- What should the customer know about your pricing (e.g., discounts, fees)?
No setup fee to get started. Placement is one month's rent, and that only gets charged once we actually place a qualified tenant, so there's no upfront cost to try us out. Ongoing management is 7% of monthly rent with a $125 minimum, lease renewals are $500, and any maintenance we coordinate has a 10% markup. We also have a tenant benefits package that's $35 a month, covered by the tenant not you, and an optional protection program for owners who want extra coverage. We also offer a military discount! - What is your typical process for working with a new customer?
Usually starts with a quick call or a walkthrough of the property so I can give you a real rent number based on actual comps in your area, not just something that sounds good to win the business. From there we handle the marketing, showings, and screening, get the lease signed, and get you set up on owner statements so you can see everything coming in and going out. Most owners are hands off within a couple weeks of signing on.
- What education and/or training do you have that relates to your work?
I'm a University of Florida finance grad, and real estate has been in my family for years. I hold my Florida broker's license and am a member of NARPM and BBB.
