build GC, we’re not the cheapest, and we don’t try to be. Our typical project range is $150K and up. For full design-build engagements, preconstruction is billed time and materials so the design and budget work is real, not a sales pitch. Once scope is locked, the construction contract is fixed-price or GMP with a clear breakdown of materials, labor, subs, and contingency, no vague numbers, no hidden fees, no surprise change orders. If your project is under $150K or you’re shopping by lowest bid, we’re probably not the right fit — and that’s okay. We’d rather tell you up front than waste your time.
- What is your typical process for working with a new customer?
1. Intro call or site visit — We learn who you are, what you’re building, and what your priorities are. 2. Fit conversation — Scope, budget, and timeline review so we can tell you up front whether we’re the right team before either of us invests real time. 3. Preconstruction (paid phase) — For qualified projects, we move into design coordination, detailed scope development, and transparent pricing. Billed time and materials so you get our full effort, not a sales pitch. 4. Contract and build — Once scope and pricing are locked, we execute with a dedicated Superintendent on site daily and a Project Manager owning schedule, budget, and client communication. 5. Regular check-ins through closeout — You’re never guessing where your project stands.
- What education and/or training do you have that relates to your work?
LCI holds California Contractor’s License No. 1062788 and operates as a licensed commercial design-build general contractor. My background is hands-on: trade-level training in plumbing and HVAC, facility management for national property portfolios, and years running commercial construction at scale, including $30M+ projects with a major nationwide GC before founding LCI.
