I can't recommend the Brandon Contractor team highly enough. I had a small construction project that needed to be done urgently the week between Christmas and New Years. I called and explained my situation, and not only did they come out that night to give me a quote, but the job was completely finished the next day. They gave me a reasonable price and further advice about how to fix the issue. I really appreciated the service that I got from them, especially considering that it was a small job, on short notice, and that it was the week of Christmas. This project could not have gone better. Charlie replies to texts, was very flexible on the short-notice project I needed him for, and he and his crew worked super quick! My move was relatively small, but I still expected it to take forever just because it was moving... I was pleasantly surprised, though. Months ago, I looked for someone to do a small painting project on Thumbtack. And I ended up with a brand new home. Christian, Jessica, Hector and the rest of the team at 5th Gen Group honestly do miracles. We own a 100+ year old row home in Washington DC and we've had problems ever since we moved in five years ago. After dealing with four different contractors that left me unsatisfied, I tried Thumbtack (at that time, new in the DC area). Christian came out to do an estimate and I was impressed by him from the get go - as a woman, I hate when contractors act like I'm stupid or uninformed. Christian never did that, and he answered all my questions respectfully and thoroughly and would defer to my wishes. We initially contracted for a gut remodel of our ancient kitchen and leaking bathroom. Christian's professional opinion was heavily appreciated as well as his vision - he instantly "got" the feel of a space and spent a lot of time listening to not only what we wanted, but how we would use the space and what we planned for the house in the future. Of course, the best laid plans always go awry - we knew our house had a few "handyman specials" but once Christian opened up the floor in the kitchen, we realized we were really in for it. Down there was a hidden mess of rotting wires, missing piping, garbage from the last renovations, and rotted-out beams. Overnight, our budget doubled. I personally wanted to die. But Christian calmly lead us through the process, helped us try to salvage our murdered budget, and focused on explaining the trade-off in home values. We ended up with an additional half bath downstairs (because really, what was another 5K at that point?), brand new kitchen (with a small bar!) a brand new stairwell and relocated laundry room, and a brand new bathroom with a shower (after 5 years of an ancient leaking cast iron tub). Christian isn't completely perfect - he's totally a perfectionist, and if you are one too, be prepared for some long conversations. There is an epic texting exchange over the bathroom tile that I may print out just to see how long it really was. But that's about the only thing. Also, for the other ladies on here- I always hate opening my home to someone because I have had bad experiences with contractors who were, at best, creepy. Christian and Hector were completely professional, and they really went the extra mile to make sure I always knew who would be in the house, when they would arrive, and how to reach both of them. Christian also has a lot of loyalty and integrity toward his clients - he is always fair, both in pricing and in the treatment of your home. He broke a small appliance - the only reason I knew was because he called me when he was purchasing an (upgraded) replacement on his own dime. All renovations are hard projects, long projects, and frequently frustrating. There was definitely a day when I wanted to kill Christian for sending me out to two different quarries in far out Virginia right around rush around. But when I stepped into my home for the first time, I couldn't stop smiling. And when we finally scrape together the budget for a third floor extension, I know exactly who I am calling.

I had Cesar come by and provide an estimate for a project in my kitchen. I ended up going another route on that particular project, but I did end up hiring him to help get my basement squared away. I had a wash basin for my washing machine to drain in to and some homemade plumbing that worked , but look like, well, homemade plumbing. I am getting ready to sell my house and wanted to tidy up the wash area of the basement. Cesar showed up on time for the original estimate, completed the project on time and within budget, and overall, this was a great experience. I will be hiring Cesar for any future needs.

Julio was fantastic! I bought an old house with a structural beam issue. I was looking for someone to give me a straight answer on what needed to be done. Julio explained every step to me and why he proposing to do the work that way. He gave me hands down the best estimate, in price and detail of work. Julio started work exactly when he told me he would, sent me pictures and texts throughout the process, and finished ahead of schedule. He went above and beyond by adding some hardware that he felt was needed for structural reasons, but stuck to his original price estimate. I plan to call Julio for other construction needs I have. Because of a scheduling quirk in a kitchen remodeling project, we needed some spot demolition while our contractor was out of town. Dante took care of this work in outstanding fashion. 1. His crew did the work efficiently, safely, and carefully. Even though they were removing plaster, they were able to leave the site immaculate after taking the wall down. 2. Dante always responded in incredibly timely fashion, immediately answering all my e-mails, arriving early for the estimate and work appointments, and finishing the job for us on a very tight schedule. 3. Remberto, came promptly to assess the proposed work, gave a fine estimate - which was competitive (and not the lowest of all estimates that we solicited). We hired him/his company to lay tile in our new sunroom, and paint the exterior of our large brick/wood siding house in Alexandria. He handled the job very professionally, he communicated well - explaining the details of work, recommended how to make the job even better. We provided the tile and the paint. The work itself was excellent, completed on time, along with another worker in his company. Both the painting job and the tiling job was well cleaned up when finished. And, we already have plans to hire him again for other house renovation project, as we were quite satisfied with the whole process of his work.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

Why should you hire a contractor?

Hiring a general contractor is a good idea for many remodeling projects. Home renovation contractors have a broad range of skills to manage, coordinate and complete a project. They should help make sure your project comes in on time and within your budget as they hire and supervise all the necessary subcontractors, including electricians and plumbers. They also handle procuring all the materials required for your job. Some homeowners look to save money by acting as their own contractor, but an experienced home renovation contractor is worth the cost. They should know local building codes, be able to pull all necessary permits, and work with inspectors to make sure the construction meets local codes. Also, because they get professional discounts, they can typically buy materials at a better price than you can; better prices on materials and labor save you money, and make up for at least a percentage of the cost of the contractor.

Do I need a contractor for a kitchen remodel?

A kitchen remodel is one of the most important investments you can make in your home, and it’s critical to get the details right; that’s where a home renovation contractor comes in. A minor remodel usually includes new cabinet faces and hardware, replacement appliances, and paint, while an extensive job may enlarge the kitchen’s square footage, install new cabinets or an island, change the layout, and lay new tile or hardwood floors. Any renovation that includes filing permits, construction, or electrical or plumbing work is best completed by an experienced contractor who knows local codes.
