I provide transparent, upfront pricing with no hidden fees. Every project is quoted based on its size, complexity, and permit requirements, so you only pay for what you need. Here’s what customers should know: I can waive onsite estimate or consultation to review your project and understand your needs if you will hire me for the job Flat-rate pricing for most residential plans—no hourly surprises. Bundle discounts available when multiple drawings are needed (e.g., site plan + floor plan + elevations). Repeat client & contractor discounts for ongoing work. Rush service available for an additional fee when faster turnaround is needed. Travel fees may apply for on-site measurements depending on location. Digital PDF files included, with printed sets available upon request.
- What is your typical process for working with a new customer?
We start with a brief call or message to discuss your project, permit needs, timeline, and budget. I answer any questions and gather the details needed to prepare an accurate quote. Site Visit & Measurements If required, I visit the property to take measurements, photos, and verify existing conditions. For simpler projects, you can also provide your own measurements. Proposal & Agreement I provide a clear, itemized quote outlining the scope of work, deliverables, and turnaround time. Once approved, I begin drafting. Drafting & Design Phase I prepare the drawings based on your goals and local code requirements. You’ll receive draft versions to review so you can request any adjustments or ask questions. Revisions & Finalization I make revisions as needed until the plans meet your expectations and are ready for permit submission. Delivery of Final Permit-Ready Plans You receive a clean, professional PDF set of drawings (printed sets available upon request). I can also assist with submitting plans to your city if you need help with the permitting process. Ongoing Support If the city requests corrections or additional details, I provide support to help keep your permit moving forward.
- What education and/or training do you have that relates to your work?
I have a solid educational and technical foundation in architectural design and building construction. My background includes: Degree/Studies in Architecture or Architectural Design (modify based on your exact degree or school) Trained in architectural drafting, building systems, construction methods, and design principles. Professional Training in AutoCAD, Revit, and 3D Modeling Hands-on experience using industry-standard software to create accurate construction documents and realistic 3D renderings. Building Code & Permit Compliance Knowledge Experienced with Florida Building Code, local zoning rules, and permitting requirements for Miami-Dade, Broward, and Palm Beach. Field Experience On-site measurement work, as-built documentation, and coordination with contractors, engineers, and building officials. Continuing Education Ongoing training in drafting standards, plan preparation, and updates to local building codes to ensure all drawings remain accurate and compliant.
