Carlos was outstanding. He installed three ceiling fans in our home and we plan to hire him again for more electrical work in our home next month. He was very professional, neat, and worked with us. There was an unexpected issue with one of the fans which required my wife to make a run to Home Depot to exchange a broken fan. He patiently waited on her to return and installed the fan quickly. He maintained the appearance of our rooms and cleaned up before he left. We plan to recommend Carlos to our neighbors and friends. He did an exceptional job! We highly recommend that you choose him for your next project!

Working with Jimmy Wilkins was a pleasure for us. He performed a make- over in our garage in an efficient and timely manner. He was always on time, inspected every bit of the work and was available for any questions that we had. He put up wainscoating panels, painted the walls and ceiling...the ceiling took extra care because of years of weathering. Not only did Jimmy make certain that each task was to perfection, but he was a gentleman at all times. We recommend Jimmy to anyone at anytime and we look forward to working with him again, on all of our projects. Our garage is beautiful any we are most grateful to have found Jimmy Wilkins.

Ron, Douglas and his squad of skilled painters did a top-notch job. I gave them a BIG challenge and they delivered in great style. After buying a new home in Hartwell, I decided to paint (almost) every surface - walls, trim, ceilings, doors and even the garage. The team did excellent work, efficiently and economically. Ron coordinated the effort and Douglas directed day-to-day work. Two thumbs up.

Michael did some work on my house a few months ago and I was thoroughly pleased. The new tile he put in my bathroom and the repair work he did to my ceiling came out great! I liked his work so much that I have him coming back to do some work on my outside as well.

Cristian installed ceiling fans in two of our bedrooms. It took about 1.5-2 hours and he did a great job! Cristian had replied to my post and I was impressed with some of the pictures on his profile. I ended up contacting him on Friday and he came out Saturday afternoon. I paid with a credit card and was texted my receipt immediately. Thank you, Cristian!

Mr. Baynes has been a contractor for me for numerous projects in my home. The scope and nature of the project work included entire interior and exterior painting of a 6800 sq. ft. home, deck restoration and painting, siding replacement, new construction of sunroom, power washing of house exterior and driveways, new appliance installations, wall and ceiling replacement after major water damage, carpet installation, tile refinishing in the bath area, painting of exterior rod iron fence and gates and widow re-sealing and re-glazing. While home improvement projects are inherently stressful for almost any homeowner, Mr. Baynes’s services as a contractor were invaluable, and I have been extremely pleased with the final result. Specifically, I would give Mr. Baynes top marks in the following areas: 1. Quality of work performed. The quality of work done was consistently. Mr. Baynes was knowledgeable, skilled, and competent in his respective trades. He was conscientious about all of the project specifications, and his work product rarely needed improvement or revision. 2. Quality of work. Mr. Baynes was professional, reliable, courteous, and respectful of my property and privacy. He had an old school work ethic (often 10-hour days, some Saturdays), good work habits, strong safety orientation, and emphasized getting the job done right rather than doing it fast. His pride in his work was evident. He tidied up at the end of each workday. I also found him to be trustworthy, and felt comfortable with allowing him access inside my home. 3. Project management and coordination. Mr. Baynes’s prior experience working in construction really paid off. He was knowledgeable about all aspects of my projects, and was able to plan, coordinate and manage the activities, effectively. 4. Integrity and professionalism. Throughout the projects, I was impressed with Mr. Baynes’s commitment to generating a top quality product, rather than maximizing his profit margin. 5. Effective communication. Mr. Baynes kept me closely informed of work schedules, delivery dates, and projected completion dates of different phases of the projects. His communication was always clear, informative, and helpful. 6. Flexibility and effectiveness in dealing with unexpected developments. When unforeseen problems surfaced (e.g., water damage behind a wall; he worked diligently with me to identify solutions that was acceptable to me. 7. Responsiveness to my needs and concerns. Mr. Baynes’s commitment to my satisfaction was evident in his actions. 8. Truth in advertising. In his proposal, Mr. Baynes gave a clear breakdown of costs for each facet of the projects. His contract was just as detailed in describing the work to be done and the itemized costs. When the project was completed, all the work was done as described and agreed upon, and there were no hidden costs, extra expenses or unpleasant surprises. As a homeowner and customer, I felt Ms. Baynes delivered exactly what he had promised, at the agreed upon price.

