I’ll prepare plans for an owner, builder, or contractor that a Town or City building or zoning department requires to review for permitting. I prefer to work with a builder/contractor, coordinating work with me. This process is found to be smoother and a more cost effective way of plan preparation for all involved. I do not stamp plans. According to the building code, most home or business improvement projects do not require stamped plans prepared by an architect. The builder/owner are allowed to prepare and submit proposed plans directly to a Town or City for review and permits. The bulk of my projects consist of patio roofs, interior stairs, garages, additions, renovations, as-built floor plans, life safety plans, and code violations. My background includes a degree in Architectural Engineering and over 30 years of experience in drafting using CAD - architectural, civil/site, structural, or MEP. Familiar with building codes, ADA (handicapped) codes, specs, estimating, surveying, construction process. My goal is to provide you with a reasonable rate.
