I hired L&L Contracting to clean my house once I moved out. The house was filthy and I knew they had a big job ahead of them. When they called to say they were done, after only a couple of hours I thought no way. I was ready to walk into a nightmare but I was absolutely blown away by the incredible job they did. Everything was spotless. They even cleaned the walls. The oven, the fridge, everything was sparkling. I will never use another cleaning service. They were friendly, professional, competitively priced, and provided exceptional service. I HIGHLY RECOMMEND this company. Highly!!! I was so impressed.

I originally hired KMA to do some work on my gutters, but it ended up that the job required a contractor. He was very gracious and actually came out two times to verify if he could do it, and did not bill me. I found this to be very honest and refreshing.

It isn't easy trying to choose which construction or roofing company to use when you suddenly find yourself in that 'hurry up or else' situation of needing to replace the roof NOW. After receiving several estimates - and dealing with the 'maybe I can get to it next week' excuses - one company stood out among the rest - Mountaintop Construction. Steve Petersen came to my home in Bellvue, Colorado, within 24-48 hours, which was over 100 miles from his location. He explained to me in simple terms why the shingles looked the way they did, which actually helped save me a ton of money after advising me to have the insurance company come take a look. The job was completed by a friendly crew - and by Steve himself - within a weeks' time. The county came out for the final inspection and the roof passed with no problems. The shingles look beautiful! I would recommend this company and Steve Petersen's crew without hesitation.

Ken removed the carpeting, tiles, dropped ceiling and walls from my vey old and poorly finished basement. He was able to demolish over 1000sq ft in just 7 hours. Ken's pricing was extremely affordable and we will definitely work with him again for other projects as they arise.

We hired Gonzalez Construction to help us with a condo remodel. The work they did included demolition, framing, drywall, new lighting, installing trim, removing tile, laying new tile, plumbing work, leveling the floor, and wood floor install throughout. Daniel and his team were reliable, finished the work quickly, and were professional throughout the entire process. We would definitely hire them again!

We just made a major move across the country and were looking forward to make significant renovations on our 1963 house. We contacted 3 different contractors whose bids were so high that we were shocked and put off. We decided to try one more time and contacted Anaid Enterprises. We were relieved when we met Leroy because he put us completely at ease and informed us that many of our projects could be handled within our budget. Leroy was extremely professional, courteous and patient as he helped us prioritize our decision-making process. His in-depth knowledge of contracting, costs and materials was the ideal formula for us and allowed to finish our projects in a timely manner. We were relieved how diligent Leroy was about showing up on time each day. This put us at ease and let us relax about getting competent work in a timely fashion. We were thrilled by the final product and would not hesitate to hire Anaid Enterprises again. Thanks Leroy!

We needed our office finished and had a tight time line to get it done, Matt with Big Red Innovations was great! He communicated with us every step of the way and kept us on track. We had previous bad experiences with contractors and we were very happy to work with Matt. He is very reliable and honest, we will be using Big Red again soon for some other projects.

My experience with Atlas was excellent. I got a quick response to my request for a demolition job. After speaking with them I was able to use the convenience of internet and cellphone technology to work out many of the logistics of the project. They were in constant contact with me for each step of the project. They completed the project in less than one day and well ahead of my expectations. There were no issues with the project, they were efficient and competent and did a great job. I would use them again myself and recommend them to others. Thanks Atlas great job.

We are very happy with the work ATP Contractors did on replacing our fence. Mike and the other workers were friendly, did excellent work in a fast manner, left our yard clean of debris and on top of that the cost was affordable. We are happy to recommend ATP Contractors.

Simply put, I consider Don with Zigler Building Systems an Excellent General Contractor and a man of integrity… “That will handle everything and get it done.” Period. Without wasting any extra time or money. I have also been in the construction industry for a great many years. I know the drill well and understand the process. Don has a passion for attention to detail and an excellent sense of high quality workmanship. My project was substantial covering many weeks. A basement re-construction project which required all aspects of construction. I spoke with Don about the overall plan and my thoughts and considerations, he then went to work. Handling any/all day to day decisions by himself, without the need to consult with me. This was perfect as I placed my complete trust in Don and he completely delivered. I felt completely comfortable with Don in our home. I HIGHLY recommend Zigler Building Systems for ANY construction project. Consider it handled!

