TJ was a Godsend to me in my third trimester of pregnancy! He was extremely professional, knowledgeable and courteous from our initial consult right thru the completion of the job. As others have stated in their reviews, it's a comfort to know his prices are what he quotes. Technically, the jobs I needed done were minor plumbing fixes but they were enormous to me pressed for time with family guests flying in and no clue of how and when I could fix them. TJ is friendly, timely, considerate and most of all efficient in getting my kitchen sink leak and my master bath leaks fixed in no time. I actually look forward to having him back to help me check other items off my list of home repairs and maintenance todo's. So worth every dime ;)

I contacted Rob a couple days ago regarding a special project in my home. From the very beginning he was very professional and prompt in his responses and recommendations. Unfortunately, due to restrictions set by the landlord we were not able to commence with the work however I would not hesitate to contact Rob again for any future work I need done in my home. He has been a delight to work with and a true professional in his line of work. Highly recommend him for any maintenance related work. Thank you Rob and the rest of the LGO crew!

Due to extremely high wind over the weekend, our wooden fence became wobbly and highly unstable. After minutes of placing a repair request, Jamie responded promptly and was able to come over and assess the damage within a short time later. In person, he's highly professional and courteous with a big genuine smile. The quote was affordable, reasonable and highly competitive. The work was successfully and professionally completed in just a few hours the following day. He also nicely cleaned up the work space and its close vicinity. Overall, we are greatly impressed with his high quality of work, his punctuality and dependability, his affordable pricing and his professionalism. We'll definitely keep Jamie as our go-to handyman for future repair and maintenance works.

Hector made several electrical and plumbing repairs/installations at our home (inside and out), which included rewiring the recessed lights in the ceiling (which were flickering) and related drywall repair as well as repairing a leaking toilet. He also fixed a short in our bathroom light fixture, replaced a sprinkler valve and installed a new shut-off valve on an exterior copper pipe leading to the sprinkler valve. Additionally, Hector kindly offered to replace an electrical outlet and fix loose electrical outlet boxes for only the cost of parts. Hector is respectful and a mild-mannered professional. We have several other home improvement projects in mind and look forward to working with him again in the near future. Honest + Reasonable Prices + Quality Work = Highly Recommended!

I requested painting service and Giovanni give me a really good quote and was super friendly so I hired him. Not only did he do a great job painting, he also refinished a old solid wood credenza that was stored in the garage for an additional fee. He did a great job on that too. Overall I highly recommend his services as he delivered what he promised at a reasonable rate.

I’ve had a leak in my shower for MONTHS. It was driving me MAD. Every time maintenance tried to fix it they said they couldn’t. I couldn’t take it anymore and went on thumbtack and within 3 min Rigo said he could come today for an estimate. Within the hour , after arriving he was finished and finally the waterfall sound that has been happening for months finally stopped. He was completely professional , answered all my questions , and made me feel at ease. I would def recommend him to anyone. Thank you so much Rigo!

Zuriel, is the best person I’ve ever had come and work on my projects. Very professional from the initial phone call, showing up on time, assessment of the project and providing constant updates to me and my sister. He had a person repair my broken water pipe, and then he drywalled the area after a few days to determine if the pipes were not leaking. Then another few days of painting and texture on the ceiling, drying and repeat. He matched the paints perfectly. Great value for the price and expertise. My schedule was chaotic and he worked around it and also with my sis to get the job completed on time. If he was running late, he sent me a text or called. I’m so pleased that I’ve walked him thru my house showing other projects. I know he is advertised as a painter but he is knowledgeable about other house maintenance projects.

He can fix anything, does a great job, he’s conscientious about his work, he thinks it through for the best solution to the problem, he is very easy to work with and my personal opinion, very reasonable in price! He does what he says he’s going to do, too!!! My house works great again because of Frank!! Ohhh yeah! Did I tell you I gave him a very long list of repairs and knocked it ALL out beautifully in two days time!!! Thank you again, Frank!!! 😁

Kyle Douvros is a truly excellent property manager. He manages my rental property in Santa Monica property while I live out-of-state. I no longer stress about maintenance, tentant or HOA issues because Kyle is on top of it all. He even managed the process of making design updates in my unit (new floors, closets, fireplace and appliances) in order to increase my property’s rental value. I could not ask for a better property manager.

