They called me 30 minutes out so I waited and looked outside after 30 and 40 minutes had gone bye. There is heavy traffic from Tampa to where I live (S.C.C.) so it took them a bit longer. (not their fault) A little more time went by and I heard something outside in front of the house so I went to check to see if it was them. I opened the garage door and they were outside and already done with the work. Man, do they work fast! I was amazed and very happy, they didn't leave a mess and were very friendly. I would use them again.

Fred responded quickly with a fair estimate. I have been in the remodeling business 10 years and was looking for a new electrician to service my rental properties and remodeling jobs. Fred is the best electrician I have encountered. He is extremely knowledgeable and his standards for his work quality are extremely high. He replaced a total of 16 switches, outlets, and GFCI’s. He installed 2 new electrical boxes, one through a block wall. He replaced 2 breakers in the main box when he noticed that one breaker was not in code compliance. He carefully checked his work before he left to make sure everything worked and guaranteed all the work he performed. He accomplished all this high quality work in just over 3 hours. In summary, Fred is the best electrician and problem solver when it comes to electrical issues, that I have worked with. Fred will be my regular electrician from now on.

We just had our kitchen redone and had a small job to re-connect the drain and install faucet and garbage disposal. John's quote was very reasonable and he made it so easy to schedule for service. He's very polite, and very honest on what he can or can not do. He showed up at our house before the scheduled time and had all the services done in the time frame that he put in his quote. I'll use him again in our next projects.

Al is a trustworthy and excellent installer! Very through and clean. Makes sure you're truly satisfied with the project. Installed 2 very good sized chandeliers that were very time consuming and difficult to install. Stayed very late to insure work was complete. Also installed 3 electrical outlets in tray ceiling as a second job I gave him. Excellent to work with. I would HIGHLY recommend Al to everyone! Thanks for everything!

Joshua did such an amazing job mounting our television, hiding all wires and cords, and installing our cable box and Apple TV behind it. We booked him somewhat last minute, and he was unbelievably kind, communicative and helpful. I highly recommend him for any TV mounting you may need done!

Jeff is a highly professional, and more importantly, dependable and trustworthy individual. I had screened other tile installation companies and know the many horror stories from friends and neighbors about selecting the wrong ones. Jeff allayed any fears I had about the project, he was professional, patient and courteous. He also showed a high level of responsiveness and respect. I enjoyed working with Jeff and plan to use his services again and would recommend him without reservation.

Installed two new toilets and removed the old ones for a fifth of the price another company quoted and for barely more than a third company wanted to charge me for just an estimate. A big box company wanted to charge me more for one installation than I paid for both. The price was unbeatable. The gentlemen were very friendly and stayed to answer a few of my questions about unrelated plumbing matters before leaving. Very glad I went with Bmos.

A friendly, courteous, hardworking team of family members. I had several handy-man projects around the house (Hanging a heavy mirror, Fixing a sticking door, high ceiling florescent lights that needed changing, a new door sweep for the front door, the breakdown of many moving boxes, patio clean up, wipe down of furniture) All of this was completed in a timely manner and at a reasonable price. I would hire them again.

I hired Steve to paint my kitchen cabinets. His prices were very fair compared to other estimates I had in the past. He showed up exactly when he said he would and he was more than flexible with my somewhat hectic schedule the week he did the work. The cabinets turned out far better than I ever imagined they would. They look brand new and my kitchen looks completely updated. I even had a friend ask if I had all new cabinets installed. That's how great his work is! He cleaned up everything and finished ahead of schedule which made it so easy for me. He did such great work, I had him quote me on another interior painting project and exterior painting for the future. I'm very pleased.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

  • Marketing the rental property
  • Collecting rent
  • Handling repair problems
  • Responding to tenant complaints
  • Evicting tenants

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

How do you find a good handyman?

Finding a good handyman can change your life. Within days, the endless list of insurmountable tasks that were either out of your skill range or impossible to fit into your busy schedule can be completed. If you know you want help but aren’t sure how to hire the right pro, ask these questions to find the right fit:

  • What is your work experience? If you are putting in a tile backsplash, you want someone experienced with the task, not someone who generally does painting and junk removal.
  • How much do you charge? Handymen often charge hourly rates that vary based on the complexity of the task they’re hired to do, as well as flat rates for standard jobs. Be clear about what they’ll charge before you hire them.
    • On that note, discuss payment details. It’s wise not to pay all the money up front, especially for larger projects. You may be able to pay a deposit for materials and pay the remainder upon project completion.
  • How long will the job take you to complete? If the handyman is as busy as you are and a fence repair is going to take months, you should probably find another qualified handyman for the job.

Read client reviews and follow up with references to make sure you’re choosing the right handyman for your projects. For more, check out our tips for smart hiring on Thumbtack.

What does a handyman do?

A handyman is a skilled laborer who provides basic home repairs. Anyone can call themselves a handyman, although most who do so are skilled with repairs and home projects. Reading reviews is a good way to determine their fitness for your job. The tasks a handyman can perform include assembling furniture, painting interiors and exteriors, repairing fences, repairing broken doors or replacing trim, hanging lights, hooking up appliances, and much more. Handymen may have flat fees for certain services, or charge an hourly rate. Handyman rates are often lower than those of a contractor, as they don’t have the same specialization. Some states have no limit on the work a handyman can perform, while others do. For example, California’s Building and Professions Code section 7048 (small operations) permits handymen to provide work similar to that of a contractor (floor installation, painting, etc.) provided the total cost of labor and materials does not exceed $500. A handyman is a great resource for minor home repairs at a lower cost than a licensed contractor, but for more complex projects, it pays to hire a specialized contractor. Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

How much does a handyman charge?

The national average rate for handyman jobs is $90-$160. A handyman performs general maintenance and repairs for residential and commercial properties. A handyman may charge a flat fee for standard services that take a predictable amount of time, such as installing a new appliance, as well as an hourly rate for larger projects such as digging out and replacing a rotted fence post. A cost-saving strategy when hiring a handyman is to bundle all the tasks you want them to do into one visit to make the most of any minimum service fee. Hourly rates for a handyman can average $50-$100 per hour. Pricing will depend on skill and experience required for the job, as well as regional labor rates. Here are a few examples of average handyman flat rates.

  • Attic ladder replacement: $150.
  • Toilet replacement: $75.
  • Ceiling fan and light fixtures: $75.
  • Faucet replacement: $125.
  • Garbage disposal: $75.
