As fairly new homeowners, during the first big rain of the season we found ourselves with a leak in our daughter's bedroom and lots of worries. I quickly requested some quotes from local contractors and was immediately contacted by Stephen. He was quick to schedule a day to come and evaluate repairs and get back out to get repairs done. Our drywall had to be replaced and we also found ourselves with another leak in the kitchen. We had a small bathroom renovation planned. We requested 2 bids from contractors in the Thumbtack network: Top Knotch and another contractor. Both contractors bid very competitively. (We’d had prior bids from other contractors – not from Thumbtack - at 3 to 5 times the price.) Though Top Knotch was not the lowest bidder of the 2 Thumbtack contractors, we selected this company because they had a variety of skillsets that other contractor did not. In addition to the tile work, they moved a bathroom light, installed an exhaust fan, installed a medicine cabinet, repaired some drywall, could remove and replace the toilet, etc. We have a 1930’s home with hanky wiring and unsquared walls and unleveled floors. Mike was meticulous in his work and was able to overcome the unique challenges of this home. The mosaic rock backsplash (floor to ceiling) and the porcelain wood-look floor tile is beautiful. Mike and his assistant were always on time and worked a full day, every day until the project was completed. We were impressed that in this day of technology and constantly being “plugged in” to the world by cell phone, he didn’t drop everything to answer the phone every time it rang. His time in our home was spent on our project. Mike is very professional and meticulous in his work product. We’d use this company again and have plans to use him for our upcoming kitchen remodel. I am a General Contractor ,from Santa Barbara Area here for several upcoming projects we were hand chosen due to our high quality workmanship thus relocated as part of our deal, While here Wife decided to buy a second home ,not knowing any roofers we ran across his ad and decided to give him a shot either that or wait for our roofer from Santa Barbara to come here when his time allowed,I was hesitant due to the high standards and clientel we are accustom to In Santa Barbara my wife included ...To our amazement Toms personality as a person was a pleasure to work with on a professional level his work and his of qualitywork far exceeded what we were expecting down here ,Tom is capable to perform as directed without little if no input from us it went smooth,Other subs we hired here for our own personal projects saw me as the General and not as the client which we were not happy about , Tom saw beyond that knowing I am a general yet not on my personal property , he gave us A-1 treatment , quality of his workmanship is beyond what I expected if the need arose I would not hesitate to take him back home to Santa barbara as a subcontractor , however as for now we, click which makes my life easier to say the least so in regards to down this area I think I found one subcontractor I will keep....As for you others subcontractors from this area well it's probably in my best interest to just bring my subcontractors from Santa Barbara due the working relationship with me and their high quality of workmanship which I have built my reputation on , However Tom has proved himself beyond what I expected and I look forward to upcoming projects with him down south here as well as back in Santa Barbara if he's up for it his quality will fit right in up there with what the cliental expectsand high standards the client base expect in santa Barbara and like me Tom is hands on not the type of contractor who just sends workers and just shows up when it's time to pickup a check....as for his prices well it is a fair price for the quality and the pleasure of working with Tom.....Not to mention he is licensed insured etc. Tom like my self is not looking to get rich off one Job rather we know during these economic times things have changed and we have to change with it and like myself tom reflected that in His price, all these other subs heard I was from Santa Barbara and saw $$$$$ signs , somehow the general public has this conception all contractors have deep pockets , let me assure you it takes capital to make money and we have a lot tied up in Insurances , Bond's etc things the public has no idea about and although our cost have to adjust accordingly based on these economic times I can assure our Marerial's prices and labor expenses as well as insurance and bonds have only increased...So bottom line with Tom for a licensed Roofer and your protection your wasting time shopping around.

After our initial contact on thumbtack, I called Southerland Torres company on the phone. I was so reassured by our conversation that I made an appointment for an electrician to come to my home and fix the problem. I had chosen a date about a week away and by the time he came over I had thought of a few more things that needed fixing too. All projects were done for a lot less than I thought it would cost me. I am so very pleased with the company and would recommend them to any and all that need any electric, plumbing, appliance repair or general construction issues they need addressed. Frank made transaction with our project comforting and non-pressured. He brings forth integrity from start to finish. The time he and his son's (James "Ruiz" and John) set aside, just to complete the job, no matter how late in the evening it took, they push through oblivious to how late it was. We just stood back and let them do their thing. Frank methodically checks the work at each level of the project. He's family works with passion and good spirits, yet focused on completion. He abides by everything in the contract. The finished results are way more than we expected. The corners and round edges were finalized with monolithic precision. It looked as if we had just bought one long baseboard and crown molding stretched throughout the house. He does not nickel & dime you for things. My family were fortunate enough to have fate acquaint us with this man and his team. We are gratified with the spectacular results. If you are in the market for crown moldings and other goals, he is a general contractor also. Give him a shot, call him first, maybe call him last.

