For starters, believe all of Handy(wo)man’s 5-star reviews—she’s earned every one of her stars! After another year of battling our perpetually creeping backyard jungle, I ended up with a good two full pickup loads of assorted branches, offshoots of woody bushes, maverick weed trees, etc. And, since I own just a small-bed Ranger pickup, the job could have easily turned into three trips to the nearest recycle center. So, this time around, I decided to seek relief, via a service to load and haul away my several stacks of yard debris. A couple of quick internet searches rendered a site called “Thumbtack.com.” This put me in touch with several available services that fit my job description as I’d entered in their webpage. Before long, a half dozen or so willing participants populated the page—all but one of them being way above my price expectations. And that ONE was “Handy(wo)man and Crew,” which flew well below the radar of her rivals. [Well, “down to earth” is an apt description. The others weren’t even on the same planet!] And I might add that Brittany replies to your queries promptly—from initial contact, throughout the entire process. From the time I first saw the pleasant faces of Brittany and Kirk emerge from their full-size pickup, with trailer in tow, I knew I’d made the right choice. After a brief exchange of handshakes and smiles, they “hit the ground running.” No questions asked. They knew exactly what to do. Brittany and crew commenced to methodically stuff the trailer, as I watched my hard-wrought piles of burden shrink into oblivion! While Kirk was preparing to tie down the bulging load of branches and twigs and thorny offshoots of aggressive wild rose bushes, Brittany was merrily dancing about the property, looking for more! Talk about attention to detail, she gathered up even the scantest of twigs, restoring the debris field to an actual back yard again. And when it came to payment, Brittany balked at accepting my generous tip for a job well done. I almost had to stuff it into her pocket (but I don’t think that would have been appropriate)! And, get this. Within less than an hour after they’d left for the recycling outfit, I get a text from the road. It was Brittany, who had left a message that the dumping fee was less than she’d figured on and asked if she could return with a refund for the difference. Of course I wasn’t about to let her do that, but the offer alone was astonishing! I can’t recommend Handy(wo)man and Crew enough. They will do a variety of services, and all of what they do, I’m sure they do well...which, in my case, was far above and beyond expectations!

I've had Awesome Landscaping do yard work at both my rental properties. They did a full yard leaf clean-up during our move-out process, which was quite a bit of work. They left it looking great for the new tenants. At our new place, we needed multiple trees to be trimmed back and they worked quickly and with precision. We will be using them again once the branches begin to grow back.

Without wasting any extra time or money. I have also been in the construction industry for a great many years. I know the drill well and understand the process. Don has a passion for attention to detail and an excellent sense of high quality workmanship. My project was substantial covering many weeks. A basement re-construction project which required all aspects of construction. I spoke with Don about the overall plan and my thoughts and considerations, he then went to work. Handling any/all day to day decisions by himself, without the need to consult with me. This was perfect as I placed my complete trust in Don and he completely delivered. Wow, we feel so fortunate that we found Vestra Property Management to manage our rental property! When we moved out of state for a job, we struggled to sell our nice home -- it was on the market for 4 months with no offers. After that experience, we decided it was actually in our best long-term interest to rent out the home rather than sell it. After speaking with a couple other property management companies, we got Brandon from Vestra on the phone, and it was immediately clear that "this is the guy." Brandon went over to our home the same day we called him, suggested a couple things to do to get the house ready to show, either took care of those items or scheduled other professionals (cleaners/carpeting maintenance) and listed it the same day! We had several showings and landed a tenant within about a week. After a 4-month slog trying to sell the house, with no results, we were thrilled that he could find an excellent quality tenant within that short a period of time! Brandon so far has been incredible to work with. His pricing structure ensures he has "skin in the game" (he doesn't get paid unless your home is rented), he doesn't charge any leasing fees, and he does as much maintenance as he can himself, for a very fair price, which avoids the high maintenance fees that other companies will charge by calling out another professional to do basic maintenance. Brandon is very easy to work with -- providing great suggestions for what needs to be done to the property, as well as some *optional* things that could be done either now or in the future. We have quickly come to trust his judgement, and we are looking forward to a long and prosperous property management relationship.

I had an extremely positive experience with Wendy. Long story short- We had a verbal agreement with a different property manager; only to find out he did not disclose several hidden fees and opt-out clauses. This put us in an awkward situation as we were scheduled to relocate out of state. Fortunately, we were saved at the last second by Wendy White. She was very honest and upfront about what to expect, and what all of the fees were. She was able to put our tensions at ease, and give us a sense of security. Additionally, she did this all in the 11th hour. She has our absolute highest endorsement. We trust her with our property, and are extremely grateful.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

  • Marketing the rental property
  • Collecting rent
  • Handling repair problems
  • Responding to tenant complaints
  • Evicting tenants  

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

Do property managers need to be licensed?

The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state. Property management may not be specified in a state real estate statute, but according to the Institute of Real Estate Management their activities may include advertising the availability of a rental property, discussing a property management agreement with an owner, negotiating leases, showing a rental property and collecting rents.
