I would actually rate the appraisal 3.5, but that isn't an option. Pros: +Seemed professional enough, courteous +Low cost +Provided nice detailed report Cons: -Slow turnaround (completed appraisal on Thursday morning but did not receive result until following Wednesday morning) So, no… I did not get 2 to 4 day turn around and his working days states Mon-Sat. -Used an old comp from Sept. 2017 which lowered my house’s value when he already had 3 2018 comps to use. The last con is a big one for me. My realtor advised me that the best comps are from within three months and that typically appraisers will expand the area rather than go back so far in the past. The appraiser noted that typically under six months is standard on his report but felt the need to go back to 9/17! REALLY bothered me. He already had 3 2018 comps (one I had to point out to him myself!!!). He could have gone a bit further out from the house in favor or a more recent comp reflecting the market than an obviously old and stale comp that lowered the value. I could understand if there were like no comps reasonably close by or recent to work with. He definitely had room to work with recent stuff in the area and for just decided to go with an old comp. Baffled me and my realtor. I would advise anyone to make sure you do your own research and educate yourself so that you don’t blindly accept just anything.

David Landsman is the best realtor that I have ever met! I had my condo listed with another agent for over a year before David took over my listing and had me under contract in 2 months!! He was very patient with me along the process. There were a lot of things that needed to be explained to me and David was always available to take my phone calls and came by to go over the contracts before I signed them. There was not a day that went by that David did not check in with me to make sure that I was doing ok with moving out of my home and into my new home. I cannot recommend David highly enough. If you are looking for someone with a great personality, great knowledge of the home market, someone who never stops working for you then David Landsman is the agent for you! I can't thank him enough for making selling my home a fast and easy process.

Shalita is the best realtor I have had. This is my third purchase but this time I got the house I wanted, for the price I wanted and the area which was very hard to find. She was not willing to give up when I was. We conquered many obstacles together, from lost phones to hiccups in the lending process. She was very professional, knowledgeable and honest. Alecia was very knowledgeable throughout the entire process. Before we even got started, she gave me advise of things to check to ensure that I was ready to proceed with the home buying process (pull credited report, think of what area I would like to live in, figure out my budget that will work for my household, etc.). I found that the small things that I done on my end to prepare made the process a lot easier for the both of us. Also, Alecia was hands on and available to show me most of the properties I was interested in and very patient with me and always keep it candid and straight with me (no beating around the bush or making things sound good because that's what I wanted to hear). Mrs. Mayfield is every seller dream come true. She pays attention to close details and listens to all important factors before pricing out your home. I was referred to Sharice Mayfield through a friend and I noticed that she provided so much information on the first call. After meeting with her and realizing that she is a amazing realtor I decided to list with her company. My house had previously been listed for 8 months and without a contract. Miss Mayfield came in on a Monday did a slight staging to my home on a Tuesday and List It On Wednesday. We were under contract on Thursday with multiple offers.           What does a real estate agent do?

          Real estate agents help their clients buy, sell, and rent commercial and residential properties. There are also real estate agents that sell industrial and agricultural real estate, but the majority sell residential properties. To become a real estate agent, you must be at least 18 years old, successfully complete real estate courses, and pass a real estate exam. Be sure to check for any required licensing, too.           What's the difference between a real estate broker and an agent?

          Real estate agents and real estate brokers both help clients buy, sell, and rent residential and commercial properties. According to the U.S. Bureau of Labor Statistics, real estate brokers are licensed to manage their own real estate businesses. Real estate agents cannot have their own real estate office and must work under a broker. Real estate brokers often have real estate firms and employ real estate agents. Those real estate agents may be employees of the firm, or they may work on contract and earn part of any commission they bring into the firm.

          If you are a homeowner ready to sell or a buyer in the market for a new home, either a real estate broker or a real estate agent can help you achieve your goal. What is more important than their title is their track record and client success stories. When interviewing real estate agents or brokers to help you buy or sell a home, ask about their recent sales history as compared with the original listing prices. If you’re selling a home, ask how they would market your home and what price they would list it at. Whether you hire an agent or broker, you want a professional who will have your best interests at heart.

          What should you look for in a real estate agent?

          When you’re hiring a real estate agent you want to find a qualified pro who can negotiate the best deal for your home — whether you’re buying or selling. Reading reviews will help you weed out obvious bad operators; you want to work with someone who treats their clients with fairness and respect. That said, you also want someone who can play hardball and maximize your real estate deal. Ask for references from recent clients, and be sure to call them.

          Experts encourage you to interview more than one prospective real estate agent before hiring. A home sale or home purchase is a big deal — sometimes the biggest deal in a person’s life — and you want to find an agent who will work hard for you. In today’s market, having a real estate agent who is social media savvy and has an attractive online presence is critical. Ask the agent how they plan to market your house. Review their listings, and ask yourself if they have professional photos with homes that are professionally staged. If the answer is no, they might not have the marketing savvy you’re looking for. Ask what price they would list your house at and why. Pay attention to how they communicate with you during your initial interviewing phase. Are they too busy to respond for several days? Are they clear and helpful? This information is a clue to how they’ll engage during the entire process.

          What do real estate agents charge?

          Real estate agents typically don’t charge a set rate to their clients, but rather earn a commission on the price of the final home sale. In traditional real estate, there is a buyer’s agent and a seller’s agent. The two agents receive 5 percent to 6 percent of the final home sale price and split it evenly, meaning they each earn roughly 2.5 percent to 3 percent of the total home sale. If you are a home seller, you may have fees associated with the sale that are above and beyond the commission the agents earn. The real estate agent may have you pay marketing fees, MLS fees, early cancellation fees, or more. Always ask pricing details before signing a contract so you clearly understand your financial obligations. Here are some of the average (and common) costs that can arise when selling a home:

          • Home inspection: $200-$350 or more, depending on region.
          • Home appraisal: $250-$400 or more, depending on region.
          • Professional real estate photography: $275-$550 or more, depending on photographer, square footage of house, and special requests like sunset shots.
          • Closing costs: Often split between the seller and buyer. An average range for the buyer to pay is between 3 percent and 4 percent, with the seller paying a lower fee at 1 percent to 3 percent of the home’s price.
