We initially contacted Albino to get a quote for interior painting. We liked him right away, and ended up chatting about other projects we were thinking about doing. We were thrilled when he said his team could do the work we had in mind within our timeline, and that he could manage the project! An overview of the work: - After they did demolition, it was revealed that large sections of our hardwood floors were damaged. Albino's team replaced the damaged sections so you would never know which wood is original and which is new, and refinished all of the hardwood floors throughout the house - the before and after is amazing! - They re-did 2 bathrooms - one of which required skilled plumbing work like moving a toilet, retiling the shower and floor, and replacing a single sink vanity with a double sink vanity. That bathroom is probably our favorite room in the house! - They did the paint job as initially discussed and painted every square inch of the inside of our house! This included painting our outdated oak kitchen cabinets and installing updated knobs, and the cabinets now look great! - There were countless other things the team did - like laying down laminate flooring in the kitchen and hooking up new kitchen appliances, installing overhead lights and dimmers, installing our new front doors as well as interior doors, and picking up supplies on as needed basis. Albino is trustworthy, fair, accountable, responsive, and kind. Each person on his team has their specialties and he is good at resource allocation to manage the client's costs. We felt like we were in good hands with Albino, and wholeheartedly recommend that you reach out to him for any projects you're considering!

Matthew Kelly is hardworking and honest. He strives to make the job go as well as possible. After other contractors said no or did not return my calls, he responded quickly on the weekend, and he completed the job in a timely manner. Matthew's operation is lean and responsive. He is pleasant to work with and has my recommendation.

Pros: Jasper was prompt in responding, punctual, friendly, and completed the work quickly. I was impressed that he finished this project in one day; whereas other contractors seemed to indicate it was more work and more difficult. I would hire him again. Some areas he can improve: There were a couple of minor areas that were knicked on our kitchen island that I didn't notice until cleaning up. Also, I think he could have done a little better cleaning up the island- wiping down the cabinet fronts that had a light layer of dust (I did this myself). Finally, I gave him a box of stain & top coat that the previous owners left to us. He applied them but I noticed they didn't leave the counter shiny, like the finish we had before he sanded. After Jasper left, my husband realized we were missing the water sealant coat which we had in the garage. So now we are applying this coat ourselves to make the island water- proof and give it the same shine. This isn't totally Jasper's fault since I gave him the supplies but I would have liked if he would have noted that something seemed to be missing or off (or given his recommendations on what he would have stained/sealed it with to make sure the wood stayed water proof.) Overall, I'm happy with the work.

Purev and his team are an absolute DREAM to work with. They are the contractors that everyone says do not exist. I would give them 5 stars in all areas. Purev's communication is supreme: his contracts are itemized, including the payment schedule, so it is very clear what to expect. He says in continuous contact, usually multiple times daily via text and email. He and his crew are incredibly professional and competent. At every decision of the process, we were consulted and when we asked, they gave good suggestions. We are pleased with all the details of our job: electrical, Sheetrock, paint, carpentry, plumbing, tile, appliance installation, and more. They worked with the city on permitting and we had no problem passing inspections. The only problems we had during our project were with other companies (Home Depot and IKEA installers). In each case, Purev and his team saved the day and were able to add these things as addendum to our contract, saving us stress, time and money. Purev's prices are very competitive - I am confident that we received higher quality work for a lower price than any other contractor we have worked with. They were also very fast - almost a complete remodel of a 2 bed, 2 bath condo in under 2 months.

I feel very lucky to have connected with Tom. It's a crap shoot sometimes finding the right person to do the right job. Tom is a former contractor and he's the one you want for any carpentry type jobs. We had a gazebo with the top boards rotting away and Tom replaced them all with new redwood boards without disturbing the surrounding plants and he added some nice railings. He also put up an extension to our fence and as a bonus he fixed our gate. Thank you Tom! All these five star reviews are the REAL thing.

Working with Juan was a terrific experience. He is very transparent about setting expectations: what is he going to do, how is going to do it and how long will it take. He will get the work done in a timely and clean manner. We were able to book him in advance (which was about 2 weeks prior) but I understand he will do his best to accommodate clients on a shorter notice. If you have been struggling with other handymen/contractors (as I was!) I truly recommend you to use Juan's services - he is super easy to work with and very reliable.

Len and his Dad did an awesome job stripping our small guest bath down to stud and subfloor exactly as we planed. They not only did a clean job and they did it fast. Could not be more satisfied. Will definitely recommend. The demolition service they provide are perfect for those home owners who wants to do a bit low cost DIY home remodeling.

