My services include, but are not limited to: ✅Accounting for all income and expenses produced by the property ✅Create an annual budget for the property of projected expenses and recommended improvements to increase value ✅Monthly income and property reports ✅Monthly rent collection through an online portal or bank deposit ✅Management of maintenance requests and inquires from tenants ✅Contracting for services, repairs, and maintenance on the property as authorized ✅Advertising for prospective tenants, including access to the Realtor’s Multiple Listing Service (MLS) ✅Unit cleaning and paint touch-up included at lease-up ✅Showing the property and qualifying tenants through background and credit screenings, income verification, and references ✅Negotiating lease agreements on your behalf ✅Responding in a timely manner to the needs of your tenants ✅Evaluating lease agreements periodically (keeping track of expiration dates, updating rental rates based on market vacancies) ✅Serving notices on tenants and filing unlawful detainer (UD) actions as needed ✅Performing regular periodic property inspections
