On the first visit, James Christianson performed a move-in cleaning for me. The unit was empty but very dusty as the previous owners hadn't lived here for over a year. I was expecting two people but only James came so it took him a little longer to finish the job. However, he persevered and finished the job. On James' second visit, it was to sanitize two queen-sized mattresses. Although James called ahead, he arrived much later than his scheduled time due to the client before me. However, since I was home all day, it worked out well. James also shared his knowledge with me re the whys and when a mattress and pillows should be sanitized. It was an eye opener. I would have given James and "Outstanding" except for the tardiness. I was really impressed by his knowledge of the cleaning business in general and his span of expertise in a lot of areas. My experience would be improved if two people came and cut the time in half. All in all, I was well pleased with the job that James did and will use his services in the future as well as recommend him to my neighbors and family.

Allen found a short in a clothes dryer that another repairman failed to find. He repaired it and also updated the dryer venting for better air flow. He is fast, efficient, and thorough. He alerts me other issues that need or will need attention. He is knowledgeable in most areas of home maintenance and repair and tells me when expertise outside his skills is needed. I highly recommend him. He seemed a bit pricey until I saw the quality of his work. He's a mighty fine and skilled professional.

I am so glad to have found Tony! He was great to work with. Professional, knowledgeable, and an overall nice guy. He installed a new kitchen sink and faucet for us. As with many older homes, there were issues but Tony kept his cool, he communicated what the issues were and how he was going to fix them. He was also fair on his pricing, even with the additional work he had to do. When he was finished he cleaned up and took away the old parts. We would highly recommend Dancing Hammers and we are going to continue to use Tonys services. Thanks Tony!

Andy came in to give us a quote on several jobs that need to be done around our house. We had him paint our kitchen and dining rooms that had 18 foot high ceilings and he done a fantastic job. He measured our floors and will be installing them very soon. We would continue to use him as our general contractor. He is very fair, thorough, and very professional.

From the beginning of my contact with Mr. Robbins, he was professional and easy to communicate with. Upon meeting him at the house for an estimate, he easy to speak to about our landscaping needs. I hired him for a complete landscape clean up and monthly maintenance of the property. He showed up as promised on Thursday with his partner/worker Charlie who couldn't have been nicer. MAN, do these guys rock! I was working outside as well (different project) so I witnessed their high work ethic. Overall, super nice guys, hard workers, and would ABSOLUTELY recommend. Based on their hard work with the cleanup, I fully expect them to provide excellent monthly maintenance. Also, his prices are right in line with other landscapers:)

Helped assemble furnature professionally for a great price. I was not able to review until now for services provided in September 2017. He came right after we had hurricane damages in our area. We will be hiring again since he also helps with lawn care and pressure washing. It is very difficult to find a great helper like him.

Shannon and her team worked with me to get the plan I wanted at a reasonable price. She was really good about keeping me informed on ways I could trim costs. The completed project has my neighbors providing compliments already. I especially like that Shannon followed through carefully on my most important design criteria, low maintenance! I look forward to my landscaping looking nice for years to come with only a modest amount of input from me.

The wonderful people at All County Preferred went above and beyond managing my rental property. From selecting the best tenant, handling the paperwork, dealing with work orders and even working with my real estate agent during the sale process they handled everything with amazing professionalism. During that time I was a post divorce, single mother of 2 stuck in a house I couldn't afford or sell thanks to the housing market crash who needed to move out of state to be near family. To have people who I could trust was invaluable to me during such a stressful time. They found great tenants and handled any issue that came up quickly and professionaly. I was finally able to sell almost 2 years later and avoid financial ruin. I would not have been able to do that without their help. I would recommend them to anyone looking for a rental management agency. They are truly genuine, decent people who are really great at what they do.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

  • Marketing the rental property
  • Collecting rent
  • Handling repair problems
  • Responding to tenant complaints
  • Evicting tenants

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

How do you find a good handyman?

Finding a good handyman can change your life. Within days, the endless list of insurmountable tasks that were either out of your skill range or impossible to fit into your busy schedule can be completed. If you know you want help but aren’t sure how to hire the right pro, ask these questions to find the right fit:

  • What is your work experience? If you are putting in a tile backsplash, you want someone experienced with the task, not someone who generally does painting and junk removal.
  • How much do you charge? Handymen often charge hourly rates that vary based on the complexity of the task they’re hired to do, as well as flat rates for standard jobs. Be clear about what they’ll charge before you hire them.
    • On that note, discuss payment details. It’s wise not to pay all the money up front, especially for larger projects. You may be able to pay a deposit for materials and pay the remainder upon project completion.
  • How long will the job take you to complete? If the handyman is as busy as you are and a fence repair is going to take months, you should probably find another qualified handyman for the job.

Read client reviews and follow up with references to make sure you’re choosing the right handyman for your projects. For more, check out our tips for smart hiring on Thumbtack.

What does a handyman do?

A handyman is a skilled laborer who provides basic home repairs. Anyone can call themselves a handyman, although most who do so are skilled with repairs and home projects. Reading reviews is a good way to determine their fitness for your job. The tasks a handyman can perform include assembling furniture, painting interiors and exteriors, repairing fences, repairing broken doors or replacing trim, hanging lights, hooking up appliances, and much more. Handymen may have flat fees for certain services, or charge an hourly rate. Handyman rates are often lower than those of a contractor, as they don’t have the same specialization. Some states have no limit on the work a handyman can perform, while others do. For example, California’s Building and Professions Code section 7048 (small operations) permits handymen to provide work similar to that of a contractor (floor installation, painting, etc.) provided the total cost of labor and materials does not exceed $500. A handyman is a great resource for minor home repairs at a lower cost than a licensed contractor, but for more complex projects, it pays to hire a specialized contractor. Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

How much does a handyman charge?

The national average rate for handyman jobs is $90-$160. A handyman performs general maintenance and repairs for residential and commercial properties. A handyman may charge a flat fee for standard services that take a predictable amount of time, such as installing a new appliance, as well as an hourly rate for larger projects such as digging out and replacing a rotted fence post. A cost-saving strategy when hiring a handyman is to bundle all the tasks you want them to do into one visit to make the most of any minimum service fee. Hourly rates for a handyman can average $50-$100 per hour. Pricing will depend on skill and experience required for the job, as well as regional labor rates. Here are a few examples of average handyman flat rates.

  • Attic ladder replacement: $150.
  • Toilet replacement: $75.
  • Ceiling fan and light fixtures: $75.
  • Faucet replacement: $125.
  • Garbage disposal: $75.
