Apcotects was very helpful in my interior decorating job and Jenny, the designer was very friendly and had great ideas that made the project turn out perfectly. They made two trips to the project and bought some of the colors to try out and I appreciate their help and professionalism throughout the project. Overall, I would highly recommend them and will use them again for any other projects I have.

When applying for a building permit we were faced with what seemed like insurmountable requirements by the building planning division of the city of El Cajon. We made numerous attempts to meet their demands and were turned back with new requirements each time. A friend suggested we hire either an architect or a draftsman in order to comply. Out of desperation we hired Lance Stratton of Studio Stratton Inc. We couldn’t have made a better decision. He responded promptly and with his knowledge and professionalism he quickly gained our confidence. He knew exactly what was needed to meet building code and how to put it all down on paper to satisfy even the most fastidious civil servant. Lance gathered all the information he needed and promised a 1st draft within a few days. Good to his word, he had the first draft done in a couple of days. We sat down together and went over it in detail to make sure nothing was left out. A few days later, he came over with the city required number of copies of a very professional set of plans. We went through them together as a final check and they were ready to turn in. Lance assured us everything was going to be fine and that his job wasn’t done until the plans were approved and a building permit was issued. As impressive as the professionalism of his work is, just as important, he became a partner in the process. While waiting for the city to make it’s decision he would call to check the status and assure us that he was ready in case anything more was needed. To my great relief, the city approved the plans without a single addition or correction. If you are looking for drafting services and you want a true professional who will go the extra mile and treat you like a valued customer, Lance Stratton is your guy.

We wanted to remodel our kitchen. So we asked Lisa to have an opinion on the design we wanted to do. She came to our house to look at the existing design. She was very nice and listened to us patiently. She gave the feedback on our design and even suggested a better alternative. I would recommend anyone who is looking for an architect services.

Soltan construction was very helpful on both my projects. The first one was my residence. Gelareh was the person that we worked with. She is very detailed and very organized. It was so easy to get a hold of her. She was very creative in coming up with unique, modern ideas and mixing them with classic design elements to make our house really feel like a true reflection of us. She was able to work within our budget but still make everything look very high-end. My husband and I were so delighted with this company that we decided to use them for a commercial project as well. The commercial project called for a great deal of specifics with the city, the architect, the design and construction company. Once again Soltan came through. Their attention to the specifics and their efficiency makes them a huge asset. I would highly recommend them especially Gelareh!!

As a General Contractor I highly recommend Wade Weber and Associates for their ability to quickly design the project and get the remodel plans approved and get the building permit for the construction . As a design architect he was able to draw up the kitchen remodel and submit the plans and get the permit. Sometimes he can get the Permit over the counter the same day by talking to the guys at the city that he sees all the time . His knowledge of drafting , Cad Drawing , City codes and Design are expertly done .We would not hesitate to recommend Wade to anyone wanting a good Architect .

LeMaster Architects is a full service architecture firm located in Orange County, California. We specialize in residential and commercial projects of all scales including interior remodels, additions, and new construction. While we are primarily focused on modern design, we firmly believe that successful architecture is achieved through the creation of functional space regardless of applied aesthetics. As I never repeat myself, nor do I 'borrow' from the work of others, there is a 100% chance that you will never have seen anything like what I do. But while I pride myself on being original, I am even more proud of being good. My work is best characterized by being space-oriented, light-sensitive, clear and with a big idea.

Experience counts! I am a former architectural and construction college student with lots of practical repair and installation experience. I have positive references and photos available. I do all kinds of repair work for the home, including plumbing, electrical, drywall, painting, fencing, deck work, pergolas, etc. I am also very handy with small jobs like installation of washer, dryer, and dishwasher; furniture assembly; etc. I do not work on HVAC or roofing, but all else is available. Remember, I can get it done, and I do very clean work. Thanks.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

How do architects work?

Architects may work for an architecture or engineering firm, they may work for a government organization, they can work for a construction company, or they may be self-employed (freelance). The U.S. Bureau of Labor Statistics explains that architects spend a large amount of their working time in the home or company office: meeting with clients; creating reports and architectural drawings; and working with other architects and engineers. When not in an office, an architect is often at the construction site either as part of the development of plans or to ensure building progress is following the blueprint.

When a client interacts with an architect, it is typically to have them design drawings for the construction of a house or a building. If you are a client who has hired a large architecture firm, there may be a team of people working on your design. But if you are working with a freelance architect or a smaller firm, one person (or a small group) will take your concept and translate it into an architectural blueprint that a builder can use to construct a house. The plans will lay out everything from the depth of the foundation to the materials to use to the type of metal to be used in the reinforcement. Once the plans have been created and handed off to the builder, the architect may remain on the project — depending on budget — and oversee progress.

How do architects charge for their services?

According to the U.S. Department of Labor, the median salary of an architect in 2016 was $76,930. This range included architects with every type of company as well as self-employed architects. Depending on the architect and whether they’re with a firm or independent, they may charge per hour or by the square foot, or they may charge a percentage of the total budget for a construction project. An hourly rate is typically used for smaller projects such as providing consultation, helping clients hone their concept before the design process begins, or drafting documents and plans. If an architect is working on an hourly basis on a larger project, there will usually be an agreed-upon cap on the number of hours they will work. For larger projects, such as new construction or total overhaul remodels, architects may charge a percentage of the total construction costs. The architect will usually set the percentage you will pay after the total cost of construction has been accounted for. Percentages can range within a firm depending on the extent of the services they’re providing. For example, a lower percentage of the total construction costs may include drafting and minimal consultation and guidance along the way, while a higher percentage could include on-site project management services with every detail attended to. Architects may also charge by the square footage of the project. The rate per square foot can vary depending on the individual’s training, the services they are providing, the complexity of the project, and other factors — such as obtaining permits. The national average cost to hire an architect is between $1,690 and $2,500.
