He walked me through what needed to be done before he arrived and what I needed when he got there. He was prompt, polite and the service and install was outstanding!! Jeff is a highly skilled,experienced professional whom I would hire again in a heartbeat. He did several jobs for me ranging from replacing a doorbell and a door handle to plumbing and electrical. He reseated a wobbly toilet, cleaned out two sink drains, replaced two bathroom faucets and checked another bathroom sink, toilet and tub. He replaced a ceiling fan and installed several towel bars. He showed me how to use a borrowed drill and answered an electrical question I had. I felt comfortable running to Home Depot while he was working in the house. His work was very thorough and he guarantees it. I feel confident in recommending him for any type of handyman job you might have. In addition, he is very personable and easy to communicate with.

My experience with Dream Builders is somewhat mixed. I was very happy with how Sam jumped in and help me decide on using tile instead of a three piece plastic surround. He and his helper got right on the job of removing the old tile and damp and moldy sheetrock and insulation. The tub installation and plumbing went well. However, in terms of the new tile installation, I was a little disappointed in the rate of progress. Sam left the tile work to his helper and often was not on the job site to oversee critical portions of the tile work. I suspect this is what resulted in a less than perfect job in terms of matching tile spaces. Also, according to Sam, his truck was in the shop, along with various tools and parts. This meant some extra running around and loss of time to get needed items. In spite of these issues, I would recommend checking out Dream Builders , but I would be a little careful if your project includes tile work.

I would like to praise Max for the fantastic job that was done on the removal of a very difficult tree removal. Within a few inches of the tree was an electrical box, a work shed, a fruit tree and the neighbors fence. He surgically and carefully removed a tree that was covered with a 30 year old vine that went from the bottom to the top of the tree. He did an amazing job! Thank you. He deserves 5 stars.

Brent is very personable and professional. I needed smoe smoke detectors installed in the house and he was able to come over and get the job done quickly and with quality. He even put a towel under his ladder so that it wouldn't scuff up the paint job on my high ceilings. This handyman installed an gate opener. The unit was faulty, but he kept on working with it and fixing the problems until it worked great. He also installed water to my ice maker in the house, and it works perfect. He also stretched carpet so it is no longer loose and it looks amazing. I highly recommend this handyman. I will certainly hire him for other things in the future.

I would recommend this company to anyone in need of work done on their home. I had a terrible problem with fungi inside and outside of my home. There was dry rot on the siding and trim, the plywood roof sheathing on the patio cover, the support beams suffered from fungi damage, a lot of my wood sash windows were affected by the fungi as well. Spectrum One sent their crew out right away. Not only did they remove and replace all of the damaged wood, they also fixed my leaking faucet and toilet. Thank you!!

I contacted Bill to install laminate flooring in my living room and family room. He responded promptly. He was friendly and professional. He came to my home to take measurements so I could purchase the correct amount of flooring, T molding, and trim pieces. He went out of his way to pick up the material at Flooring Liquidators, unloaded it at my house, and staged it for efficiency. He was able to complete the two rooms (approximately 700 sq. ft.) in less than two days at a great price. His work was meticulous and he left the work areas spotless. We were so impressed with his work that we decided to have him install laminate flooring in our Master bedroom as well. I highly recommend Bill's services, and we will be contacting him in the future for additional projects.

Gennadiy got back to me within, maybe, 5 minutes of my initial search and I was able to get a quote for a floor installation easily...sent him the square footage and photos of the 2 rooms where the new laminate flooring was to go, took a look a another quote from someone else as well as Gennadiy's reviews, and decided KGA was getting the job. I hit a sweet spot in his schedule and he was able to install the flooring the next day which worked great for me. He is a nice young man and was a true professional...showed up on time, completed the job perfectly, cleaned up afterward, and the price was both competitive and fair. I couldn't be more pleased with the job, and not only would I recommend him to anyone, I have already decided to have him install flooring in another room, and will likely have him take care of some odds and ends around here that I just never have the time to get to. In short, as long as Gennadiy is around these parts, he'll be the first person I call for any construction needs.

I live far away from a large rental unit (from 1964) that needed renovation. Based on the reviews, I went with Nathan. We spent about $25k on the total project, and Nathan did everything from painting smokey walls, laying laminate/vinyl flooring, partial bathroom (2) reno, partial kitchen reno, garage conversion, window replacement, electrical and plumbing work, and various repairs. I'm very satisfied with Nathan and his hard work. The place looks fully renovated and he went above and beyond to ensure installations/repairs are seamless with the original features. Whenever any problems cropped up, he was very willing to work it out. He's professional, responsive, and trustworthy. That is a very important consideration as I was remote.

Are you looking for a dependable, punctual, contractor/handyman? Then look no further because the father/son team of John and Preston (JPB) are fabulous! I needed a variety of projects completed from new electrical wiring, installation of new mirrors, lights, changing old plumbing and installing new fixtures. Mark is absolutely amazing! I wish all contractors could be like him. He is professional, friendly, very courteous, and his work is beautiful. I hired him to make custom cabinets for the bathrooms and he walked me through each step to customize my design. When he was unable to find a matching color for the countertop, he contacted a company he works with so I could look through pieces of granite and find a match. He installed the cabinets this weekend and the workmanship is beautiful. Solid wood, matching stain, and soft closing drawers. The price is on point as well. I would venture to guess that something of this size would be about the same price at Ikea, or some other cheap furniture place that uses particle board and laminate. I will be using Mark for all my custom woodwork needs - and there will be plenty.

This project was to remove the cooktop and wall oven from our 30 year old house and install a range, refrigerator and range hood. This entailed reversing the fridge and range positions, building new custom cabinets, moving power, water connections, adding power for the range hood. It was difficult to find companies who would even propose for the job. Scott saw the full job more clearly than the other estimators and, amazingly, possessed all the skills to do the various tasks. His proposal was clear and explicit. He was competent, quick and thorough. He communicated well and was considerate of our time. The remodeled kitchen now gives us more food prep area and looks great. We have added drawers where we had false drawer fronts before. We found Scott through this site we'd never heard of before and are glad we did.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.
