In May 2014 my friend Craig P called me somewhat in a panic, he asked if I could stop by a duplex he owns in San Jose, CA. Craig had just released a section 8 tenant from their lease obligations at teneats request. Craig was overwhelmed by the mess the tenant had accumulated in the 800sqft unit. When I arrived at the property Craig had already loaded a large 40yrd construction dumpster with the things (junk) the former tenant left behind. Craig didn't know where to start. My reply to him was; "it needs to be gutted." The following week we started ripping out the kitchen and bathroom, we scraped the popcorn texture off the ceiling, skimmed all the ceilings and walls with drywall mud to give it a smooth, modern look. We replaced all the interior doors, all the windows, the front entrance door, and rear slider with French doors. Updated the electrical in kitchen and bath along with new panel. Installed an affordable laminate flooring throughout entire space. Finished bathroom: with fresh new tub, tile, shaker vanity, quartz counter, Kohler sink and faucet, exhaust fan w light, and vanity light. Finished kitchen: with new white solid wood shaker cabinets, quartz countertops, Kohler double stainless steel sink and faucet and all new Frigadaire appliances. Installed LED recessed lighting throughout kitchen and living room with new cieling fans in bedrooms. Craig is very happy with my work. He was able to get a quality tenant with a 12 month lease at $2250, he is now getting $1000 more a month than he was from his previous tenant. Craig put about $30k in the reno, improved his cash flow and increased his equity by about $70k
