Electrical safety is something I never thought about until I moved here, but Utopia PropertyManagement in Stockton has made it a clear priority. What should the customer know about your pricing (e.g., discounts, fees)?
Our fees depend on the property type, number of units and services needed. We explain the management fee, leasing fee and any other potential charges before an owner signs an agreement. We do not believe in surprising owners with costs they did not understand.
What is your typical process for working with a new customer?
We start with a conversation about the property, the owner’s goals and any immediate concerns. We then review the rental, discuss market rent and recommend a management plan. Once hired, we collect the leases, keys and records, communicate with existing tenants when applicable, and begin handling the day-to-day management.
What education and/or training do you have that relates to your work?
Utopia has managed rental property since 1994. Our Stockton team has hands-on experience managing more than 200 residential units, along with commercial properties, and is experienced with leasing, compliance, inspections, maintenance coordination, accounting and AppFolio. Our local manager is also an active California real estate licensee.
