Cesar came by the next day after I requested a quote to replace my roof ridge caps and gave me a very competitive price and included painting the metal fittings on the roof, cleaning out the gutters as well. He also pointed out examples of non-ideal work by the previous roofers that he fixed as well. On the day of the job, he and his crew arrived on time, completed the job and cleaned up after themselves. I'm very satisfied with the quality of the work, especially with the promptness of his replies to my messages. I'd definitely hire him again for any roof work that I have.

In June, Warren Roofing installed a new roof for me, and I was very pleased with his response time, his fair price, and his explanation of the work to be done. We added insulation and vents, and he repaired some sub-structure as well as facing for the new roof to match the old. Job well done!

Jordie and Paul did a fantastic job cleaning my house, a difficult job since it's a log home and every log from the floor to the 20 foot ceiling needed dusting. Paul also fixed a plumbing problem and installed a dishwasher for us. Their prices are quite reasonable and fair for the excellent value received. I'm very pleased and will continue to use their services. I can highly recommend them to others in the community who need help with cleaning, maintenance, and repairs in the house!

Ross did a great job on my windows and I was really impressed with his service. He moved really fast but still took very special care of everything. And he wasn't in a hurry to get done and leave because he volunteered to help me move some boxes into the garage. (at no charge) Great worker and a very kind man. Super A+

Shawn is a handyman specializing in chimney cleaning, dryer vents and gutter cleaning and repair. We offer repairs to fences, windows, painting and much more. Just ask. We service the entire Santa Clara Valley from Gilroy to Palo Alto and Milpitas, Santa Cruz mountains to Mt. Hamilton. We charge a travel rate of .80c a mile to your site. On handyman repairs, we have an hourly rate which depends on the on the job type. We have a flat rate for chimneys and dryer vents, plus travel charges on all work. It is best to speak with Shawn to obtain the clearest amount of charges. We are an advanced maintenance service provider for yards and houses. We are a.k.a Shawn's Dryer Vent & Chimney Service. Call Shawn's cell or his office, but he is never in his office. He is out in the field. He is easy and polite to speak with, and you will not be sorry you called him. Please say you saw him in Thumbtack. Thanks. Note: The best way to make contact with Shawn and to answer your questions or learn more information is to call him. If you send an e-mail, his father will receive it and Shawn will not. The father has a computer and puts Shawn's ads on as a favor for Shawn. Shawn has no personal e-mail and does not have a computer. His father cannot answer any questions concerning jobs that you may have questions about. So please call Shawn on his cellphone. It is more businesslike to speak on the phone, as he will need to ask you questions concerning any jobs you have need of for him to give you an honest estimate for. Email is just not good for this, as there are too many unknowns which Shawn needs to ask you about, and e-mails take too long. That is why Mr. Bell invented the telephone. If Shawn is in the middle of a job, he may not answer his cell, but you are invited to leave a clear message for him to return your call. Always give him your day number and your evening number, so he can reach you when he has free time. We offer professional fireplace chimney cleaning, dryer vent cleaning (over 20 years), also fence repairs and building repairs, painting, window repairs, screen door repairs, wood work repairs, and many other odd jobs and repairs to your home, garage, fences, house, yard and many other small odd things that need a personal repair attitude. We're inventive, so we can figure out how to repair most household things with a logical remedy. Dryer vents are cleaned with respect. We go anywhere the vent goes to clean it correctly. We clean the entire vent from the dryer to the extreme outlet. He is not lazy about this. Dryer vents are cleaned for single houses and apartment complexes, condos, laundry mats, anywhere where there is a clothes dryer. We clean or repair/replace vents if needed. We're not afraid to go on the roof or under the house. We do the job like it's our own house - correctly. Expert work is finished in a logical manner. Expert chimney cleaning is done with no rushing. We clean the entire chimney system, including 1. top spark arrestor, 2. flu/chimney, 3. the smoke chamber located above the damper plate, 4. the damper plate, 5. fire box. Free inspection on the written report is done with cleaning. We have over 20 years of experience in Santa Clara Valley. We are not a fly-by-night, winter-only chimney scam. We're here all year long, and we do the job correctly. Be cautious of many chimney cleaning people, as they do not take the time to clean the entire chimney system correctly. If they take less than 1 hour, beware. Always ask how long they take before you hire them; if it is less than 1 hour, then beware of shoddy work. It should take approximately 1 1/2 to 2 hours to do the cleaning correctly. All 5 sections should be cleaned, not just the chimney top and the fire box below. We also clean the smoke shelf, the smoke chamber and the spark arrestor. All of this takes time and arm-and-hand effort. We do gutter cleaning and repairs, and trim trees away from your house and gutter if needed. We clean houses or yard-apartment complexes/rental sites. We are happy to work with real estate managers and property owners. If Shawn is in the middle of a job, he may not answer his cell, but you are invited to leave a clear message for him to return your call. Always give him your day number and your evening number, so he can reach you when he has free time. We have a few used wood stoves for sale to possibly fit your fireplace or free-standing stoves also. We offer fair pricing and quality-personal work. We are reliable. References are given. You won't be sorry for using Shawn. Everyone loves his attitude and work. Because of past experiences, the following are written for your education. Note: There is no such thing as a license for chimney sweeps issued in CA. Neither the state nor the county or the city have license requirements specifically for chimney sweeping. There is no such thing, honestly. Contact the city you live in and learn the truth. We do have a city business license as is required. If any chimney sweep claims to have a license other than a business license, then you need to investigate what type and where the license they have is issued. Most likely, it will be a contractor's license, which has nothing to do with cleaning chimneys, unless they are rebuilding the chimney. These people are contractors who most likely could not make a living building houses. There is no such legal license issued for chimney sweeping in California. The best method to learn if the chimney sweep you are contacting might be doing a good job is to learn how long they will take to clean your fireplace system. We personally have never been able to clean a chimney system in less time than 75 minutes and usually it takes 90 minutes. When you call around, tell them you do not have much time to spare when they arrive and you need it done as quickly as possible; ask them how fast can they clean your chimney system. Then they'll tell you what they really do. Just remember, with all the scrubbing and scraping, it takes time to clean a system correctly. It usually takes at least 90 minutes as a rule. This is a "word to the wise". Do not assume anything, ask lots of questions like how long it takes; have them name all the parts they clean. They should say 1) chimney flue, 2) spark arrestor, 3) smoke shelf above the damper plate, 4) the damper plate both top and bottom, 5) the fire box and throat. They should hand scrub everything with a smoke shelf brush at the bottom and a flue brush on a pole for the chimney flue. They should clean the spark arrestor so it breaths properly. Do they do a visual inspection for cracks? Do they give you a written inspection report on paper? Do they use a vacuum to keep the room dust free? Do they protect the floors? Do they offer a smoke test to confirm any cracks they point out as a danger to see if they really are dangerous? A smoke test takes about an hour to perform, and it can prove if any cracks seen or unseen are dangerous or not. Don't let them sell you any fixes to cracks unless they perform a smoke test first.

