We hired Right Hand Property Management to oversee our condo while out of state for my job relocation. While away, they found great tenants for us that not only paid on time, but took great care of our property. They handled a couple maintenance requests as well, quite seamlessly. Overall we were very satisfied with the level of customer service they provided, along with being professional and friendly during the entire experience. Would recommend them to anyone seeking property management services.

I have been associated with Abha Dey (iCalyx) since 2009 for following and would highly recommend her: 1. Purchase of Townhome 2. Rental Property Management My experience working with Abha has been superb. She is true professional who works in the best interests of her clients. Timely responses to emails, immediate followup when needed is her core strength. She was always willing to show as many properties as I wanted - never frustrated if I wanted to see one more! During the final negotiations, she was awesome in ensuring the outcome was to my satisfaction - always asking me for my opinion at every step and never pushing for a quick deal. Abha & Abhijit have provided excellent property management services over the years. All documents are centrally stored on the internet and easily accessible. Any service calls are arranged immediately. This has ensured good upkeep of my property.

After my husband passed away, I decided to secure a property management company. My first time experience right after his death was a nightmare. I had five years of disappointment with property managers. So, after ten years, I decided to try again. I interviewed three property management companies. I decided that John Golden and Key Renter was the best fit for me. John presented himself as a professional, very knowledgeable about property and city requirements, and respectful of my position as owner of property. He asked about my expectations and diligently explained what his company was about and how he would prepare my contract to my desired expectations. He has certainly proven to me that he can and will meet the expectations of yours. Yes, the communication is quick to maintenance issues and any other issues. The first month that I signed the contract with him, my first floor tenants had to have their tub refinished. The very same week John contacted a company to refinish the tub and the tub was refinished immediately. I'm very pleased with the results. He makes sure you are getting quality work for the very best/reasonable price. I already knew the prices of tubs and I was very satisfied with this company's price. John also follows up with the owner on any correspondences he deems necessary. He is a time manager. The rent is collected on time and deposited into the owner's portal in a timely manner. So far I'm very satisfied with John and keyrenter.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

  • Marketing the rental property
  • Collecting rent
  • Handling repair problems
  • Responding to tenant complaints
  • Evicting tenants

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

Do property managers need to be licensed?

The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state. Property management may not be specified in a state real estate statute, but according to the Institute of Real Estate Management their activities may include advertising the availability of a rental property, discussing a property management agreement with an owner, negotiating leases, showing a rental property and collecting rents.