We hired Kevin for drywall and insulation removal, cleaning and replacement where there was a mold problem. He took care of the mold and completely repaired the area. In addition, he did other ceiling repairs/painting plus exterior home pressure washing. We were very pleased with all results and will gladly hire Kevin Penney again for other home repair projects. He is very knowledgeable, and responsive.

Hired Affordable Remodeling and Handyman to do some odd jobs around my house (replace an old ceiling fan, replace some ceiling tiles in a drop ceiling, change some light bulbs that required a tall ladder, and switch out some electrical outlet/light switch plates throughout my house). He even went above and beyond by going to Home Depot and buying a part that I needed for the drop ceiling without me telling him to do so. Keith was very responsive, and was able to accommodate my tight timeline. Would definitely hire again.

Eric is very polite and knowledgeable. He worked efficiently and cleaned up after his work which included installing two ceiling fans. Eric is extremely dependable, unlike most guys who do handyman work. I have already hired him again and recommended him to a neighbor.

McCown Family Works will be my go to professional from now on. The contractor, Kenneth really impressed me from start to finish. He came and provided me with a free estimate and gave me a very reasonable price. I needed the work completed kind of fast considering I was expecting guests. He not only got done in good timing but also did such a good job of blending in the new texture on the ceiling that had leaked with the rest of the old textured ceilings. It was unnoticed as if there had never even been damages. I gave a few of my guests McCown Family Works' information and definitely recommend Ken. The work speaks for itself.

Adi did a great job on our kitchen backsplash. He came and reviewed the project and quoted us a fair price later that day. He showed up on time each day the following week and methodically and skillfully completed the project. The job required many creative solutions because our drywall was in bad shape and countertops weren’t flush to the wall. Adi cleaned up the drywall and installed new drywall where necessary in order to solve the problem. When it came time to install the backsplash tile, Adi was meticulous about getting the pattern perfect—great attention to detail. We also had Adi fix two drywall issues in our ceiling and after he patched and painted you would never know the issues had been there. Great work Adi, and it was a pleasure getting to know you! We’d definitely recommend his work and would (and likely will) hire him again.

Jake was able to install our foyer light on a 20ft ceiling. He was one of the few that actually came prepared and knew what he was doing! An added plus, he took down our mini blinds on a window over the front door at last minute request. Reasonably priced and a pleasure to work with. We will definitely recommend this company and will keep Jake in mind for any future jobs we may need help with.

We purchased an older house and wanted to make a few changes. After discussing our desires with Mr. Marius Tudor, we were able to come up with a plan to renovate the kitchen with ten can lights and a new main light which now dims and sets any mood we desire. But not stopping there, we also converted a bed room into a walk-in closet and great storage space for linens and such by dividing the room in half turning the back portion into a walk-in closet adjourning the master. The front half was fitted with two shelving compartments with four 6'X 2.5' shelves in each compartment and hidden by four wide sliding doors. Everyone who sees them comment that they wish they could have a storage space that convenient and beautiful. We also had Marius install hardwood floors in the master bedroom and the hallways. The beauty of his work makes you want to redo the whole house! He also mounted a 70" flat screened TV on the wall and in so doing he built an "in wall canal" for all the wires so none are visible (nice touch) and installed sconces on the walls with dimmers turning our Family Room into a Home Theater . We will be calling on him again . He is truly gifted at what he does and kept the areas clean and functional for us while he and his crew worked - Fast and efficient. He truly earned this rating. Thank you Mr. M.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
  • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
  • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.
