I am very pleased and satisfied with the tenant placement process. I have felt very informed through the entire process. The constant updates on recent activity has been welcome information. Ziprent officially took over management of the property on Aug 1st and by Aug 16th we had tenants placed with signed leases in the vacant unit. The last property manager took three months and we had the rent below market and still had a vacant unit. So far so good. I am a new client and have managed my own property for many years. I am currently out of town and needed help in releasing one tenant and then getting the property ready to get a new one. Ziprent did a through walkthrough and provided me with pictures and descriptions of the good and bad. Now they are finding. Vendors to complete the repairs. Once the repairs are complete they will market the home and collect the rent. Ziprent is PHENOMENAL (and I'm a tough critic). Having been in the customer service industry for 25+ years my standards are exceptionally high, and Ziprent exceeded my expectations during every interaction. My husband and I are first time landlords and Ziprent really put our minds at ease. They answered all of our questions, were available via email, text and phone anytime we had a question. The data and analysis they provided on market values helped us ensure we priced our home correctly. They operate with honestly and integrity, providing a flat fee price structure upfront and allowing clients to exit contracts at anytime. Not to mention, typical rental companies charge 8-12% which in the Bay Area is not cheap! Arvand and his team are doing a really amazing job! This was my first attempt to rent out our condo. We live and work in another state and had to do this remotely, which seemed almost impossible, so I've decided to look for a property manager who can help place a tenant and take care of all maintenance needs later on. I've found Ziprent on Thumbtack and sent my request there. Within an hour we had a coversation with Arvand where he explained in details how they work, how much will it cost and what to expect. We started working together, and I see now this was the right choice. Ziprent are very professional and highly responsive, they've suggested what needs to be done with the property to rent it out and then managed this project very efficiently. Arvand and Noah are supper helpful and efficient in finding tenants and managing our property. Their service had exceeded my husband and my expectations. We had our property ready for rental in May 2018. We first tried to list the house ourself but didn't work out. Then in early August 2018 we hired an agent from Prandi but the experience was bad. The Prandi agent was not responsive and we had to chase after her to get updates and eventually she suggested to keep lowering our price gradually until finding the tenants. We terminated the service with Prandi and was thinking maybe to just sell the house. In late December 2018 I found Ziprent and decided to give it another try. We are so grateful to Ziprent's exceptional service. They are super responsive, on top of all the inquiries, came up with multiple strategies to promote our rental, provides transparent dashboard for all activity updates, and charge unbeatable fees which is only a fraction of the cost compared to Prandi and other providers. In slightly over a month and in the slow season in January 2019, Ziprent had found us the tenants for our house. Thanks again Noah and Arvand! - What should the customer know about your pricing (e.g., discounts, fees)?We use straight forward and standard pricing for all of our services. Our tenant placement service is priced at $950 per placement. We provide the highest level of service in this area and one of the most competitive prices in the industry! Once we publish our full management offering, it will be done at $95 per month. For all of our products, we assign a dedicated property manager to each property. And when they are not available, there will be a team of professionals available 24/7 to address any issues for you or your (perspective) tenants. Our goal is to use technology and hands-on attention to provide the best property management experience!
- What is your typical process for working with a new customer?For our tenant placement service, we will reach out to get some basic details about your property. You can either provide it over the phone or on our website. We will then schedule a time to meet you and get a key to the property. Once we have the key, your property will be photographed (at no cost) by a professional photographer and will appear online for on demand showings within 24 hours.
- What education and/or training do you have that relates to your work?I am a licensed broker with the state of CA and own over 100 units in CA. I became interested in property management after identifying the inefficiencies and inadequacies that surrounded the industry.
