Introduction: Relevant Skills: - Property management, including maintenance, repair and tenant screening selection and relations - Reviewed rents to make sure they were in line with rental markets - State and township requirements, inspections and compliance - Project management: contractor selection process and budgeting - Working knowledge of residential carpentry, electricity, masonry, and plumbing - Process rental payments, collections and court representation of property, evictions and lock out of units - Safety, security and emergency preparedness and expertise - Handling all legal and administrative documentation - Extensive experience in professional loss prevention management - MAC, Windows, Microsoft Office, email, Internet, XBR (Exception Based Reporting), and databases and adept at learning and using apps and other software Relevant Personal Traits: - Integrity and honesty - Level-headed individual with a natural ability to engage people - Keen analytical mind with sustained focus on global perspective - Creative collaborator and hands-on leader through empowerment Qualifications: - Perform property and addition designs; advertise vacancies; assess and conduct maintenance, remodels, repairs, and inspections; and ensure compliance with city and county codes/inspections - Assess contractor estimates and credentials (including insurance and certifications) and manage projects - Meet with potential tenants; review tenant applications and conducted criminal, residential, employment, and credit history background checks; collect rent; and manage tenant relationships and concerns - Represent the interest of properties in court; file and testify for eviction proceedings; and enforce eviction, possession and lock out of units with county sheriffs - Attend industry meetings, training and professional seminars and receive professional publications to keep abreast of current trends and changes in legislative directives and technologies impacting property management - Primary contact and key decision maker during a fire emergency, including first response, cleanup, and re-establishment of normalcy (aids in the investigation process with fire department and police officials, ensuring timely communication and cooperation with tenants, public adjusters, insurance company agents, and utility companies) - Fully responsible for the administrative management of the properties Selected Accomplishments: - Developed detailed spreadsheet for screening and pre-qualifying tenants - Negotiated and managed multiple cost-effective service contracts for alarms, locksmiths, plumbers, electricians, and construction contractors
