Ron has done many home improvements for me over the years and has helped to make my home look great! He has done everything from electrical (changing all my lighting in my house and one of them was from a 2 story entry way Yikes!), plumbing ( new kitchen sink, garbage disposal and sump pump) to adding crown molding and glass to my kitchen cabinets and now they look custom. He is friendly, prompt, very fair pricing, very knowledgable in all home improvements and best of all he is a perfectionist. He will not leave the job until it is perfect and the customer is very happy. He did new tile in my mom's kitchen and now she loves him too! I've delt with many contractors over the years and really Ron is the best.

David & his team at JDM did a phenomenal job remodeling our bathroom on a budget. They gutted the original builders bathroom where there had been a leak in the shower behind the tile. They installed all new fixtures, including new vanity, new exhaust fan, new toilet, new sink/top, new vanity light, primed and color change the walls and ceiling. The tile work is FaNtAsTiC with custom niche in the shower. Their design suggestions regarding the tile, tile trim, and appointments helped us receive a much nicer bathroom than ANY of the other contractors we spoke to would have done for the budget... Thank you, thank you, thank you!!!

Tom was very prompt in getting me quotes on various different cabinets and styles, as well as a time frame, when the project could begin. Elise gave a great computer print of the kitchen layout and measurements, and also brought an outside perspective to the project. They had a lot of other pictures of kitchens they have completed in the past to give you an idea of the workmanship and quality they provide. Everything was done in a clean and professional manner. Dave and Frank did a fantastic job on the construction end. Very pleased with our results, would recommend giving them an opportunity to help with any project you are considering.

The Jates construction team did an amazing job on this project. My wife and I needed to repair our laundry area / utility closet / hallway, which had been destroyed by a roof leak in our condo building (long story). We decided to try thumbtack, not knowing what to expect. Antonio from Jates responded immediately, and scheduled a visit the next day to provide a free estimate/quote. By the end of the day, we received a detailed Quote / job description, with a fair price. Estimated project time would be about 3-5 days. We signed up Jates, and immediately received an email. Jates was on site the very next day, completed the project in 3 days, always showed up on-time, and even gave us advice on paint colors and the doors (went with their paint suggestion - Dolphin Fin, a blueish/grey, by Behr at Home Depot, and love the look). They also helped us install a cat door for the utility room (where we are putting the litterbox)! Antonio provided updates throughout each day, and was very responsive. The entire team was very professional and friendly. Overall we are incredibly happy with the work Jates did. IMO, the most important things from any contractor are 1) transparency, 2) hard work, and 3) easy to contact. The Jates team gets an A+ on all three. We will definitely use them again, for other work in our unit (and also for condo projects) You guys rock!! P.S. I attached a before/after picture below, so people can see just how great they did!! We love the result!

Can't say enough about Matt and his work! I had contacted two other contractors before Matt, and was unsuccessful with both. One never showed up and the other was too nonchalant with everything. On my third attempt I found Matt! He came out right away to give me an estimate and even took a trip to Menards with me the same day to design the kitchen. I had all my products already picked out from Menards that I wanted to use for the remodel and he was able to put it all together very nicely. If you want your project done in a timely manner and done correctly Matt is your guy, you won't be disappointed!

My wife and I selected Dave at Accent Construction after our review of four different General Contractors. Accent Construction offers general contracting services that are second to none. Dave's experience, professionalism, and personality allowed us to be confident and comfortable from our first meeting through our most current. Once we signed with Dave, he remained professional, punctual and most importantly does what he says he is going to do. He has done a great job walking us through the process, lending his years of experience in complex decisions, and working on behalf of our interests. Our budget for our new home, came in significantly under budget. The cost of Dave's services were less than any other contractor we interviewed but his know how and value are worth more than what other general contractors were able to offer. We know what it feels like to be uncomfortable and indecisive about building a new home and selecting a General Contractor. Geoff and his team from Benchmark did an outstanding job start to finish. Geoff, who has a degree in Architecture, began the planning of the rebuilt structure with me that included new features to preserve and strengthen it. Among the new features were the addition of concrete wings under the walkway and a drainage system to siphon water away. He did everything from the drafting of the plans for the village, demolition, construction of both cement and brick work to the final touch, brick columns to accent the building with decorative flower urns. You would not believe how wonderful the front of the building looks today. Our Maintance Person who is a licensed carpenter himself could not believe the high quality of the work that was done through out the entire process. Geoff even saved me money by preserving and reinstalling an iron railing. I can't tell you enough about this company and I have been in the landlording business and dealt with many contractors over 45 years.

Rick came a distance to give us an estimate and was able to tell us on the spot. He even gave us tips for some other house projects that we are doing on our own. His estimate and timeline was the most reasonable of all bids we got. He was able to start the project within two weeks. When he ran into an unanticipated electrical problem he spent the afternoon calling electricians until one could immediately come out. Everything was done in the time frame we were given. We are so happy with the end result. Would hire again.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone.
