They were on time and patient. I hired them to install insulation in my garage and ordered the wrong insulation. They followed me to the hardware store to get the right stuff as well as loaded it in their car. I would hire them again in a heartbeat.

Forest & team were awesome. Literally one of the top 3 experiences I've had with hiring a trade in Denver. Forest came over within a couple of days to get me a quote, explain the job and walk me through the process. He checked with Jeffco on building specs and communicated the needed changes and cost effects. He then fit me in the schedule earlier than expected. Told me job was 3 days - team finished in 3 days. Cleaned up and took some extra with them. These guys are legit - highly recommend.

Steve and his team made quick work of a new pergola in my courtyard. He surveyed the job after work one day and two weeks later we had a completed pergola providing some shade on courtyard between our home and garage. Very professional, high quality work and they did a great job cleaning up after they were done. I will definitely be giving him a call for future projects.

I contacted Mr Fixit by email about hanging lights on our house, it was a Sunday but within an hour he had called. Came thyroid next day, quoted me and then came back the next week to hang them. He was so precise, did exactly what I asked and stuck with his original quote. Highly reccomend

Great experience with these guys overall, although their communication could be stronger. They came out and gave us an estimate to replace and paint trim and a kick board for an exterior door to our garage. We had them do the work and couldn't ask for it to have been done any better! We're discussing future projects...

Derick was on time, professional and very personable. He quickly diagnosed the problem with my GFCI outlet, gave me a clear breakdown of the price and suggested some other possible improvements to the way my garage was wired. I opted for the additional improvements, including moving my garage doors off of the GFCI, and everything he fixed has worked great (+5 days). I will definitely call Oracle for any future electrical needs around our house.

Throughout each step of getting my sink replaced, I received clear and timely communication. Once present are my home, Antonio took time to explain to me each step of the process to ensure I was satisfied with the work. He was careful and efficient. He even spent time cleaning up (even though we are remodeling and the house is a mess) AND stool away the old sink. Would certainly hire again for other jobs.

Mike D'Angelo of All Universal is SUPER! He is experienced, reliable and personable. He does what he says he'll do and on time. He is building his company with the best working crew ever. We've given him a small job and are so pleased we'll be doing all future renovations, and additions with him. He had outstanding references before we hired him and we're pleased to add ours to his list. Did I mention Mike D'Angelo is SUPER?!!

Simply put, I consider Don with Zigler Building Systems an Excellent General Contractor and a man of integrity… “That will handle everything and get it done.” Period. Without wasting any extra time or money. I have also been in the construction industry for a great many years. I know the drill well and understand the process. Don has a passion for attention to detail and an excellent sense of high quality workmanship. My project was substantial covering many weeks. A basement re-construction project which required all aspects of construction. I spoke with Don about the overall plan and my thoughts and considerations, he then went to work. Handling any/all day to day decisions by himself, without the need to consult with me. This was perfect as I placed my complete trust in Don and he completely delivered. I felt completely comfortable with Don in our home. I HIGHLY recommend Zigler Building Systems for ANY construction project. Consider it handled!

Highly recommend! Hired Elevated Construction for a clean-up after a roofing company left a giant mess in our garage. Nick and Rusty arrived early, they were efficient and professional. Although this job was below their skill sets and a bigger job than anticipated, they went above and beyond to carefully clean up all the mess and put our storage items back so much better than the movers had done it! We have 35% more space after they were done! We will be having Elevated Construction back for skilled jobs- it's not easy to find a great contractor and small company in this market, and they exceeded our expectations!!

I had the privilege of working with Tom at Envision last year. He completely renovated my upstairs and finished my basement. He’s the best contractor I ever used and I’ve renovated many homes over the years. He also renovated three of my friends homes last year and they had nothing but great things to say about him. Excellent service and high quality work. He listens, he’s professional, he’s onsite and did not leave until I was 100% satisfied.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
  • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
  • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.

Be sure to check out our smart hiring practices when it comes to finding a general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.
