GREAT EXPERIENCE! I OWN 3 PROPERTIES, 1 SINGLE FAMILY HOME, 1 MULTIFAMILY BUILDING (11 UNITS) AND 1 CONDO, AND I HAVE USED SEVERAL PROPERTY MANAGEMENT COMPANIES OVER THE LAST 20 YEARS. HOWEVER, I HAVE BEEN LOOKING FOR A BETTER COMPANY FOR THE LAST FEW YEARS. WHEN YOU OWN RENTAL PROPERTY, THERE ARE A FEW THINGS THAT MAKE THE MOST DIFFERENCE - HAVING GREAT TENANTS WHO WILL TAKE CARE OF THE PROPERTY, LEASING THE PROPERTY FAST AND NOT LOSE MONEY FROM UNIT BEING VACANT TOO LONG, AND TAKING CARE OF REPAIRS IF ANY QUICKLY AND COST EFFECTIVELY. ALL THE PROPERTY MANAGERS AND LEASING AGENTS I USED WERE GOOD AT MOST ON ONE OF THESE KEY ITEMS. ZENPLACE PROPERTY MGMT HOWEVER IS THE ONLY COMPANY I HAVE FOUND THAT FOCUSES ON ALL. THE FIRST UNIT THEY LISTED FOR RENTAL ON A MONDAY AND BY THURSDAY, THEY ALREADY HAVE 11 SHOWINGS AND BY FRIDAY, I HAD A WELL QUALIFIED AMAZON ENGINEER AND FAMILY AS A TENANT. WHEN I TALKED TO THE TENANT, HE SAID HE LIKED ZENPLACE'S ONLINE AND MOBILE SYSTEM FOR INSTANTLY BOOKING SHOWINGS AND WAS FRUSTRATED BY OTHER AGENTS WHO HE WOULD HAVE TO KEEP CALLING. ZENPLACE ALSO QUICLY COLLECTED THE DEPOSIT AND GOT THE LEASED SIGNED FAST SO NO WAITING THERE. GREAT LEASING EXPERIENCE WITH MY OTHER UNITS TOO - QUICK, FAST, AND ATTRACT HIGH QUALITY TENANTS. ALSO LIKE THAT IF THERE IS EVER A MAINTENANCE ISSUE WITH MY RENTAL PROPERTIES, ZENPLACE GETS MULTIPLE QUOTES AND KEEPS EXPENSES LOW. I AM HAPPY WITH ZENPLACE!!! PROFESSIONAL! Jennifer helped me from beginning to end from purchase, through the renovation, interior design, getting tenants and property management. I told her what I was looking for and she found a property that fit exactly what I wanted. So we put the offer in and she was able to talk to the listing agent and get the scales tipped in our favor. There were over 20 offers and she was able to get the seller to chose us! After we purchased it she recommended some contractors that she previously worked with. After I shopped around for bids from various contractors including hers, I ultimately felt comfortable going with her recommendation and we began construction. Jennifer also helped me with interior design, flooring, lighting and kitchen design. Jennifer started marketing the home when the project was nearing completion and she found tenants immediately. The tenants are great and they are still there to this day with Jennifer as the property manager. She takes care of everything and its simple for me because I just receive monthly checks. Gotta love passive income when its truly passive!

It's a real 21st century phenomenon when a small, personal agency like this, using the power of the internet and the latest technology can out-perform the big faceless mega-firms AND still give the personal attention of an old-fashioned "mom-and-pop" operation. If the tenant has not shown good faith by providing proper maintenance or making requested repairs, we begin procedures by correcting the problem at the tenant's expense. Repairs and Maintenance Timely and competent maintenance is the key to protecting your investment. Our goal is to provide you with this important service at a reasonable price, using only qualified persons. We ensure the quality of the work performed by making spot checks and follow-up inspections. You are further protected because each job is fully documented in writing and supported with receipts. However, you reserve the right to schedule and control any or all repair or maintenance responsibilities, if you desire. Routine repair and maintenance will be performed as needed and will be based on urgency and importance. For repairs, we usually obtain written estimates, notify you, and obtain your approval before we begin. Rent Collection All rents are due on the 1st of each month and are late if received after the end of business day on the 3rd of the month. Late notices are sent, and removal proceedings are initiated if the tenant does not make immediate arrangements for rent payment.
