It was a refreshing change to be part of the creative design team led by Lance, the prime Architect with F9 Productions on a new Commercial Project in Arvada. We provided the Civil Engineering for the new 16-bed assisted living center. Lance was very professional, organized, available, extremely easy to communicate with, clear and descriptive in regards to our design scope. Lance and the F9 Production team, were all timely and diligent in delivering the necessary information needed to keep us working efficiently on the extensive site development design. Lance was a valued ally as we negotiated the complicated, project dictated redesign of the adjacent City 4-Way Street Intersection. A process encumbered by difficult existing street conditions and numerous City of Arvada Public Works requirements. Lance's Architectural design is creative, beautiful, very functional, integrates extremely well into the building site, and exceeded the client's expectations. It was a pleasure to work with Lance and we look forward to our next design team collaboration with F9 Productions. Best Regards, Matt Scheel - Principal, BMS Architects and Engineers

Israel/Yakima finished our unfinished basement in Castle Rock, approximately 1,600 sf of finish within the 2,500 sf space. Yakima's cost for the work was fair and they did the work from my design, making some recommendations along the way for some minor revisions. Israel was always a pleasure to work with - timely with the things we needed, always very courteous with us, and respectful of our home and property. We selected mid-grade finishes for the basement to keep costs down somewhat and Israel was always mindful of the budget yet consistently provided a high level of quality for the finished product. We were very pleased with the final cost of the project and the quality of the final product. Israel and Yakima were a pleasure to work with - his employees and subcontractors were all as courteous and respectful as he was. We would retain Yakima again in the future for similar projects and recommend them to anyone seeking high quality work for a fair price.

Michael was easy to work with. When first starting the project, we reviewed multiple architectural firms. In the end, Michael was responsive and flexible with a solid reputation based on our research. His style of collecting our needs and wants was refreshing. As we were working to manage the overall construction budget, Michael was able to include all the needs and almost every want that we discussed. His work was on-time and the budget management (value engineering) for the construction phase have all been accurate. Having an architect that ensured his billing and the physical construction costs were managed makes his role one that pays dividends throughout the entire process. Construction is moving along smoothly and we are looking forward to the day we get the keys to our new sanctuary we have always dreamed of. Having a solid network of resources to drive conversations with the various construction requirements in boulder and beyond, we have been delighted with his overall performance. Jon

Jessica designed my kitchen and did an amazing job! She turned a closed in, small 1980s kitchen space into a modern, open floor plan that is now the centerpiece of my house! I think what stands her out is she pays attention to all the smallest details that you yourself didn't realize were important to you until you see them.

    My Testimony.
When I went to finish my basement I had a lot of reservations… am I going to get my investment back? How much money will it take to do it right?
What design/layout to go with? Will it match the upper levels? How painful will the process be - managing contractors, dust/mess, cash flow?
As such, I shopped 3 different companies. I ended up going with Joe and JH basements. I couldn't have been happier. Joe showed up with a very personal approach. He helped me through the design based on my needs and put the right living space together. More importantly - he walked through the upgrades that would really make it classy, match the upper levels of the home, and allow me to get the return I needed on the investment. Joe uses steel framing and as such - there was virtually no mess. He was very conscientious of his work environment and provided almost no interruption to our daily lives. The proof is in the work - We truly enjoyed the space he created and everyone that we entertained was blown away with the customization. Well…our plans changed. Normally - in such a quick time after finishing a basement you'd be stuck with the costs when trying to sell your house… well, I just listed my house and according to the realtor and buyers- the basement was the selling point.
I had 14 showings in 9 days - in which time I sold my house for 98% of the asking price. Recouped my entire basement investment and really enjoyed it the 2 years we were in it!

I engaged Matt Scheel and Steve Brockman on a major residential remodel of an older Colorado mountain home and my wife and I worked out design and details with them as Design/Build to greatly improve the livability and enhance the attractiveness and value of our home while living in it concurrently within a tight timeframe. Matt brought in a great team of contractors and ensured all was well coordinated and supervised. They also provided valuable architectural and engineering on a subsequent large garage/shop construction on a steep hillside with poured concrete foundation....all went well. My construction background with my architect-builder-father in my youth meant I understood the design and build processes and both were a pleasure to work with throughout.

We have completed the first phase of our project with Bill. We were hesitant about what the experience working with an architect would be like, Bill was very professional and helpful. He took the time to make sure we understood the process and listens to what we wanted as well as adding his own expertise to fill in what we missed. The drawings he provided were excellent! He took what we wanted and got creative with the space we had to give us what we wanted with the least amount of compromising to the restraints. We would recommend the work he has done.

Michael has worked on several projects at my home. He put down a floor in my attic so we would have storage space and he came up with a creative design for a planter wall for my yard and then built it. He created walkways throughout the rocks in my yard that look nice and make getting around much easier. He is a very hard worker.

Katia was fantastic. She prepared the architectural plans for our attic conversion. She is extremely knowledgeable and offered a lot of advice about how to overcome some obstacles with our current floor plan. She delivered the architectural plans on time and within budget. I would definitely hire Katia again and highly recommend her.

John has been a wonderful architect for our recent home renovation/addition project. He is very easy to work with, attentive and focused on providing the best plans based on the client's input. We were most impressed with his creativity in designing an open and efficient floor plan that would work for us, given the limited space we had to work with. John is also very flexible and open to customer feedback rather than pushing a direction that might not work for the customer. Highly recommended.

