As fairly new homeowners, during the first big rain of the season we found ourselves with a leak in our daughter's bedroom and lots of worries. I quickly requested some quotes from local contractors and was immediately contacted by Stephen. He was quick to schedule a day to come and evaluate repairs and get back out to get repairs done. Our drywall had to be replaced and we also found ourselves with another leak in the kitchen. His follow up was outstanding and we couldn't be happier with the service we received from Stephen, Jerry and their drywall contact. We had a leaking dishwasher that apparently had been leaking for some time without our knowledge and caused some water damage. We had him demolish part of our kitchen because the problem was somewhat extensive and put in new cupboards and a kitchen sink, as well as repair some drywall and he did a brilliant job. I will definitely hire Miguel in the future without hesitation. I contacted Thumbtack late Friday afternoon, approx 5-6pm and I saw that I had a response from Miguel by 8.15pm. I replied not expecting a response until the next morning, but instead I had an appt for Miguel to come out and inspect the job the next day and he started work on the following day (Sunday) and completed the job on Monday. Miguel's prices are more than reasonable and I am glad I found him.

Where do I start? Unbelievably honest and truthful. He not only installed our fans, but is redoing our outlets and switches, some minor bathroom things and more jobs around the house once we find things out! Over the years I have renovated an 1897 home, converted a single home into 2 apartments and a gift shop and completely redone a kitchen all in Minnesota. Too bad I couldn't have had Coggins Construction do all of those jobs. Unlike past experiences, Patrick Coggins told me every day when he would show up the next and what he would do---he showed up when he said he would and did exactly as promised. He is knowledgeable, creative and his prices are very fair. His workers were efficient, everyone was neat, respectful and even nice to my obnoxious dog. I really can't say enough good things about the whole experience. I will continue to work with Coggins in the future. Thank you Patrick for the wonderful work on my patio, the new woodwork in my house and all the extra nice touches.

One day we wandered into Morena and found ourselves talking with Kate about remodeling our bathrooms and possibly our kitchen. She suggested sending John out to appraise the labor cost. Soon we had John, Sami and Mike in our home and a discussion started about all the things we would like and to our amazement we were assured that they could do it all. We were pleased that we could have all the work done without having to shop for additional contractors. We agreed to refinish the kitchen cabinets, replace the kitchen island counter, install a new hood over the cooktop, reface a fireplace, extensive remodel and update of two bathrooms, repaint most of the interior of the house and re-polish all the travertine flooring. Immediately we had a bevy of workmen starting cabinet refinishing, wall and ceiling painting. Work was continuous to completion. Sami was very helpful by suggesting and selecting materials that resulted in a pleasant decor. All problems, which were minor, were corrected in a timely fashion. We were very pleased with the work that Morena Home Design did for us.

I needed a new fence carpenter to build a fence and add a wall inside my home that was being remodeled. The fence looked beautiful and the wall was done well so I decided to ask if they also did bathroom or kitchen remodeling work. Bill said that he had a wide range of work he could perform or manage for me so I started small and had them redo a small bathroom. The bathroom work included cabinets, bathtub, shower walls, new travertine floor and painting. After the bathroom was complete and saving up for a few weeks we moved on to the kitchen. He assisted in the design and layout with the designer. The work took several weeks but it was beautiful and was much better than the drawings. After several months of work on my home, it is perfect with there help. I can't thank them enough and will pass there info on to friends.

I’m thoroughly enjoying our new kitchen from King Remodeling! After an unexpected slab leak left us without a kitchen, we decided it was time for an upgrade. I’m so glad we chose King Remodeling. Ilan was fantastic to work with and truly had a vision for our kitchen. He was very hands on throughout the entire process, from walking us through 3-D renderings, to choosing materials, to picking out appliances and fixtures, and was always very responsive to any of our questions or concerns. Although he welcomed our input, we often relied upon his expertise to help guide the project. The team was great as well. They were extremely hard working, courteous and competent. The project was finished in a timely fashion and on budget despite an unforeseen setback. Overall, it was an extremely positive experience and we couldn’t be more pleased. I can’t wait to have them come back to remodel our bathrooms!

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco.
