Gutter cleaning. Ken was very punctual and got the work done quickly. Even though he had the lowest price, he didn't hesitate to take apart a section of my downspout that was clogged with construction debris.

Rising Construction is the best, I had some serious issues during a rehab property and they saved me from being seriously over charged. As a woman, and not really knowing all the language it's not always easy to know what I really need. They saved me from purchasing a new HVAC unit, which saved me thousands, they also told me exactly what I needed to do my plumbing, I gave them the money they brought me back the receipts, and they did an amazing job, they were even were able to pull some permits I needed. They really did it all for me. I'm not made of money and they were patient with me , They worked with my budget, and did what I could afford and the tenants been there for months no complaints. So please support hard working Good People!

I had a great experience with Marek Wojciech Construction. Marek and Gracie were prompt, courteous, and professional. They went above and beyond for my bathroom upgrade. I am selling my house and wanted to make the bathroom look more presentable to potential buyers. I have already found another project for them and would highly recommend them to anyone.

I called Quality Way Roofing & Construction to have the flashing on my roof repaired. They came out the next day to give me an estimate and started the work two days later. They were very knowledgeable and detail orient in explaining how the repairs would be completed. All questions and concerns were address. I had my flashing repair and aluminum coating put on my roof. There has been a few storms in this area and I have no more leaks thanks Tommy and Tony at Quality Way Roofing! They did such a great job on my roof I referred them to my parents to have their brick retainer wall repair and tuck pointing on their front porch. They did a fantastic job!

All of the above for Eric and his team at Exterior Construction Services. We had a small job but Eric and team were willing to help us and the workmanship was incredible. The tuckpointing looks beautiful and finishes off the outside of the house. The team arrived on time and were very professional and they cleaned up as if they were never here. Attaching pics of the terrible old mortar and the finished job. We love it! Thanks! 5 Stars!!

Ed has done a few projects for me and I've been extremely pleased with his work. He repaired my kitchen ceiling after a soffit was removed and the ceiling is perfect. He also painted my entire condo from floor to ceiling and did an incredible job! He's extremely meticulous and a perfectionist. I also feel very comfortable leaving him alone to work at my place. Every night I came home, my place was immaculate and the paint and tools were even perfectly placed in the same spot every evening. The name of Ed's business "Perfect Interiors, LLC" is exactly that! You will have an excellent client experience trusting Ed with your remodeling, painting, construction plans. Thanks!

What a refreshing experience: after having had several homes renovated over the years-- by far this has been my best experience. High quality workmanship, very respectful, highly accommodating to changes midway thru the project—a great overall experience. Now that our main house is complete we will be having them back to finish our basement this summer. Job well done

Start Date: 10/27/2017 End Date: 04/25/2018 Project: Adding a 12’ X 31’ 3rd Garage Stall I would recommend Ruby Construction for your construction needs. The owner, Bill was very courteous and good to work with. The workers were all nice and respectful to me and my property during the course of the job. Bill was willing to work with me in regards to changes in the original plan and reasonable in correcting any problems that arose (which were not many). I have not had any direct experience with hiring a contractor for a project. So I only knew what to expect going in to this from what I have heard from others (in reference to working with contractors in general). I was pleased with the work that was done and with the minimal issues that can happen with any project. I would have liked to see more communication from the contractor as far as updates and the plan for the progress of the project on a weekly basis. This is more personal preference than a problem with the contractor. I would get all of the information I requested when I contacted him. The projected timeline was exceeded by a lot because of the unusually long winter weather we experience this year. Overall, I am happy with the work that was done and how the completed project ended up. Thank you Ruby Construction for a job well done.

I contacted Pioneer Construction & Remodeling to get a quote on installing new/updated cabinets and countertop in a small outdated (somewhere in the early 60's) kitchen that had very little cabinet and counter space. Kevin came out shortly after i contacted him to give me a quote. Their quote was thought out completely and emailed in a timely manner. They were able to do the job in the quoted time and were very easy to work with. They even cleaned up the mess (including sweeping garage) when they were finished. I was/am so very happy with my kitchen now. I am now going to hire them to install new entry & storm doors.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.

What is a contractor license number?

A contractor license number is proof that your contractor is operating their business legally, that they have the proper documentation required by your state or region, and that they are competent in their area of work (electrical, plumbing, construction, etc.). Licensed contractors should freely advertise their contractor license number. If not, you can request it before considering them for hire. You can also research your contractor using their license number. The database for your state will indicate the field they are licensed to work in; whether they are up to date on insurance, workers’ compensation and bonds; and whether they have any consumer complaints issued against them. If the licensed contractor you are hiring does not have employees, they are not required to carry workers’ compensation. Each state or region will have their own database for licenses, such as the State of Oregon Construction Contractors Board. For more, check out our tips for smart hiring on Thumbtack.
