Walter was very responsive, professional and thorough in his installation of the awning. He was also flexible with his schedule and was timely. He even threw out the huge container the awning came in. I would highly recommend him.

We had a couple ad handyman tasks: installing a doorknob unit and some light masonry ( a soap dish that had fallen of the tiled wall in the shower). Harry was communicative before he even arrived. He was on time, personable and very efficient. He even had an extra door knob on hand when the original didn't quite work. I would certainly hire him again!

Job entailed making repairs to bathroom plumbing installed early 'Fifties. Since some parts were not available Eddie was able to rebuild/refurbish parts to avoid replacing entire sink unit. Now one week later and no leaks or drips.

Jorge was so great to work with. He responded right away and stayed in contact throughout the projects. I appreciated his responsiveness and punctuality. He repaired some siding and our doorbell. We were confronted with a wasp nest near the work site and Jorge took care of that as well and did so good naturedly. He also offered to hang a shelf complimentary. Truly a good person, solid worker, and fun to talk to as well. I would hire Jorge again in a heartbeat.

I hired Shane to repair my mailbox which had been knocked over. He arrived a little later than planned but within my timeframe. We had a little miscommunication over the parts he would need but he was able to get the correct part quickly and finish the job as originally planned. The mailbox looks very nice and I am sure it will hold up well. I would use him again.

Andy was perfect! He arrived on-time knew exactly what he was doing and was able to troubleshoot a problem with my door knob installation due to a settling old house and things being out of alignment. I already have a short list of things I will be asking him to come back for. He's local for me very reasonable and has a nice personality. He also gave me advice on air conditioner placement for my small apartment and he will be back to install those for me as well. All in all a great experience!

We needed our dishwasher installed and found thumbtack! There were multiple people who responded but Angel had the lowest price which is why we chose him! He was very nice and did a great job. He was priced very fairly and showed up when he said he would. We will be using him again in the future! :)

Reinaldo is a true professional. He took on the tricky task of a low overhead garage install in my extremely old exterior structure. He didn’t complain at all... he totally embraced the challenge. Overall it was a super professional job. He really went above and beyond and made sure to spend extra time programming the unit, hiding wires, and cleaning up. His enthusiasm and overall passion for making the customer happy is remarkable. Oh and he got this job turned around in 24 hours when other contractors were talking 3+ weeks for a BETTER price. He suggested adding trim to the install and it made the garage seal perfectly and looks fantastic for $40. This thing is whisper quiet and working beautifully. He even showed me tips for maintenance to prolong the life of the system... who does that after a full day install? A true professional.

We had the pleasure of working with Mark Troiano from CJT Development to build our custom new house. He is everything you would want in your contractor. He made great suggestions and helped keep us stay within our budget. When we met with him to go over out blueprints he came back with ways we could save money and not lose the integrity of our dream home. He did an amazing job sticking to the time table that we discussed previous to starting our build. Mark does an amazing job of explaining the process of everything and stayed in constant contact with us throughout the entire project. He was always available to answer our questions whether it be in person, on the phone, text or email. Mark was always willing to help out where ever it was needed. He is hard working and honest and works with quality subcontractors. Our house came out beautiful and the quality is amazing. I would highly recommend Mark to do any project, and would hire him again in the Here is a link to our home on Houzz http://www.houzz.com/projects/1482269

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

  • Marketing the rental property
  • Collecting rent
  • Handling repair problems
  • Responding to tenant complaints
  • Evicting tenants

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

How do you find a good handyman?

Finding a good handyman can change your life. Within days, the endless list of insurmountable tasks that were either out of your skill range or impossible to fit into your busy schedule can be completed. If you know you want help but aren’t sure how to hire the right pro, ask these questions to find the right fit:

  • What is your work experience? If you are putting in a tile backsplash, you want someone experienced with the task, not someone who generally does painting and junk removal.
  • How much do you charge? Handymen often charge hourly rates that vary based on the complexity of the task they’re hired to do, as well as flat rates for standard jobs. Be clear about what they’ll charge before you hire them.
    • On that note, discuss payment details. It’s wise not to pay all the money up front, especially for larger projects. You may be able to pay a deposit for materials and pay the remainder upon project completion.
  • How long will the job take you to complete? If the handyman is as busy as you are and a fence repair is going to take months, you should probably find another qualified handyman for the job.

Read client reviews and follow up with references to make sure you’re choosing the right handyman for your projects. For more, check out our tips for smart hiring on Thumbtack.

What does a handyman do?

A handyman is a skilled laborer who provides basic home repairs. Anyone can call themselves a handyman, although most who do so are skilled with repairs and home projects. Reading reviews is a good way to determine their fitness for your job. The tasks a handyman can perform include assembling furniture, painting interiors and exteriors, repairing fences, repairing broken doors or replacing trim, hanging lights, hooking up appliances, and much more. Handymen may have flat fees for certain services, or charge an hourly rate. Handyman rates are often lower than those of a contractor, as they don’t have the same specialization. Some states have no limit on the work a handyman can perform, while others do. For example, California’s Building and Professions Code section 7048 (small operations) permits handymen to provide work similar to that of a contractor (floor installation, painting, etc.) provided the total cost of labor and materials does not exceed $500. A handyman is a great resource for minor home repairs at a lower cost than a licensed contractor, but for more complex projects, it pays to hire a specialized contractor. Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

How much does a handyman charge?

The national average rate for handyman jobs is $90-$160. A handyman performs general maintenance and repairs for residential and commercial properties. A handyman may charge a flat fee for standard services that take a predictable amount of time, such as installing a new appliance, as well as an hourly rate for larger projects such as digging out and replacing a rotted fence post. A cost-saving strategy when hiring a handyman is to bundle all the tasks you want them to do into one visit to make the most of any minimum service fee. Hourly rates for a handyman can average $50-$100 per hour. Pricing will depend on skill and experience required for the job, as well as regional labor rates. Here are a few examples of average handyman flat rates.

  • Attic ladder replacement: $150.
  • Toilet replacement: $75.
  • Ceiling fan and light fixtures: $75.
  • Faucet replacement: $125.
  • Garbage disposal: $75.
