- What should the customer know about your pricing (e.g., discounts, fees)?
We price projects clearly and transparently, based on scope, site conditions, and the level of finish you want. For design-build projects (ADU, additions, new residential), we often start with a preliminary estimate range, then tighten it once plans, engineering (if needed), and material selections are confirmed. A few important notes customers should know: Permits and city/county fees are typically separate and depend on your jurisdiction. If structural changes are involved (like a new beam), final pricing may depend on engineering details and inspection requirements. We avoid “surprise costs” by confirming the scope early and using a clear change order process if something truly changes. We help clients choose materials during design, so we don’t bring you into construction with materials you don’t want (for example, a “middle-cost” package when you asked for a different level).
- What is your typical process for working with a new customer?
Our process is built to keep the project organized, code-compliant, and predictable—especially for ADU and additions. Initial call / intake – We learn your goals, timeline, and budget range. Site visit + measurements – We verify existing conditions, access, utilities, and constraints. Concept + feasibility – We review the best layout options and confirm what’s realistic for your city/county rules. Preliminary estimate – A clear scope with a realistic “start-from” range. Design development – Plans are refined based on your requests (not based on what’s easiest to build). Permit support – We coordinate and respond to plan-check comments. We stay aligned with California building code + local requirements. Construction phase – Scheduling, inspections, quality control, and client updates. Closeout – Punch list, final walkthrough, and completion.
- What education and/or training do you have that relates to your work?
We are a licensed California contractor (CSLB Lic. #1058444) and operate as a design-build team—meaning we approach projects with both construction practicality and design/permitting compliance in mind. Our work relies on: Real-world experience with structural modifications, MEP coordination (plumbing/electrical), and remodeling logistics Ongoing knowledge of California codes and local city/county requirements (setbacks, inspections, energy/ventilation requirements where applicable) Strong documentation and scope control—so clients know what’s included and what isn’t