Highly recommend! Hired Elevated Construction for a clean-up after a roofing company left a giant mess in our garage. Nick and Rusty arrived early, they were efficient and professional. Although this job was below their skill sets and a bigger job than anticipated, they went above and beyond to carefully clean up all the mess and put our storage items back so much better than the movers had done it! We have 35% more space after they were done! We will be having Elevated Construction back for skilled jobs- it's not easy to find a great contractor and small company in this market, and they exceeded our expectations!!

I absolutely will hire Logan again. He was so much more reasonable than any company I got quotes from. Not to mention he is dependable, honest and makes sure the job is done to your satisfaction. He was able to start my job almost immediately and I was COMPLETELY happy with the result. If you want your project done to perfection then hire LRL Construction.

Daniel has a wonderful heart. He has a few employees, which allow him to take-on more than one job at a time. However, one employee became sick, which set our project back a few days, as Daniel was forced to work on his own, or with less help. We were in a crunch, as we had another contractor scheduled. Although he became ill, himself, Daniel pressed-on and was able to complete our project, just in time. Daniel does nice tiling work and Has reasonable prices.

Cannot say enough great things about Scott and his colleague! They were professional, had great ideas and actually cleaned up the mess created from their work! We are in the process of finishing our basement (hence wanting to cut the window wells) and our general contractor was so impressed with Scott that he asked for his information to use him in the future. This is probably way more of a testament to his workmanship than my layperson’s opinion. :)

I have had bad contractors at my home before, and these guys set the bar for me. They delivered on time, exactly what they promised, and for less than Aaron had quoted me. He said he over estimated and actually refunded me a little! Amazing service from some great guys. Any project I do will have Vigil and son on it. Thanks again guys!!

We recently hired Matt to redo our kitchen and bathroom in our home, and we are absolutely thrilled with how it turned out! Matt was extremely professional and stayed within our budget which was very important to us. He completed the renovations on-time and kept us informed throughout the entire process which we really appreciated. It is often hard to find honest, reliable, and hard-working contractors so I am so glad we went with Matt and we will definitely be hiring him again for our next project!! I highly recommend him!!

I had a FANTASTIC experience working with Denver Developers. The co-founders of the company, Justin and James, are extremely professional and were very willing to work within or budget and timeline. We needed a deck built within 5 days, and they finished within 1.5 days! Their crew was prompt, highly communicative, and tremendously respectful of our property. I also needed a very last-minute demolition job completed in my home, and Denver Developers was able to accommodate our extremely short 24 hour turn around time period with ease. I have never had a more enjoyable experience working with any other contractor in the Denver-metro area, and look forward to having them manage & execute our 1200-square foot basement renovation within the next few months. We hired LSE Builders to finish our existing basement. Overall, I can’t say enough good things about Steven the owner and Chris the project manager, as well as all the suppliers and contractors they work with. To start with, the whole process was very transparent and they use technology effectively in order to share all the bids, invoices, and receipts. Secondly, they performed amazingly well given our aggressive timeframe. Even with delays from the city, they finished the entire project in well under 3 months as promised. This is especially impressive given the very busy time contractors are having right now in the Boulder area. The finished product includes two additional bedrooms, a rec room, and a full bathroom. The finishing touches, in particular, turned out very well… the tile work, the carpentry, the lighting, etc. The project went very well and exceeded our expectations. Steven and Chris were both very professional and never hesitated to address any concerns we had. We highly recommend LSE!

Dan and his crew helped remove a potentially load bearing wall and various electrical upgrades in a pre-1900's home. He was able to start and complete the job within my semi-short timeframe (about one week's notice), was on time, clean, and the finished product was exactly what we hoped for!

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
  • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
  • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.
