We had a leak from our stall shower into the garage. Several contractors gave us quotes for work that seemed unreasonable. Troy Coleman was the last on our list of contractors who had replied to us with a quote. Just when I beginning to loose hope, I decided to called him and I am so glad I did, Troy- the plumber (not Troy Coleman the owner) showed up at our house. He was very courteous, willing to explain what needed to get done and fixed the problem. We were so impressed that we even hired him to change a toilet. Troy the plumber even came to Home Depot with my wife and I to pick a toilet for us. I think we found our new plumber, one that knows what he is talking about and one that treats his customers like his own.

I watched Kelly work and he is a professional! He replaced a rotting exterior door leading from my garage to the back yard with a new steel pre-hung door and for a reasonable fee. He had all the right tools for the job and worked safely and efficiently. He cleaned up when he was done. I am very satisfied that I got first-class workmanship from a personable and punctual craftsman.

This is a reference letter for Michael Ngo. It’s done in appreciation for all the beautiful work at our home. Michael remodeled all 3 full baths in our house, including all the electrical and plumbing work. I asked him to remove all 3 old full baths and rebuild all 3 as brand new. Unlike other contractors I had experience with before, Michael is one step ahead. He has strong attention to details and an uncanny eye for style/color coordination/design/functionality and has superior workmanship. I bought my house around 15 years ago and had remodeled my bathrooms once after we bought the house (before we met Michael). The previous contractor did a horrible job and I hated my bathrooms for many years and decided to remodel them again few years ago. I came to know Michael and asked him to remodel one full bath downstairs first just to see how it goes. I told him that I wanted a more traditional look that is suitable for both male and female taste. The result was fantastic and I loved it! Michael took the time to check out the various stones and cabinet designs and when he decided that he formed the right picture in his mind with the various styles, he took me to choose the stone, the cabinet, the faucets, etc. I would pick out of his recommended choices. But sometimes I would look at something else and asked him why he didn’t recommend those other ones and he would tell me why he didn’t think that they were suitable and after hearing his analysis, I would always go back to the ones he recommended. And I couldn’t really picture exactly how everything would finally come together, but he will always reassure me – his usual phrase “Don’t worry, it will look beautiful”. I can assure you I am extremely picky. And sure enough, every time the final result looks beautiful. After I remodeled my downstairs guest suite full bath, I couldn’t wait to let Michael remodel both baths upstairs. I told him I wanted a contemporary look for the full bath for my son’s room. And I wanted a classic and romantic look for my full bath. Both of which came out beautiful and I love using all my bathrooms now and I proudly showcase to all my friends and relatives when they come visit. Michael did a lot of work for my master bath upstairs because I wanted a totally different layout because the old layout was not functional. I wanted more space for the shower and I wanted the toilet to be separated from the shower. He redesigned the space for me so now I have a much bigger shower and the same space looks a lot bigger than before and I asked him to put in a Jacuzzi tub as well. He also added mood lights with dimmer for romantic feel (he took me to pick out the wall lamps at the light décor store), recess lights, etc. He added power outlets in the toilet room (my husband specifically wanted outlet plugs right next to the toilet)! Installed vents for the toilet room and the shower room… All in all, Michael and Reliance Home Improvements crew did a great job remodeling my bathrooms and I love and enjoy the results every day and will sing Michael’s praises to everyone… I highly recommend Michael and his crew if you are looking to remodel your kitchen or bathroom….

I wanted to replace two old aluminum windows and a sliding glass door in a condo rental unit located on the third floor. Everyone I contacted to do the work seemed less than enthusiastic until I found Cal Coast and they were great from start to finish...a real pleasure to work with. My wife and I didn't care too much for the look of retrofit windows so we opted for Milgard double hung vinyl windows and sliding glass door for new construction which entails removing the stucco around the window and door in order to remove the old aluminum frame. The installers, Manny and Manuel, were very pleasant to work with, very professional and I was very happy with the excellent job they did. They were able to install the windows and door in one day. The next morning the building inspector came and signed off their work and then in the afternoon they finished patching the stucco and the installation was complete. And as a nice bonus, they stuccoed (at no charge) the hole left from removing an old thru the wall air conditioner. We are so pleased with the result that we are now planning to have Cal Coast replace the windows in our home.

