I was very pleased with the work Stephen and his team had done for my house. There were some broken roof tiles, and water was leaking in the garage. Stephen explained replacing the tiles would not prevent from water leaking again, because he found there were thick layers of debris from the pine tree. Without cleaning the valleys, the water will not run down the roof. Also, some windows needed to be sealed correctly. Bottom line, I feel he was really looking out for me to make sure the repair was not temporary. His price was very reasonable. He ended up doing a lot more work such as trimming the tree, pressured washing the roof, painting one corner of the wall near the window. Plus, he did not charge me more than he originally quoted. The other quotes I obtained from other contractors for just replacing the broken tiles were not much less. I highly recommend Mr. Fixit. I will hire him again for future repair/maintenance in a heartbeat.

Tom is a true professional. I had him do a re-roof for my large garage. He showed up on time, did great work and charged a reasonable price (from $500-$700 below my yellow pages roofing bids). Next time I need a roofer, I'm going to make a bee-line for Tom and New Millennium Construction.

I sent Steve a message with an image (below) of what I did when I had to break into the house from the garage. He was responsive and said this was something he could help with. He told me when he was available and promised to send a text when he was on the way. HE DID!! I expected a complete replacement of the the side frame. When he arrived and looked at the damage and said it could simply be fixed. (After replacing the roof, we weren't ready to place a door). He said he would fix it and reinforce it but would replace the frame if we were not satisfied. ( I really appreciate this type of HONESTY! I have driven 50 miles to a mechanic who had this type of honesty.) He fixed the break adding reinforcement and did a great job at hiding the damage. He charged an extremely reasonable price but I had to and did give him more for his honesty. We will be calling Steve again.

My wife and I wanted to convert our third car garage to another room. Alan was on-time everyday. He was very quick in his responses whether it be an email or voicemail. They do a wonderful job with their blueprints. Jenny did a fantastic job with the interior design. Mike and Raul did phenomenal with the garage conversion. They were on time everyday and ready to work from basically sun up to sun down. They communicate very well, whether it was Alan or the gentleman working on our the actual job. They also did some extra work for us and were very quick to get us an estimate. Overall, Apcotects is a very professional and outstanding company. I will highly recommend them to anyone in the future.

My experience with Jordan Box, he is quick to respond, honest, gives realistic estimates based on work to be preformed, knowledgable, professional, and resourcesful. Based on our initial conversation about my project I decided to hire Jordan because it is apparent that he takes great pride in his work and will treat your project as if he was building it at his own home. I am happy I hired Jordan to do my bathroom remodel and looking forward to the next project with him as soon as this project is complete.

Sidney was flexible enough to come on the day of my request for a quote, which was a Saturday. We got the quote within 24 hours and by a landslide, it was the best one and he worked with us to get it within budget. There was a period in time where I had a hard time contacting him on a question I had but I will chalk it up to him being busy. I do appreciate what he has done and it looks great. Our garage finally is coming together. Thank you!

I was very happy with how our garage project turned out. We needed to completely insulate, drywall and paint our garage with cabinets and shelving and he was able to complete the project in a timely manner. Nicholas Reyes Construction was very easy to work with and gave us a competitive price and never tried to up-sell additional items like we have experienced with other contractors. His work quality is excellent and always kept us up to date with the progression. I highly recommend him.

Robbie Duin and his crew replaced the roof on my barn. The job included (6) skylights and (4) air vents. I'm very pleased with the level of workmanship, quality of materials and overall result. I would not hesitate to recommend Duin-It Roofing to friends, neighbors, family and anyone interested in a good job at a fair price.

We had need to replace a standard mailbox with a large, locking one and assemble a bookcase. Glen was punctual and got right to work. He was knowledgeable enough to know that the existing post for the mailbox would put the opening out of postal regulations, so he cut it down to avoid future problems. He then immediately set to work on assembling a pressboard bookcase we had in the garage for years. There was some water damage to the cardboard backing, but since we were not concerned about looks as much as function, he cut off the damaged portion and finished it lickety split. We then did a quick walk-through to point out some issues in the house to see if they were in his skill set for future visits. Very pleased with the work. I have just recently sent him a notification for our next task for him.

I had a great experience with Wolf Creek. They built a studio, pool and landscape in my backyard. The entire process went smoother than expected considering I had very little knowledge about construction, Andrew and his team were there to help every step of the way. Couldn't be happier with a completed backyard just in time for summer!

    Q & A

Answers to commonly asked questions from the experts on Thumbtack.

    What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

    What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

    • Home addition in San Francisco: $250-$270 per square foot.
    • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
    • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
    • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.
