Four years ago we bought an investment property in Wellington, Fl. We decided to rent it out. Unfortunately, our experience wasn't good. Our tenant didn't pay us on time, and we ended up involved in an eviction process. We called Randolph Bell who had been highly recommended to us by a friend as a reliable property manager. What should the customer know about your pricing (e.g., discounts, fees)?
Every job gets a written estimate with the scope spelled out line by line, so you can see exactly what's included before anything starts. Price depends on scope, materials and permitting, so we walk the property first rather than quote blind over the phone. Permit fees and inspections are itemized separately rather than buried in the number. We are licensed and insured — Certified General Contractor CGC1528750 and Registered Roofing Contractor CCC1332751 — and we carry general liability and workers' compensation.
What is your typical process for working with a new customer?
A call first to understand what you need and when you need it. Then a site visit to measure, photograph and check existing conditions. You get a written proposal covering scope, materials and schedule. Once you approve it we pull whatever permits Palm Beach County requires, schedule the crew, and keep you updated through completion and final inspection. One point of contact the whole way through.
What education and/or training do you have that relates to your work?
Florida Certified General Contractor (CGC1528750) and Registered Roofing Contractor (CCC1332751), plus a Florida Community Association Manager license and a Florida real estate license. Each of those carries state-mandated continuing education, so building code, roofing and association-management training is ongoing rather than something that happened once.
