I hired Jose on a Friday afternoon to demolish my courtyard after we had flooding after a big rainstorm and faulty exterior drainage at our 30-year-old large custom home. He had a crew of five men here the following Saturday morning working by 8 AM. They did everything he promised quickly and efficiently on time and on budget. I highly recommend him.

Over the years I have renovated an 1897 home, converted a single home into 2 apartments and a gift shop and completely redone a kitchen all in Minnesota. Too bad I couldn't have had Coggins Construction do all of those jobs. Unlike past experiences, Patrick Coggins told me every day when he would show up the next and what he would do---he showed up when he said he would and did exactly as promised. He is knowledgeable, creative and his prices are very fair. His workers were efficient, everyone was neat, respectful and even nice to my obnoxious dog. I really can't say enough good things about the whole experience. I will continue to work with Coggins in the future. Thank you Patrick for the wonderful work on my patio, the new woodwork in my house and all the extra nice touches.

Our home design layout is beautiful, yet challenging, as it is a large, free flowing, open space floor plan overlooking the water. Not easy to tie together for a cohesive, unified look. Yet, Mana design showed They are a visionary, displaying creativity and talent. They wealth of experience was evident as designer researched furniture, fabrics, colors, rugs, draperies, and accessories (all to perfection) tying the rooms together for a cohesive sophisticated look.

Having actually myself worked through Thumbtack and know personally that it is a great service. Being able to negotiate your own price is always a plus. Having looked through Craigslist and found few options we turned to TT and found a solution. Lance came to our rescue and performed like the true professional that he is. Even though he runs an upscale kitchen design and remodel store in Delmar, he has found time in his busy schedule to more than adequately fulfill his clients need. After having met with Lance and explained that we were on a time table that was closing rapidly he was able to alleviate my fears instantly. Remcon remodeled 2 bathrooms in our home and Ronen was great to work with. We remodeled the 1st bathroom in Jan 2015 and it looked great. A few different companies provided quotes but Remcon's price was right in the middle and their outline of the project matched what we were looking for. Our family and friends really liked the change and we told them all about Remcon and how easy it was to work with them. They were flexible with our schedule and had great communication through calls, emails, and text. After about 6 months of using the 1st bathroom and it remaining in great condition, we called Remcon back to remodel our 2nd bathroom, which also turned out great. We really liked working with this company and we'll keep them in mind for future projects.

My husband and I recently purchased a three bedroom home in a great neighborhood, but it needed some small renovations done to create a fourth bedroom for our newborn. I contacted eleven (yes, eleven) different architects on Yelp. Only four actually responded to my messages, and most said they would either charge just to come out to Santee to simply look at our home ($150-$200 for their time alone), or they were booked out months in advance, or they didn't service the East County (I'm guessing these guys prefer more upscale jobs in Del Mar and Coronado). A few provided ballpark quotes but they clearly didn’t want our business. Our dilemma was that we couldn't move into this house we had already closed on until the renovations were done, so we needed someone ASAP to create a design for our project so we could THEN get a permit for the work so we could THEN have the work done by a contractor. Since Yelp failed me, I submitted the form to find an architect on Thumbtack, and Ken from One World Architecture called me immediately. It was a Saturday morning, no less, and Ken was incredibly warm, understanding, and made our small project out in the boonies of Santee sound like a priority. He came out right away, took his time understanding exactly what we wanted done, and got to work quickly to create a design that we loved. Ken even connected us with a local contractor, who primarily works on referrals, since we had no idea where to start (incidentally, this contractor has been just as amazing as Ken and also very easy to work with). Throughout the process, Ken and his team were transparent, kept in constant communication with us and the contractor, and even dealt with a horrendous permit process with the city on our behalf. As a bonus, One World Architecture’s charges for their services were far below the other architects that had provided ball-park quotes. We are so grateful for Ken and his team. Our home is nearly finished and it looks phenomenal: the addition looks original to the home. Although this whole renovation process was a lot more complicated than we anticipated – nothing like HGTV makes it seem – we are so thankful for Ken and team at One World Architecture and would recommend them in a heartbeat to anyone considering a renovation.

Full rip-out-and-replace kitchen remodel with custom cabinetry, counters, electrical, plumbing, appliances, external door/window replacements and opening up walls to adjoining rooms. Ephraim bid competitively compared to two other companies we contacted and when selected, he led a top-quality crew to complete a complex job in our home. Ephraim was adept at listening to our wants and needs and was able to take our design ideas and offer suggestions about how to execute with available materials including how much different options would cost. Good communication was always provided on paper with regard to cost changes and design plans. Our new kitchen is beautiful and gets constant compliments on the quality and design. We will definitely be calling Galvin Designer Builders for the next project!

We just wrapped up the fence project for our house which was massive. Dick followed my concept and made revisions whenever i required. It was fun and easy to work with him. There's always a 2 way mindset. It turned out excellent, including the trellis and pergola. The 2 small gates out front to give us security was installed and my overall look is splendid to view! How do architects work?

Architects may work for an architecture or engineering firm, they may work for a government organization, they can work for a construction company, or they may be self-employed (freelance). The U.S. Bureau of Labor Statistics explains that architects spend a large amount of their working time in the home or company office: meeting with clients; creating reports and architectural drawings; and working with other architects and engineers. When not in an office, an architect is often at the construction site either as part of the development of plans or to ensure building progress is following the blueprint.

When a client interacts with an architect, it is typically to have them design drawings for the construction of a house or a building. If you are a client who has hired a large architecture firm, there may be a team of people working on your design. But if you are working with a freelance architect or a smaller firm, one person (or a small group) will take your concept and translate it into an architectural blueprint that a builder can use to construct a house. The plans will lay out everything from the depth of the foundation to the materials to use to the type of metal to be used in the reinforcement. Once the plans have been created and handed off to the builder, the architect may remain on the project — depending on budget — and oversee progress.

How do architects charge for their services?

According to the U.S. Department of Labor, the median salary of an architect in 2016 was $76,930. This range included architects with every type of company as well as self-employed architects. Depending on the architect and whether they’re with a firm or independent, they may charge per hour or by the square foot, or they may charge a percentage of the total budget for a construction project. An hourly rate is typically used for smaller projects such as providing consultation, helping clients hone their concept before the design process begins, or drafting documents and plans. If an architect is working on an hourly basis on a larger project, there will usually be an agreed-upon cap on the number of hours they will work. For larger projects, such as new construction or total overhaul remodels, architects may charge a percentage of the total construction costs. The architect will usually set the percentage you will pay after the total cost of construction has been accounted for. Percentages can range within a firm depending on the extent of the services they’re providing. For example, a lower percentage of the total construction costs may include drafting and minimal consultation and guidance along the way, while a higher percentage could include on-site project management services with every detail attended to. Architects may also charge by the square footage of the project. The rate per square foot can vary depending on the individual’s training, the services they are providing, the complexity of the project, and other factors — such as obtaining permits. The national average cost to hire an architect is between $1,690 and $2,500.
