Ed, of Hawk Management does a great job of providing a personalized, flexible, property management service. My wife and I contacted a few companies prior to selecting Hawk Management and have not regretted it since. Hawk Management manages multiple properties for us and we don't hesitate to recommend Ed and their services.

Although I've only selected S.I.G. a short while ago, I'm very impressed with Mike Shaar's property management knowledge and that of his team. Kyle went to my rental during the first week after we signed the agreement, toured the rental and took photos. Mike and Kyle seem to have personalities that relate well to both the owner and tenants. They are a very professional organization and I'm looking forward to a long relationship.

All County Pacific took over property management for my home a couple months ago. It's such a peace of mind to know that my property is in good hands & well taken care of. I was a bit nervous about the leasing office and self-guided showings, but everything is so secured and triple verified! Their showing process was very efficient & safe, due to the awesome lockboxes which I saw on sharktank. We do monthly check-ins, and they don't need to bother me with repairs because they handle everything for me!

I have three single family homes in Encino Park that have been under several different management companies for the last 15 years....no luck with any of them. I was looking for additional rental properties and came accross Tom and Roxana Bradley at one of their Open Houses. I was immediately impressed with their knowledge and follow through. Roxana said to call her anytime 24/7 and she meant it. I was further surprised when I learned they do property management,so I switched because it could not be worse than what it was....boy I was surely surprised. Now I know how a property should be managed and maintained. I do not regret my decision.

Dennis does it all for me when I need maintenance or new upgrades on my Gardena Rental property. He is very conscientious in his work, and even sends me pictures when it is done. He recently directed the installation of a new roof, and got me a very good deal on it too.

Ms. Julia Shi has managed two condominium units in West LA for me for more than 4 years. I have always found her to be professional and personable. Any questions or issues that have come up with my condominiums have been quickly and efficiently handled by her staff. Before my current tenants are scheduled to leave, they already found other well qualified tenants so we missed only 2 days' rent between the tenants. I have not had any issues with timely payments. I am very satisfied with their work and would highly recommend them for their work ethics and real estate property management skills and knowledge.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

  • Marketing the rental property
  • Collecting rent
  • Handling repair problems
  • Responding to tenant complaints
  • Evicting tenants

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

Do property managers need to be licensed?

The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state. Property management may not be specified in a state real estate statute, but according to the Institute of Real Estate Management their activities may include advertising the availability of a rental property, discussing a property management agreement with an owner, negotiating leases, showing a rental property and collecting rents.