I hired Claire when I purchased a new home, last year. She worked with me on space planning and to purchase new decor and furniture for my family room, living room and guest bedroom. She also helped me with locating my accessories and artwork. She was positive, upbeat and a true joy to work with. Claire has a natural eye for design and I would recommend her to anyone that needs creative ideas for their home!

Mark Miller is a fantastic architect. He managed to take a bunch of crazy and bizarre wish list items (everything from secret doors, to spiral staircases, vintage poster storage and karaoke shower stalls), and somehow put them on paper, in a way that was both practical and beautiful. His architectural plans created our dream family home, designed in a way that the house blends seamlessly with landscape, and maximizes the views from every room. His fee was extremely reasonable, and we really didn't go through many changes - we had one draft and then a final set of architectural plans. As a result we were able to get the house built within budget, which is probably the first time that's ever happened.

We choose Mike for our architect after interviewing 3 firms, and so happy we did. He has been very helpful and given us great insight into our home planning. We had chosen a simple plan on-line and he helped us make the changes neccesary to make it our own. He had very good ideas, keeping in mind our budget. Any time we have questions, he is very quick in his response back to us. He had the first rough draft done in just a few days! Pus, I love the fact that he has a preferred structural engineer that he alread works with. We are so excited to see the finished product! I will definately recommend Mike to my friends and family for any of thier architectural needs! Tracy & Scott F Brighon, Colorado

Niccolo Casewit worked with my husband and me on the restoration of our 1911Denver Square located in Park Hill. Niccolo has a wonderful ability to really listen and understand what you are trying to accomplish then to make suggestions that offer an array of options. We enjoyed working with him through the concept stage all the way through the permit process and execution. He was always available within a reasonable amount of time to consult and supervise when necessary. He visited the site often and took an active interest in the execution of his excellent plans. Our home looks thoroughly 1911. You would never know that we moved a door here and walls there. It is all seamless. Louis and I would recommend Niccolo to anyone who wants to work with an accomplished architect who listens to his clients carefully and helps them through the process from start to finish. Our home was featured on the 2013 Park Hill Home Tour and Niccolo's work got rave reviews.

I remember knowing that my home didn't work well. We never used the formal dining room and the formal living room. My kitchen was dark and uninviting. And something else was broken besides identifying nonfunctional spaces. I had a sense, from being in ml's home and other beautiful spaces, that my home was not alive. Our remodel was almost 10 years ago and I can still remember the impact of ml's unique design process. I remember that we did not discuss creating new structures or which walls to move. Instead we talked about our ideas on how we would use the space, what was missing now and how we wanted to feel in the spaces we called our kitchen, dining and living rooms. Through ml's guided design process, I gained clarity and confidence that I knew what I wanted in the spaces we were redesigning. ml created a design that reflected what we wanted. Another aspect of ml's design approach that I appreciated was her capacity to continually advocate for what we really wanted. There were many times when the easiest decision seemed to be the fastest or least expensive one. With ml as our advocate we were able to find ways to continue to move towards what we really wanted. When the remodel was complete, our new spaces were more functional, more useful, and more beautiful. I also realized that ml's design resulted in new spaces that feel tightly aligned with the forces of nature. For example the new spaces are more filled with sunlight and shadows that reflect the time of day. The mountain views are more present and even air flows more freely through our home. I know that I feel more alive in these new spaces. I know that every moment is precious. I am grateful to live in a home with inspired spaces. I am eternally grateful to ml.

      Q & A

Answers to commonly asked questions from the experts on Thumbtack.

      How do architects work?

Architects may work for an architecture or engineering firm, they may work for a government organization, they can work for a construction company, or they may be self-employed (freelance). The U.S. Bureau of Labor Statistics explains that architects spend a large amount of their working time in the home or company office: meeting with clients; creating reports and architectural drawings; and working with other architects and engineers. When not in an office, an architect is often at the construction site either as part of the development of plans or to ensure building progress is following the blueprint.

When a client interacts with an architect, it is typically to have them design drawings for the construction of a house or a building. If you are a client who has hired a large architecture firm, there may be a team of people working on your design. But if you are working with a freelance architect or a smaller firm, one person (or a small group) will take your concept and translate it into an architectural blueprint that a builder can use to construct a house. The plans will lay out everything from the depth of the foundation to the materials to use to the type of metal to be used in the reinforcement. Once the plans have been created and handed off to the builder, the architect may remain on the project — depending on budget — and oversee progress.

How do architects charge for their services?

According to the U.S. Department of Labor, the median salary of an architect in 2016 was $76,930. This range included architects with every type of company as well as self-employed architects. Depending on the architect and whether they’re with a firm or independent, they may charge per hour or by the square foot, or they may charge a percentage of the total budget for a construction project. An hourly rate is typically used for smaller projects such as providing consultation, helping clients hone their concept before the design process begins, or drafting documents and plans. If an architect is working on an hourly basis on a larger project, there will usually be an agreed-upon cap on the number of hours they will work. For larger projects, such as new construction or total overhaul remodels, architects may charge a percentage of the total construction costs. The architect will usually set the percentage you will pay after the total cost of construction has been accounted for. Percentages can range within a firm depending on the extent of the services they’re providing. For example, a lower percentage of the total construction costs may include drafting and minimal consultation and guidance along the way, while a higher percentage could include on-site project management services with every detail attended to. Architects may also charge by the square footage of the project. The rate per square foot can vary depending on the individual’s training, the services they are providing, the complexity of the project, and other factors — such as obtaining permits. The national average cost to hire an architect is between $1,690 and $2,500.
