This growth is caused by airborne microscopic fungus spores, which are abundant in subtropical climates such as Florida. These microscopic spores attach to the surface and sustain its nourishment from the organic matter from which the roof is manufactured. Limestone used to manufacture the granules, which give the roof its color, tar or asphalt, is the material combined with fiberglass that makes up the shingle. Although tile roof are manufactured of concrete and clay, these spores attach to the surface and germinate with the residue and debris that collect on the roof. Tile roof can be easily cleaned, but extra precautions must be taken. Tile roofs of today are color pigmented and coated with a glaze coating to protect them from the elements. Some feel that you can pressure wash a tile roof just as you would a concrete driveway. This could not be further from the truth. Pressure washing a tile roof will clean it, but it too will damage and/or remove the glaze coating that protects the tile from UV rays and other damaging elements. Damaging the glaze coating can and will cause chalking and eventually breakdown. Left alone, this fungus growth can attack the blatter under the tiles and possibly makes it way into the attic space.