    Q & A

Answers to commonly asked questions from the experts on Thumbtack.

Why do I need to clean my roof?

Over time, algae, moss, lichen, dirt and even salt (if you’re near the ocean) can build up on your roof. These buildups can affect the look and function of your roof unless removed. The buildup of organic materials such as moss on a shingle roof can prevent water from sloughing off as it normally would. Trapped water can rot the roof or cause early deterioration of your shingles. Even if you don’t have a shingle roof, moss and lichen absorb water, and that wet material adds weight and stress to your roof — as well as providing a home for insects and other pests, and collecting dirt. For reflective, cool roofs that redirect heat away from the home, algae and moss growths can hamper their ability to deflect the sun, which can affect utility bills. Visually, moss, dirt and algae growths on a roof can have a negative effect on perceived home value and curb appeal. For example, black algae streaks on your roof may cause a potential homebuyer to assume that the roof might need repair or replacement, when it only needs to be cleaned.

    Can a roof be cleaned?

Yes roofs can be cleaned, and yes, it’s a real thing. Roof cleaning may actually be a wise investment to prolong the life of your roof. Overgrowth of moss, grime, lichen or algae can all shorten the life of your roof. If you have black streaks growing on your roof, they are likely caused by gloeocapsa magma algae spores that have landed on your roof and taken up residence. Once the algae has grown into streaks, the organism has usually been growing for several months and it’s high time to have it removed. If you live in a rainy part of the country, such as the Pacific Northwest, there’s a good chance you’ll find moss growing on your roof at some point. The northern part of your roof, as well as any parts that remain shaded all day, will provide a wet, cool haven for moss to flourish. Unfortunately this water-absorbing moss can damage your shingle roof, leading to rot if not removed. Beyond roof health and function, a clean roof can boost your curb appeal and potentially boost your home’s resale value. The national average for roof cleaning costs ranges between $270 and $350, although prices can be higher depending on how large your roof is, how steep your roof is, and what type of cleaning is necessary. Typically pros use either a pressure wash or chemical wash (made with a concentrated bleach solution) to remove algae, lichen, moss and dirt.

What chemicals are used to clean roofs?

Roof cleaning is done to remove moss, lichen, algae, and buildup of other grime and dirt. There are several methods for roof cleaning, which can include a chemical soft wash, pressure washing, low-pressure washing and hand washing. When a chemical soft wash is used, a bleach mixture is sprayed onto the roof. The bleach-based solution is absorbed by the algae or moss, which dies from exposure to the chemical. The roof is then sprayed with a low-pressure rinse of water, which loosens the now-dead material, allowing it to slide off the roof.

For homeowners, the Asphalt Roofing Manufacturers Association recommends a mixture of 50 percent laundry-strength liquid chlorine bleach and 50 percent water. Professional roof cleaning companies will use an industrial mixture that is still safe but may be more effective in eliminating algae and moss growths. Asphalt shingle roofs are the most common type of roof, but each roofing material will have its own cleaning needs, so it’s best to consult with your roofing pro before diving in. Don’t do it yourself unless you can safely navigate your roof, the chemicals and a sprayer system. When in doubt, leave it to the pros.

How much does it cost to clean a roof?

The national average for roof cleaning costs ranges between $270 and $350. Factors that can affect the cost to clean your roof are the height of your house, the size and pitch (steepness) of your roof, and the complexity of your roof’s design and accessibility. Geographic location also plays a role in roof cleaning costs as regional labor rates and area costs to do business will vary. There are several ways to clean a roof. The most common is pressure washing. Industrial pressure washers can spray over 3,000 pounds per square inch (psi) of water — which is much too powerful for roof cleaning, and may tear off shingles and damage your roof. Confirm that the roof-cleaning pro you choose will only use a low-pressure sprayer to protect your roof investment. For large algae or moss growths, pros often recommend a combination of low-pressure washing with a bleach-based chemical solution. This is referred to soft washing and should handily remove any growths taking over your roof.
