- What should the customer know about your pricing (e.g., discounts, fees)?
Our pricing is straightforward and transparent, with no hidden fees. We do not charge a new owner onboarding fee, and management fees are based on a percentage of rent collected. Leasing fees apply only when we are securing a new tenant, and renewal fees are clearly disclosed upfront. We encourage owners to compare pricing apples to apples—some companies advertise below-standard rates but later add à-la-carte fees or deliver subpar service to offset reduced pricing. Our goal is to provide full-service management with clear expectations, fair pricing, and no surprises.
- What is your typical process for working with a new customer?
Our process begins with an initial consultation to understand the property, the owner’s goals, and the level of service needed. Once the management agreement is executed, we complete onboarding at no cost to the owner—we do not charge a new owner onboarding fee, unlike many property management companies. We then set up owner and tenant portals, transfer leases, and address any immediate maintenance or compliance items. If the property is vacant, we immediately begin marketing the home and actively seek a qualified tenant. If the property is occupied, we promptly introduce ourselves to the tenants, address any pending maintenance issues, and get them familiar with our systems and processes. From there, we manage day-to-day operations including tenant communication, rent collection, maintenance coordination, and reporting. Owners receive regular updates and real-time access to financials for a transparent, stress-free experience.
- What education and/or training do you have that relates to your work?
Our team is trained and professionally licensed in Florida real estate and property management. Core team members are required to complete and obtain certification in the Florida Property Management Course offered by the Gold Coast School of Real Estate. Our principal is a licensed Florida real estate broker, and our property manager is a licensed Florida real estate agent. We also hold CAM licenses where required. We bring extensive hands-on experience managing residential and multifamily properties, along with ongoing training in fair housing compliance, leasing best practices, maintenance coordination, and local regulations. We prioritize ongoing education and compliance to ensure our clients receive knowledgeable, ethical, and professional management services.