Remove tile from existing fireplace and replace with stone. Frame out kitchen island with wainscoting. Garret and his team were very efficient, on time and had attention to details. The projects performed were redo's from the housing contractor who did shotty work, walls not flushed, etc. SOTA was very meticulous in making sure everything met up correctly and looked they way it should. They kept the areas cleaned and made sure to clean up after themselves. Stayed late to get the project completed. I would use them again in a heart beat and recommend them for interior improvements.

I ended up interviewing 10 different contractors for our exterior siding job because there were so many different opinions on what needed to be done and how best to do it. I'm so glad that we ended up going with Kris and his team. Great communication throughout, incredibly high quality of workmanship on a very difficult job (it is an older house that hasn't been maintained very well before we bought it). I really appreciated Kris' attention to detail and letting us know what was going on throughout the 6 week long process. Also did a great job working with the county inspector, which is never an easy process. These guys are pros - won't hesitate to hire them again for our next house project!

I can't believe how easy and professional this job went. We have used lots of contractors and are always remodeling as we have moved several times.. Pedro was VERY knowledgeable about electrical codes, framing codes and was on time everyday , worked all day till the job was done, pointed out things of detail and made suggestions, one of the best and most professional contractors we have ever hired. We will ask him to come back and do another tear out and flooring job soon

I hired them to lay the engineered bamboo floor in my condo. They did exactly what promised and in the time they originally specified. I have been doing remidelling and construction of my rentals and my resident for the last 10 years and very much familiar with the business. Out if many contractors or handymen i met Jason and Regina are the outstanding team. They work fast, they are very proactive and attentive to details. And their price was reasonable. What is the most important for me is that they do listen to my suggestions - not like many macho style contractors:). The floor work looks absolutely great and i am very happy. So that i would like to hire them for other work on my rental property.

WOW! Joe responded within minutes. After using his contractors license to save us money on the necessary material, he installed the ceiling fan, front door and a new dishwasher. Everything was done perfectly. I would also like to add Joe was able to beat the prices quoted to us by the other handyman that responded and he is fully licensed and bonded which gave us a sense of security in case there was a problem.

Cesar is one of the best General Contractors I have ever dealt with. Once my project started, he was constantly proving me updates regarding status, finished project on time and did not make me run after him. He was very reasonable in terms of price/cost and quality of work done by him and his team was amazing. I strongly recommend him to anyone looking to get a general contractor

I'm a new homeowner in Oakland and needed an engineers help with drafting my floorplan for bathroom addition permits. I decided to hire individual contractors without paying the fees of a General Contractor. Oh did I get lucky to have found Mike who not only provided excellent service in drafting but also offered his expertise on design and construction. Mike assisted with my brainstorming and troubleshooting process beyond what I had expected. He was knowledgeable about city regulations and offered sound advice on where to locate fixtures. I appreciate working with Mike to jumpstart the project and would highly recommend him for drafting and engineering services.

Sergey and the Wise Stage crew are the best contractor team I've ever worked with. Sergey was honest, responsive, and stayed on time and in budget. We had a complicated bathroom addition that included structural changes, plumbing, tiling, windows, electrical and more. They delivered a beautiful and high quality bathroom for us at a significantly lower price than other quotes we received. I give Sergey my highest recommendation. They are the best.

I contacted Chuck for my mom, she doesn't go online, and she was very pleased with the outcome. I don't know what she paid for the work, otherwise I may have clicked "value" as well. I think she said it was similar to some other quotes she had gotten. What was not similar though, and what my mom was very happy about was the responsiveness, follow through, and results that she received from Chuck and his crew. Months ago, my mom had 2 or 3 estimates given to her but for some reason or another those contractors did not follow through. Chuck was very responsive with call backs and an estimate, and began the project quickly thereafter. His crew was always prompt, continuously working, and each day's clean up at the end was perfect - they very considerate how they left the area. One thing that may be good to mention for those reading this and looking for a contractor, is that my mother and I felt comfortable and safe with them in the house at times we had to leave for work. My mother is older and I am very cautious and skeptical of people in general, but we both quickly noticed that Chuck and each of his crew that showed up were straight forward, easy going and courteous at all times, so they were easy to be around. As for the bathroom remodel, my mom loves it! Even when there was a snag for a second they helped my mom through it and got her to the new bathroom she's been wanting for years--- thanks Chuck! Antonio and team worked with us to renovate 2 bathrooms. As we were on a budget, we did the demolition and some of the installation work and Antonio installed the plumbing, the bath tubs, shower tile and floor tile, baseboard and door moldings. The quality of the work was excellent and Antonio is a wonderful person to work with. I highly recommend Antonio and his team.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
  • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
  • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.
