My fence was falling down and posts were very loose in the ground. Mark built a 64 foot long by 6' high wooden fence for me. He showed me a sample of his fence construction, explained it to me, and then he prepared a detailed proposal, and scope of the work. His costs were a bit higher than a standard fence, but his design was much more detailed and provided me with a beautiful and structurally sound fence. He personally came to my house, and built the fence, and used a concrete base for the fence to rest on and secure metal post brackets, ensuring the fence was above the ground, secure, and minimized the fence from soaking up water on the ground, as well as left a nice border for my plants from the neighbor's yard. Additionally he notched the fence posts so the 3 (three) horizontal support brackets were flat inside the posts and secured for added strength. Something that I also noticed was he was very detailed oriented and kept his worksite safe and organized and each day when he left, my property was clean and I could see the progress of the fence and not wonder what he was doing. I am so happy I chose him to build my fence, Mark is very easy to work with, and my fence is beautiful, very strong, and I feel very confident that it will last a long time and not end up like the fence I replaced. When Chris and his father Tom built an 800sq.ft. detatched two story structure on my property in Costa Mesa. From the get go they were timely and well versed in the art of construction. Excellent customer service & professional. Jordan & Tim are a great team, along with the rest of his crew. Jordan gave me an estimate on an RV slab that literally sits on the side of a cliff. He took his time to ensure it was done not only with safety in mind but went the extra mile to stamp, color & border the Slab. So it's not only functional for the RV (a 14k lbs 5th wheel) but it's also a nice area for entertaining when the rv is not parked there. Polite, professional, trustworthy. These guys did a great job. I'll definitely keep them in my contacts for future work on the property. The were also able to salvage some nice stone pieces I had on the previous slab that I'm able to use in the future. I bought a larger RV, so these guys came in and took all the measurements needed to accommodate the bigger rig.

Hired Monica & Joe after seeing some wonderful flips that they had done for investor clients of mine. Fantastic job!! They took a tired old looking house from the 1970's and made it completely amazing looking. A huge punch list was accomplished in a mere 3 weeks, including remodeling the kitchen, all baths, new paint, new carpet, new blinds, deep cleaning. We now have tenants fighting over this property!! What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

  • Marketing the rental property
  • Collecting rent

  • Responding to tenant complaints
  • Evicting tenants  

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

Do property managers need to be licensed?

The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state. Property management may not be specified in a state real estate statute, but according to the Institute of Real Estate Management their activities may include advertising the availability of a rental property, discussing a property management agreement with an owner, negotiating leases, showing a rental property and collecting rents.