After having a water leak, we decided to have the kitchen and family room renovated. This involved the replacement of floors, counters, sink and cooktop as well as refinishing extensive cabinetry. We were not remotely impressed by the first 4 or 5 contractors we called. We then had Morena Tile and Home Design come to provide an estimate. The difference was amazing. Sami and his team immediately demonstrated working knowledge of what needed to be done and how it could be accomplished in each area. After their analysis we did not look further because we felt we had finally found the contractor for the project. The quote was in the ballpark of what we thought it would cost so we did not even consider looking for a lower bid. The whole project started and ended in a timely fashion. The various workers were obviously experienced in their respective fields and performed beautifully. Even so, there was daily review and supervision of the project by a manager. I had heard nightmare stories about contractors from many sources but with Morena, we never had an unpleasant moment. There were no surprises or additional costs except for changes we requested. The attitude of all involved was so positive and friendly that we actually missed them when it was over. The finished product was impressive and as close as it can come to perfect. My husband and I hired Mark to remodel and design our condo we bought in Palm Springs. My husband and I live in the bay area so we needed someone with the same vision as us and the ability become the project lead. Mark was amazing, he hired, supervised and managed all sub-contractors for us. Mark picked out different finishing materials and gave us options as the project progressed. When we saw our property for the first time after it was completed it was the classic HGTV moment and reveal. We would certainly hire Mark again if given the opportunity.

    Why should you hire a contractor?

    Hiring a general contractor is a good idea for many remodeling projects. Home renovation contractors have a broad range of skills to manage, coordinate and complete a project. They should help make sure your project comes in on time and within your budget as they hire and supervise all the necessary subcontractors, including electricians and plumbers. They also handle procuring all the materials required for your job. Some homeowners look to save money by acting as their own contractor, but an experienced home renovation contractor is worth the cost. They should know local building codes, be able to pull all necessary permits, and work with inspectors to make sure the construction meets local codes. Also, because they get professional discounts, they can typically buy materials at a better price than you can; better prices on materials and labor save you money, and make up for at least a percentage of the cost of the contractor.

    What is a general contractor?

    When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

    When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction.     How do I plan a bathroom remodeling project?

    If you’re stumped on how to plan a bathroom remodeling project, it pays to hire a designer. This is especially important if you’re changing your bathroom layout in any way. Designers create contractor-friendly drawings indicating exactly where each tile and fixture will be installed, down to the light switches. This investment might cost you $300-$500 but save you significant frustration and miscommunication, while ensuring you get precisely what you want.

    If you’re going to do your own design, planning a bathroom remodeling project means being organized and planning ahead. Create a general outline of what you want and the budget you have. Identify the specific fixtures, tiles, paint and vanity you prefer. Get all this organized before requesting quotes from two to three reputable general contractors. Once you find the right pro, get a written contract outlining scope of work, materials that will be used, timeframe and payment schedule. Communicate clearly about when to order your materials so they are ready and waiting by the time the contractor gets the permits.     Where should I start when remodeling a bathroom?

    Bathroom remodeling doesn’t have to be overwhelming. Before starting a bathroom remodel it’s crucial to know what you want and have a clear understanding of your maximum budget. If you’d love all marble fixtures but have $3,000 total, you will have to compromise. Being realistic about materials and money before you even contact a contractor will have you on the road to success. Here are some simple steps to follow in the planning stages of bathroom remodeling:

    • List your remodeling priorities in order of importance (e.g., 1. New shower head, 2. Replace flooring, 3. Install recessed lighting, etc.).
    • Calculate what you can realistically afford to spend on your bathroom remodel. Identify an “all in” price — meaning the absolute maximum you’re willing to pay, as well as what you’d prefer to spend.
    • Gather ideas from Pinterest about colors and finishes.
    • Research the costs of the materials and finishes you want and begin making choices about what is and isn’t possible to fit into your budget (once labor is included). If you’d like to stay under $10,000 total, but really love a $2,000 tub, plan to downgrade in other areas.
    • Request quotes from at least three reputable general contractors, share your vision and ideal materials, and work together from there.

    How long should a bathroom remodel take?

    With proper planning and a good general contractor, your bathroom remodeling project doesn’t have to take forever. The construction phase of the project will always vary based on your scope of work, the square footage and the condition of your bathroom under the surface layer. Inevitably an 80-square-foot master bathroom with major changes will take longer than a 25-square-foot guest bath undergoing a minor renovation. For a smaller bathroom, a facelift — the industry term for sprucing up the surface layer (such as paint, vanity, tiles or light fixtures) but keeping the existing footprint of the space — may take five to eight working days, as long as there are no surprises like mold waiting when the old vanity comes out. A more complex bathroom remodel that revamps the shower area (customizing the plumbing, installing tile and changing the shower door), updates the flooring and cabinetry, and adds new paint and new lighting could take anywhere from one week to three weeks. A full bathroom remodel that guts the room, changing the footprint and moving the electrical wiring and plumbing lines, could take four to eight weeks or more. To keep your bathroom remodel on schedule, have your materials ordered and waiting, and don’t make any change orders once construction begins. Planning is key to keeping a bathroom remodel on schedule.
