Ziprent should be on everyone’s list if you’re seeking the best rental manager to source new tenants. I’m generally demanding but fair. They easily exceeded my expectations. Here’s how. They are wickedly responsive in all parts of the process. They get things done immediately. They have a great website that’s intuitive and has everything you need or want to know about your property and potential tenants. They provide relevant information regarding tenant visits so you can see who is looking at your property anytime. If your property is not generating traffic they let you know and explain why with market data. They have a well coordinated professional team who is incredibly easy to work with. In fact, I really appreciated their openness when providing feedback but letting me make final decisions without being defensive or pushy. Let me not forget their professional photographer who was simply incredible. My unit looked good on its own, but he was able to make it sizzle in the photos he took. Lastly their pricing was extremely reasonable. From a value perspective, I cannot imagine another firm offering greater value, especially considering the total package Ziprent provides. So far so good. I am a new client and have managed my own property for many years. I am currently out of town and needed help in releasing one tenant and then getting the property ready to get a new one. Ziprent did a through walkthrough and provided me with pictures and descriptions of the good and bad. Now they are finding. Vendors to complete the repairs. Once the repairs are complete they will market the home and collect the rent. - What should the customer know about your pricing (e.g., discounts, fees)?We use straight forward and standard pricing for all of our services. Our tenant placement service is priced at $950 per placement. We provide the highest level of service in this area and one of the most competitive prices in the industry! Once we publish our full management offering, it will be done at $95 per month. For all of our products, we assign a dedicated property manager to each property. And when they are not available, there will be a team of professionals available 24/7 to address any issues for you or your (perspective) tenants. Our goal is to use technology and hands-on attention to provide the best property management experience!
- What is your typical process for working with a new customer?For our tenant placement service, we will reach out to get some basic details about your property. You can either provide it over the phone or on our website. We will then schedule a time to meet you and get a key to the property. Once we have the key, your property will be photographed (at no cost) by a professional photographer and will appear online for on demand showings within 24 hours.
- What education and/or training do you have that relates to your work?I am a licensed broker with the state of CA and own over 100 units in CA. I became interested in property management after identifying the inefficiencies and inadequacies that surrounded the industry.
