Excellent ! Excellent ! Excellent ! You will never use another plumber once you've used Herb. He was patient , on time, friendly, and finished the job ! My initial request was for a new toilet valve to be installed , as with plumbing sometimes and houses built before 1990 we had many surprises along the way. Herb was the consumate professional . He worked so hard in the rain ... In the dark ... And never complained once ! He's my hero😀 I really don't have words to express my gratitude for Herbs hard work, dedication and pure tenacity ! We hired I Paint USA to paint the exterior of our home a couple months ago and we couldn't be happier with the end result. We were having a party in less than two weeks and asked if they could have the project completed prior to that time. Marcelo was extremely accommodating and he and his crew were able to start the following week. In three short days they were able to pressure clean and pretreat the exterior, fix any cracks and cosmetic imperfections, prime and paint the larger areas, paint the trim in a contrasting color, and paint four exterior doors and the metal window frames black. They used high quality exterior paint from Sherman Williams with a 30 year warranty. The price was very fair, especially for the quality of the work they did. I would recommend them to my friends and family without hesitation. I am very happy that we chose I Paint USA for the job!

What a great experience I had with Dr. Dre Plumbing. I initially hired Alvin to install a dishwasher but he was nice enough to look at a few other issues I had while he was there. Mind you, I never mentioned this before hand so I really appreciated that he took the time to resolve ALL the plumbing issues I had. He was honest, punctual, and provided me with a lot of information about issues I may run into in the future due to the age of my cast iron pipes. I would highly recommend Alvin to anyone looking for a knowledgeable and fair plumber.

Very personable! Willing to do anything that needed repair, carpentary, electrical,plumbing...truly, he was able to do anything! And if he didn't know how to do it he would learn how ! He hung up an extremely heavy mirror by creatively using furniture as support...honestly, I don't know how he did it ! He went the extra mile in so many things. I have a medical issue...bc he knew that he was so incredibly understanding and forgiving when I would at the last minute cancel and make it another day! He was just fantastic!

Ronan built in an ikea pax unit for us giving it a great custom look just like what I wanted. He framed it in, built a custom side shelf to blend in with the cabinets and make the best use of the space. He also did some custom framing on the doors to match a picture I really liked. He cleaned up and was careful and respectful of our home. He was kind, positive, helpful, and easy to have in our home. He has good ideas and listens to what I wanted. I've worked with quite a few contractors and handymen over the last several years and frankly usually dread it. Ronan was easy to work with from beginning to end.

R&B Construction took over a tile installation project after my original installer abandoned the job. Charly contacted me immediately after my request to Thumbtack and came the next day, provided me a quote, and had his workman here the day after to finish the job. They got the job done in four days (including a Saturday). There were a few punch-list items and Charly was very responsive in getting them taken care of. I got 5 quotes and picked Chris to remove an old water heater and install a new one based on his pricing, great previous reviews, and quick response to my questions. He brought everything he needed, did the job perfectly, was punctual, offered some good advice along the way, and took away packing materials and scrap. He's got lots of skills. I just experienced the most phenomenal service call I have ever had! I needed to have a garbage disposal installed. Aside from the company coming to my home the same day I called, Alexandre Perez came to do the job. They were wonderful, fast, efficient and super courteous, totally took care of everything, picked up so that one would never know they were here! I am so impressed with their knowledge and workmanship. I have another job I will need done next month and I will definitely ask for GoPro Builders. They were excellent and I am so pleased that they came for this installation!

Jeffrey and his crew are very professional There is not a tasl I ask them to do that could not be done Example: shutrters, above the ground pool, tavers drive way and porch, rebuild complete kitchen, redo garage, replace computer with windows 7 and a 55 galon fish tank. They treat you like family and you intern feel like they are family. I still have a few projects they are going to do build front porch, Put awning up over back patio. They also built a double carport for my grandson with a slicing gate. I recdommend them highly and will probably use them in the future for anything I would like have done. They created me lovely home. Also they provided me a service not usually done. No pool service would take care of my pool because it is above the ground. I am single and 67 so it is a little hard for me to do some of it. So, they agreeded to service it for me. Who better to take care of my pool then the people who built it. There service and knowlege of individual jobs was very good. Everything went well I have no complants about there work or ethicks

Painting the whole condo after removing wallpaper. Carpet replacement. Installation of the bathroom vanities and new faucets. Removing drop ceiling in the kitchen and installation of the new lights. Fixing a crack in the bathtub and reglazing it. Repair of patio wall which was water damaged. Eco Restoration did a good job on the tight schedule however initial estimate differed from the final fees.

Onsite Project Solutions turned a house into "our home" for my son and I. All rooms were painted, all new baseboards, trim and interior doors were installed, doors were relocated, new built in closet systems installed and the BEST part is my new whole home concrete floor that reminds me of the beach! That was all completed Spring of 2015 and now they are back to create a very modern, custom concrete bathroom!

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.
