Ryan and Mark renovated my 1925 historic bungalow home of 1500 sq ft and built an addition to increase my house to 3000 sq ft. They were great to work with and very artisticly talented carpenters. The scope of work included rough framing, installation of Anderson windows and doors, interior trim, tongue & groove, ship lap, bead board, board & batten, and reusing old wood framing for interior paneling. My house is beautiful and built stronger and more energy efficient thanks to their excellent work.

Absolutely amazing experience! Mike and Jose were awesome. Came in and saved us from a horrible experience from our last contractor and were friendly, creative, extremely timely and efficient in their work. I could not be any happier with these folks! Everyone do yourself a favor and don't look elsewhere. Mike Donnelly and his crew is the only way to go!

We are new to the Sarasota area and did not have any reliable way to find good dependable contractors. I used Thumbtack to contact Kimball and Sons.Ryan Kimball and all of his crew were very professionall, punctual and did high quality work. he made sure that the subcontractors he called were also responsive to our needs. If you are looking for an excellent and trustworthy contractor...I would highly recommend Kimball and dons...

It was a pleasure working with Todd, Tyler and Oliver. We needed to have a kitchen tile backsplash installed in our personal home. After scheduling the job, there was some unexpected car trouble, and I thought we were going to be rescheduled. But after knowing what we had already been through (the job falling through twice by another contractor), Todd was able to rework their schedule, squeeze us in, and still stay on track. I was afraid our job might be rushed, but they took their time to ensure it was done well. I have high standards for the work done at our own home as well as at our other investment properties, and they did a great job. They were also easy to communicate with and punctual so we'll be hiring them again for other projects.

Robert and his associate worked to redo my entire master bathroom as well as installed a new outside door and frame and built me a new deck. His attention to detail and explanation of work needed along the way gave me a feeling of involvement all through the jobs. I would definitely hire him again - he did what he said he would do (plus more as necessary) and was finished when he said he would be ( a rarity among contractors!) A pleasure to work with and a professional who truly aims to please

We are part of a 6 unit condo complex. George Sanders Construction repaired and replaced the decking and rails on all 6 units. I also had a few small things done on my unit . Was one of the only contractors who actually responded when questioned. Any issues were handled immediately. Also, reasonable compared to some of the quotes we received. Very satisfied.

Gary is a true professional. I have hired Gary a few times, to Install Cabinets, rebuild a fire damaged home ( Framing, Drywall, etc ) , as well to do very detailed carpentry work. He is always on time, very professional and his work is excellent. Do not hesitate to call Gary for any home remodeling needs. You won't be disappointed.

I simply cannot say enough good things about Rob Prine and his business. This is one contractor that still does it "Old School" and by that I mean, hard work, not leaving until the job is completely done, and the customer is completely happy. He is as savvy a contractor as there is out there, and you would be foolish to even consider hiring anyone else. Folks, you get what you pay for, and Rob is worth many times more than what you are paying him, because of his many decades of experience. Don't waste your time and precious money, hire the best first, R.E. Prine Construction and Consulting.

I had a back lanai ceiling that was deteriorating. Dan was the only contractor to pick up the phone. We met soon after to discuss the job. Dan saw my vision and offered suggestions that were exactly what I wanted. He also was honest and told me when something would be very expensive. The crew was excellent. Great at what they do. My project took some time but I added other projects during the progress. In the end everything looks great and I couldn't be happier. It's like living in a new house.

I had Blaine remodel my condo kitchen last year and, then, totally rebuild my house that burned down this year. As the general contractor, he took care of getting permits, tearing down the old house, hiring and supervising sub-contractors and got everything done in a timely and professional manner. I have been very pleased with his work and highly recommend him as a building contractor to do any kind of construction work.

    Q & A

Answers to commonly asked questions from the experts on Thumbtack.

    What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

    What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

    • Home addition in San Francisco: $250-$270 per square foot.
    • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
    • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
    • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.
