The contractor correctly diagnosed that the reason my gutters were leaking is the drip edge was on the top of the underlayment and the underlayment needed to be on top of the drip edge. He was honest and told me the underlayment needed to be fixed all the way around the roof and he didn't have time that day so he charged me a reduced rate for just doing the inspection. I contacted my roofing company and they sent someone out to fix it at no cost to me so I was very happy to benefit from the contractors expertise! The contractor was late to our appointment though otherwise I would have given him 5 stars.

Wed Aug 16, 8:18 PM If you’re contemplating hiring a good General Contractor, Daniel Gonzalez and his construction teams are your guys! We hired Daniel to finish 1,300 square feet including an extra bedroom, laundry area, storage room and quilt studio in our basement. Daniel gave a fair quote and he brought top notch teams and hard working guys to the project! His electrician did an excellent job installing all new electrical; and his HVAC guy ran new heat ducts and installed a whole house humidifier. The plumber ran new plumbing for a utility sink and washing machine. The framer did a fabulous job independently building our design to our exact specifications and even added decorative arches. The drywall guys hauled in heavy drywall sheets one-by-one because it wouldn’t fit into our window wells. The drywall installers got 4 rooms put up in one and ½ days! The tapers and texture's did an excellent job taping drywall seams and adding texture in less than two days for each team. Daniel’s crews showed up on time, they were respectful, trustworthy, and we appreciated how hard they all worked to get the job done in a timely manner. Daniel and his trim and paint team did an excellent job painting, installing our flooring, trim, doors, hardware and window ledges. Best of all, Daniel is an honest guy and does what he agrees to do. Treat these guys right and they’ll treat you right! Great job! We love our new space! Thanks Daniel!

Trent is a straight shooter motivated by integrity. I had requested drywall repair for a 1.5' x 1.5' hole in the wall. When he gave me his estimate he thought it was for a 1.5"x1.5" hole. The job took a little over two hours instead of the quoted one, but Trent refused to let me pay him for the extra time or the materials he had to purchase because of the larger hole. He was extremely professional asking permission to use my sinks and let me know that his saw was going to be loud. He also cleaned up after himself and the work is top notch. I will look to hire Trent again for my future projects.

Brett, and team, completely renovated my old (1942) basement including new floors, drywall ceiling, lighting, painting, tile work, and much more. The attached pictures show the high quality of their work, but that is just the surface. Brett is unlike any other contractor I've met. He is extremely professional, quick in communication, always has a positive attitude, and was a joy to work with. Francisco Garcia built our home in Fort Collins, Colorado. It took approximately 6 months to build a very sound home and we were out of state during the process. Francisco communicated with us regularly with updates on the process of our home and his sub contractors were very good. He completed all the items on the punch list in a timely fashion. Jim has remodeled and added onto my home several times. His character, knowledge and professionalism are personally beyond reproach and he is the most thorough contractor I have ever engaged. His work is as good as I have seen. I am a retired architect and have added onto or remodeled several homes in my life. The experience with Jim and his subs was the best ever. Jim and I already have an agreement that he will return when I am ready to build another 1,500 square foot addition that I have drawn up.

Mark was extremely friendly, professional, reliable, and knowledgeable right off the bat. He was our clear choice after meeting with several different contractors. We hired LSE Builders to finish our existing basement. Overall, I can’t say enough good things about Steven the owner and Chris the project manager, as well as all the suppliers and contractors they work with. To start with, the whole process was very transparent and they use technology effectively in order to share all the bids, invoices, and receipts. Secondly, they performed amazingly well given our aggressive timeframe. Even with delays from the city, they finished the entire project in well under 3 months as promised. This is especially impressive given the very busy time contractors are having right now in the Boulder area. The finished product includes two additional bedrooms, a rec room, and a full bathroom. The finishing touches, in particular, turned out very well… the tile work, the carpentry, the lighting, etc. The project went very well and exceeded our expectations. Steven and Chris were both very professional and never hesitated to address any concerns we had. We highly recommend LSE!

As a plumbers do business owner, I have worked with DADS on many jobs. From my experience with general contractors he is by far one of the best around. You will save thousands hiring him because unlike other contractors DADS limits their use on sub contractors for specific jobs (designing, framing, structural, drywall, texturing and many more) Meaning he has the experience and knowledge to do most of the work himself helping save customers thousands of dollars.     What is a general contractor?

    When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

    When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

    What do construction project managers do?

    Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

    The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

    Why should you hire a contractor?

    Hiring a general contractor is a good idea for many remodeling projects. Home renovation contractors have a broad range of skills to manage, coordinate and complete a project. They should help make sure your project comes in on time and within your budget as they hire and supervise all the necessary subcontractors, including electricians and plumbers. They also handle procuring all the materials required for your job. Some homeowners look to save money by acting as their own contractor, but an experienced home renovation contractor is worth the cost. They should know local building codes, be able to pull all necessary permits, and work with inspectors to make sure the construction meets local codes. Also, because they get professional discounts, they can typically buy materials at a better price than you can; better prices on materials and labor save you money, and make up for at least a percentage of the cost of the contractor.

    How do I find out if a contractor is licensed?

    It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront.     When should you hire a contractor?

    A few home remodeling projects can be done by an ambitious DIY-minded homeowner or local handyman, but many are best completed by a professional home renovation contractor. You should hire a contractor when you’re planning a large project that takes time, machinery or large tools, and several workers; a kitchen remodel, new bathroom or home addition will be most successful with a licensed, expert contractor at the helm. It’s particularly important to have a professional contractor on board for construction, electrical, plumbing and HVAC projects that require inspections to meet local building codes. Of course, you can hire a contractor for smaller projects, too, if you prefer to let an expert handle things like addition or removal of a wall, small framing projects, or anything that requires a permit.
