- What should the customer know about your pricing (e.g., discounts, fees)?
Our pricing varies depending on the service package you want. We keep things simple, transparent, and flexible by only charging a leasing fee once a tenant is placed and a monthly fee only while your property is occupied. Onerent Services: 1. Leasing: We market your property across 40+ listing sites, our network of real estate partners, and through a unique social media advertising engine. We handle all showings, tenant screening, and lease negotiation. You take over upon move-in. There are no upfront fees; you only pay 50-75% of one month's rent upon tenant placement. 2. Basic Management: This includes everything in the Leasing service but at a lower cost, plus ongoing property management, maintenance, and rent collection. For properties with Onerent-qualified renters, you'll also get our rent guarantee and $15k eviction coverage. Pay only 25% of one month's rent upon tenant placement, and 6% of rent monthly for management. 3. Onerent 360: Get everything in the Leasing and Basic Management services, plus free annual maintenance credit worth $3,000 with a home warranty, and capital improvement credits each year. This is totally hands-off property management--all maintenance work is on us at 25% of one month's rent upon tenant placement, and 9% of rent monthly . If you refer another property owner to Onerent, you can both get $100 in credit towards leasing fees! Contact us directly if you own more than 5 properties. You may get discounts if you add all properties at once.
- What is your typical process for working with a new customer?
To sign up as a property owner, you can either contact our Market Development team through Thumbtack to get started with your service, or you can follow instructions below to sign up on Onerent’s website: 1. Go to Onerent's website and click the "Sign Up" button in the top right of the page. 2. Onerent will provide a free rental comp report for the property you want to list with Onerent. Type your property's address and select the correct details from the drop-down menu. Please make sure to provide the property's complete details. 3. Next, fill in the form with your contact details and about how you heard about Onerent. This allows us to send the complete comp report and follow-up with you for the next steps. 4. You will then be logged into your Onerent Owner Dashboard where you can learn more about Onerent’s services and see the rental comp report when it's ready.
- What education and/or training do you have that relates to your work?
Onerent is a licensed real estate brokerage in Washington state. Our executive team has 50+ years of combined real estate experience and we are licensed in 5 states. All members of our team go through rigorous leasing and property management training. We also work with local real estate attorneys and organizations in each market to stay abreast of changing real estate and rental laws.
