We hired I Paint USA to paint the exterior of our home a couple months ago and we couldn't be happier with the end result. We were having a party in less than two weeks and asked if they could have the project completed prior to that time. Marcelo was extremely accommodating and he and his crew were able to start the following week. In three short days they were able to pressure clean and pretreat the exterior, fix any cracks and cosmetic imperfections, prime and paint the larger areas, paint the trim in a contrasting color, and paint four exterior doors and the metal window frames black. They used high quality exterior paint from Sherman Williams with a 30 year warranty. The price was very fair, especially for the quality of the work they did. I would recommend them to my friends and family without hesitation. I am very happy that we chose I Paint USA for the job!

I needed to have my metal panel hurricane shutters put up at essentially the last minute before Hurricane Mathew's expected arrival. Pete immediately responded to my request, arrived on time very early the next morning, did a great job, and charged a reasonable price. He was very nice and professional and put the shutters up very quickly. My neighbors were very jealous that they had struggled for many hours the day before putting their shutters up themselves!

Haly came by to remove a large fascia board that was about to fall into my patio. He figured out how to do it in the safest way possible. He also removed the rusty metal hangers and cut the wood into smaller pieces so that I could mange to put it out for bulk trash. Overall a great job. Also, he kept in touch and was on time.

Through the years, I have engaged numerous contractors to do a variety of projects: plumbing, electrical, framing, roofing, flooring, windows, HVAC, etc. I have become completely familiar with disappointment. W&B Construction was able to complete a tile job that was left behind from another contractor. Gabriel actually hit his schedule right on! It was very clear what was included in the contract and what was not. Any questions were resolved immediately. He was knowledgeable, honest, dependable, and really easy to work with. His work ethic is undeniable. I am so thrilled with the work he have done. I can't say enough good things about this company: more importantly about Gabriel. What a pleasure to work with them! I would not hesitate to recommend Gabriel to anyone! If you are looking for a great contractor, If you want high quality construction done the right way, the first time: look no further!! The result was the most professional project I have ever witnessed among the 20+ contractors.

I have been dealing with contractors for over 30 years however, I must say Tony Small is the most thorough and professional. He came in assessed what needed to done, gave me a time frame, advised me upfront what issues I could run into and what his solution would be if that was to occur. I am extremely pleased with his work ethic!! He completed the job without any issues in the promised time frame. I would absolutely recommend T. Small Construction if you need an honest and professional General Contractor. THANK YOU!!!

Ronan built in an ikea pax unit for us giving it a great custom look just like what I wanted. He framed it in, built a custom side shelf to blend in with the cabinets and make the best use of the space. He also did some custom framing on the doors to match a picture I really liked. He cleaned up and was careful and respectful of our home. He was kind, positive, helpful, and easy to have in our home. He has good ideas and listens to what I wanted. I've worked with quite a few contractors and handymen over the last several years and frankly usually dread it. Ronan was easy to work with from beginning to end.

R&B Construction took over a tile installation project after my original installer abandoned the job. Charly contacted me immediately after my request to Thumbtack and came the next day, provided me a quote, and had his workman here the day after to finish the job. They got the job done in four days (including a Saturday). There were a few punch-list items and Charly was very responsive in getting them taken care of. I am very pleased with the finished product.

Lawrence was extremely professional, experienced, efficient and friendly. He installed a glass and metal backsplash with many cuts and outlets. The edges were straight and metals were rounded. He cleaned up each day. Pricing was reasonable and quality of work excellent. We will be using him again for s complete bathroom renovation.

All Around Builders handled our reno of a 3,400 sq ft condo in downtown Fort Lauderdale and did an outstanding job. I am in real estate and have dealt with numerous contractors over the last 3 decades and Robert and his team are clearly top notch among them. He was tremendously flexible and able to handle all requests in a timely manner. More importantly, he used his vast experience to make suggestions that ultimately saved us money and resulted in a better product over all. We trusted his entire team and had no reservations about letting them have full access of our home even after we moved in with our 2 dogs. They were respectful of our space and diligent in the work. They were always responsive, and addressed all our concerns. They even patiently dealt with my picky wife, and always with a smile. We are very satisfied customers and would highly recommend them.

Chris Oakes worked commercial construction with me. Our company specialized in steel stud framing interior and exterior. Chris could handle all aspects of our business. His skills included steel and wood framing drywall installation and finish. Drop ceilings as well as doors and hardware Chris can also apply exterior finishes. Those are not the limits of Chris Oakes abilities. Those are the limits of our company.

I just have to say that our dealings with William Cerbone and his professional crew was the best experiance we have ever had with any contractor. We had our kitchen remodeled and they did everything from floor to ceiling. We also got the best estimate a few thousand dollars less than any other estimate. My wife and I worked closely with William in designing the layout of the kitchen we added an island, all new cabinets, crown molding, granite counter tops, and new tile flooring. We could not be any happier with the work that William and his crew did. They were clean and the work was done on his promissed time frame. We would recommend Punch List Construction to any one looking for quality work for a reasonable and fair cost. Done right and done on time. We are completely satisfied and get complements everytime someone sees our new kitchen. We love it.. Thank You William of Punch List Construction. Perry D West Palm Beach, FL

    Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.

    What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.