Very professional people. They found tenant to our vacant property very quickly when we abandoned the previous prop manager (who could not find us tenant for over 6 months). We are talking about very nice townhouse with new floor, new paint, and in a good neighborhood. They handle the maintenance and urgent matters promptly with good quality and price.

Called LA Best Handyman Services for a few repairs to drywall and to replace the caulking around our bathtub. Harold Kelley came out within two hours, assessed, and began the work right there! What a fantastic craftsman! The patches look like there were never holes there to begin with and our bathtub is now leak free!! Harold Kelley was very courteous, thorough, and extremely polite! We will use LA Best Handyman Services from here on out!! Highly recommend!!

I moved to Glendale, CA from out of state in 2011 and S.I.G. was the first and only property management company I needed to deal with. From the time I moved in, all throughout the four years I lived in my apartment, they were always very accommodating, but to be honest I rarely ever had to communicate with them. In my opinion, this is the best relationship you can have with a landlord! On the rare occasion(once, maybe twice in 4 years) that I did need help with something, they were always very easy to reach through phone or email and would send maintenance out the same day. I've since moved out of the area, but when I return, there's nobody else I would go to for a place to live than S.I.G. Thanks again S.I.G. and I hope to be back soon!

Each year when my renter's lease is up, they proactively send me comparables and suggest I raise rents and complete maintenance items we have been putting off. I do appreciate that and feel they really look out for my property.

My sister and I hired J.D. Property to manage our property in Orange County more than 30 years ago. Over those years, our management team changed once but excellent relationships were, once again, established immediately both through the phone and via paper reports . Each time we visited our property, we were promptly met by the J.D. management team who were able to give us an informed review of the property issues so that we could make good choices for care and maintenance. In summary, we very much enjoy working with J.D. and trust them!

GREAT EXPERIENCE! I OWN 3 PROPERTIES, 1 SINGLE FAMILY HOME, 1 MULTIFAMILY BUILDING (11 UNITS) AND 1 CONDO, AND I HAVE USED SEVERAL PROPERTY MANAGEMENT COMPANIES OVER THE LAST 20 YEARS. HOWEVER, I HAVE BEEN LOOKING FOR A BETTER COMPANY FOR THE LAST FEW YEARS. WHEN YOU OWN RENTAL PROPERTY, THERE ARE A FEW THINGS THAT MAKE THE MOST DIFFERENCE - HAVING GREAT TENANTS WHO WILL TAKE CARE OF THE PROPERTY, LEASING THE PROPERTY FAST AND NOT LOSE MONEY FROM UNIT BEING VACANT TOO LONG, AND TAKING CARE OF REPAIRS IF ANY QUICKLY AND COST EFFECTIVELY. ALL THE PROPERTY MANAGERS AND LEASING AGENTS I USED WERE GOOD AT MOST ON ONE OF THESE KEY ITEMS. ZENPLACE PROPERTY MGMT HOWEVER IS THE ONLY COMPANY I HAVE FOUND THAT FOCUSES ON ALL. THE FIRST UNIT THEY LISTED FOR RENTAL ON A MONDAY AND BY THURSDAY, THEY ALREADY HAVE 11 SHOWINGS AND BY FRIDAY, I HAD A WELL QUALIFIED AMAZON ENGINEER AND FAMILY AS A TENANT. WHEN I TALKED TO THE TENANT, HE SAID HE LIKED ZENPLACE'S ONLINE AND MOBILE SYSTEM FOR INSTANTLY BOOKING SHOWINGS AND WAS FRUSTRATED BY OTHER AGENTS WHO HE WOULD HAVE TO KEEP CALLING. ZENPLACE ALSO QUICLY COLLECTED THE DEPOSIT AND GOT THE LEASED SIGNED FAST SO NO WAITING THERE. GREAT LEASING EXPERIENCE WITH MY OTHER UNITS TOO - QUICK, FAST, AND ATTRACT HIGH QUALITY TENANTS. ALSO LIKE THAT IF THERE IS EVER A MAINTENANCE ISSUE WITH MY RENTAL PROPERTIES, ZENPLACE GETS MULTIPLE QUOTES AND KEEPS EXPENSES LOW. I AM HAPPY WITH ZENPLACE!!! PROFESSIONAL! AND GETS THE JOB DONE!!!! I GIVE IT 5 STARS!

