ESSENCE by Fernandez Architecture is a Miami residential architecture studio creating custom homes, major transformations and integrated interiors—from property evaluation through design, permitting and construction coordination.
Led by Joaquín Fernandez, a Florida Registered Architect and Realtor with more than 20 years of international practice, we combine architectural design, local building-code knowledge and real-estate insight. This helps clients understand not only how a home could look and feel, but also what a property can realistically support before major decisions are made.
Our work is guided by The Essence Method, connecting place, natural light, South Florida’s climate, materials, well-being and lasting value as one complete vision. We do not impose a predetermined style. We listen carefully, study the property and translate each client’s priorities into a home that feels deeply personal and performs intelligently.
Joaquín is an NCARB Certificate holder, AIA member and LEED Green Associate, with architectural training in Barcelona. Joaquin is a visual artist. The architecture, design and final product of our home was everything we had hoped it would be. Joaquin listened to how we wanted to live in our new home and created a design to match our lifestyle and desires. He took our assignment personally and the results definitely show it. As I work remotely from home which, at some point, means spending more than two thirds of my life within my walls, I wanted to make sure that I could have a functional working space but, at the same time, a comfortable apartment where I can have different spaces so not to get frustrated being locked up that many hours a day.
I hired Joaquin's services and I am really satisfied with the final result. He managed to understand my personality and my passion for collecting cultural items, from all over the world, to create a unique apartment with clearly differentiated spaces that embrace functionality, with a total new space reorganization and, what is more important, without giving up any of my beloved furniture or any art items, which is something I really value as I feel it belongs part of my memories and some other interior designers would not care about.
Overall, the apartment rooms look now wide and neat with a reorganization that aims to differentiate both the working and the living spaces so I feel I can focus more on my work and not feeling anxious for all the hours I spend inside.
The best way to summarize this review and rate Joaquin's services is to listen to my family and friends when they get into my home and exclaim "WWWOOOOWWW!!!".

Every project is unique, so our fees are based on scope, complexity, property conditions and the services required. After an initial conversation, we define the appropriate scope and provide a clear proposal. Sharing your goals, budget and schedule early helps us recommend the most effective path forward.
What is your typical process for working with a new customer?
We begin with a focused conversation about the property, the client’s priorities and the way they want to live. We then study the site and existing conditions, define the scope and guide the project through design, documentation, permitting and construction coordination as required. Architecture and interiors are considered as one continuous vision.
What education and/or training do you have that relates to your work?
Joaquín Fernandez holds a Master’s degree in Architecture and is a Florida Registered Architect, NCARB Certificate holder, AIA member and LEED Green Associate. Trained in Barcelona and based in Miami, he brings more than 20 years of international practice and experience teaching interior design.