My (rather large) project was closer to custom furniture making than to general carpentry, so I spent half a year looking for a woodworker on Thumbtack, Yelp, and where not. Bay Area contractor market being what it is, I found nobody willing even to look at my project. Eventually I expanded my search to carpenters and now I’m really glad that I did. Oswaldo replied promptly, came to our house to discuss the project, offered sensible suggestions and a modest price and made everything in a week, which was faster than I expected and probably at a fraction of price I would pay to a woodworker. Granted, he does not have CNC routers and other fancy tools or even a workshop (he was working in our garage), but Oswaldo has shown me that in hands of a master there is nothing a miter saw cannot do. Oh, and in the evenings our garage was always carefully vacuumed, so nobody would tell that it saw some heavy sawing during the day. I am very pleased with Oswaldo’s work and highly recommend his services.

Justin has been nothing but nice, realistic and accommodating. He's very dependable and doesn't need to be baby sat like some contractors. I definitely recommend hiring him and if I needed to again I would without thinking twice. He's very thorough and that is something I appreciate. We had a small window of time to do a remodel and he made it happen! Thank you again Justin!

I needed a variety of different projects completed at my rental property ranging from flooring, new kitchen fixtures, new sink, new door and some exterior siding that had dry rot. Anthony was wonderful, he knew I was on a limited time frame and accomplished everything in quality fashion, made some great suggestions, and was within budget. I can't imagine a better experience! I highly recommend Floors to Celing's services!

Brian of Betlan Construction did an excellent job of updating our very dated 1970’s cabin. The entire interior of the cabin was gutted and replaced with new wallboard, plumbing, doors, cabinets, countertop, flooring and appliances. Although we had a minor problem with one of the sub-contractors, we were very pleased with Brian’s work. He always responded to our messages and questions and was very accommodating as we made changes to the original plan. The contract price for the job was very reasonable and he came in on budget . Although the project took longer than originally scheduled, we are very pleased with the final result and highly recommend Brian and his company for any project.

First: Dennis was present everyday work was done; if he wasn't present all day, he got the workers started and checked in several times, as well as at the end of the day. Second: Dennis and his workers were careful to clean up any mess every day. Third: Dennis presented blueprints of what he planned to do, and discussed them with us. Fourth: when we were unable to find fixtures, Dennis went out of his way to assist us. Be sure you know how much storage you want, and clearly communicate that. My husband and I didn't communicate with one another very well, and I was surprised at the end. I freaked out, but was able to have Dennis replace one cabinet with a larger one. The cabinet Dennis removed is great for storage in our garage. Final assessment: my kitchen is far more than I'd ever dreamed of having: the cabinets are easy to keep clean, the quartz counters/backsplash are marvelous to work on/clean. As with any construction project, things don't always proceed perfectly. We traveled out-of-state for funerals; and there were holidays during which we were happy to have work suspended. In other words: Life happens. I regard Dennis as a reliable, ethical, and skilled contractor. We have just asked to discuss remodeling our master bath with him.

Working with Alex was wonderful. He built our outdoor pergola for less money than others and he worked hard to complete it on schedule. He had lots of helpful ideas and solutions to problems and went out of his way to ensure that we also got the best material costs. I highly recommend him and will be using him again on future projects!

    About

I am a general contractor for residential and commercial projects. I do turn-key jobs, from plans to finish. I work to make your dreams come true. I specialize in bathroom replacements and repairs. Most bathroom replacements run from $5,500.00-$6,000.00. I will handle most of the work myself, so not a lot of subs coming though. I have done a lot of additions to houses and focus on the creative use of spaces and layouts.

    About

I only provide my clients with excellent work. I will be honest and tell my clients when and where they can save money. I don't push them to spend more than what they should trying always to find the best way to save them money. Not like most of my pair, helping my client to save money doesn't mean that I will use the cheapest material. The quality of the material that I use must always match my focus on quality work. I will not suggest something that will not last (unless it's the desire of my client). With me you will have the quality of the old time work. I'm a carpenter for many years and I have worked on the several most beautiful homes in the Bay Area owned by lawyers, surgeons, show biz personalities... and I kept the same work ethic than I used for these homes and use it for smaller work.

    Q & A

Answers to commonly asked questions from the experts on Thumbtack.

    What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

    What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

    • Home addition in San Francisco: $250-$270 per square foot.
    • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
    • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
    • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.

Be sure to check out our smart hiring practices when it comes to finding a general contractor.