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

  • Marketing the rental property
  • Collecting rent
  • Handling repair problems
  • Responding to tenant complaints
  • Evicting tenants

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

What does a handyman do?

A handyman is a skilled laborer who provides basic home repairs. Anyone can call themselves a handyman, although most who do so are skilled with repairs and home projects. Reading reviews is a good way to determine their fitness for your job. The tasks a handyman can perform include assembling furniture, painting interiors and exteriors, repairing fences, repairing broken doors or replacing trim, hanging lights, hooking up appliances, and much more. Handymen may have flat fees for certain services, or charge an hourly rate. Handyman rates are often lower than those of a contractor, as they don’t have the same specialization. Some states have no limit on the work a handyman can perform, while others do. For example, California’s Building and Professions Code section 7048 (small operations) permits handymen to provide work similar to that of a contractor (floor installation, painting, etc.) provided the total cost of labor and materials does not exceed $500. A handyman is a great resource for minor home repairs at a lower cost than a licensed contractor, but for more complex projects, it pays to hire a specialized contractor. Fore more, check out our tips for smart hiring on Thumbtack.

How do you find a good handyman?

Finding a good handyman can change your life. Within days, the endless list of insurmountable tasks that were either out of your skill range or impossible to fit into your busy schedule can be completed. If you know you want help but aren’t sure how to hire the right pro, ask these questions to find the right fit:

  • What is your work experience? If you are putting in a tile backsplash, you want someone experienced with the task, not someone who generally does painting and junk removal.
  • How much do you charge? Handymen often charge hourly rates that vary based on the complexity of the task they’re hired to do, as well as flat rates for standard jobs. Be clear about what they’ll charge before you hire them.
    • On that note, discuss payment details. It’s wise not to pay all the money up front, especially for larger projects. You may be able to pay a deposit for materials and pay the remainder upon project completion.
  • How long will the job take you to complete? If the handyman is as busy as you are and a fence repair is going to take months, you should probably find another qualified handyman for the job.

Read client reviews and follow up with references to make sure you’re choosing the right handyman for your projects. For more, check out our tips for smart hiring on Thumbtack.

Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

Can a handyman do plumbing?

In some states, a handyman can provide plumbing services, but it may be in your best interest to call a plumber, particularly for issues more major than unclogging a drain or attaching a new sink. Hiring a plumber is important because mishandling your water and gas lines has the potential to do great damage to your home, your family’s health, or even the safety of your neighborhood. A handyman is not legally required to have any training or licensing in plumbing matters, while a licensed plumber has undergone years of education and on-the-job training. In some cases, homeowners insurance won’t cover damage caused by plumbing repair done by an unlicensed handyman.

According to the U.S. Department of Labor, most plumbers learn their trade through a four- or five-year apprenticeship with 2,000 hours of paid on-the-job training. They also receive classroom education including “safety, local plumbing codes and regulations, and blueprint reading. They also study mathematics, applied physics, and chemistry. After completing an apprenticeship program, plumbers … are considered to be journey workers, qualifying them to perform duties on their own,” according to the DOL. Licensed plumbers should do continuing education to keep abreast of safety and technology changes. Poor plumbing can lead to sewage backups, a flooded home or even natural gas leaks, so it’s best to leave it in the hands of a specialized professional.

Hire skilled professionals for absolutely everything.
