Our Condominium was looking to have a door replaced (steel) at the garage level with a combination lock on the door. Mr Romero took measurements but found the door wasn't a standard size door and had to be special ordered plus the broken door didn't meet current code requirements. Once the door came in, it was installed in a timely manner. He was professional and always responding quickly. I recommend using RJ Tech if you want a door installed professionally by qualified workers. And may I add we also engaged RJ Tech to remove bulk trash from our building at a very reasonable fee! Great company and will use them again. It's a company our Association trusts.

Hi, Richard and his Ramon complete this kitchen renovation for me 4 months ago. I've a little tardy in giving them my review but its better late then never. They did a wonderful job on my home renovation, though we had some communication issues in the beginning but you have to understand how these contractors work. It felt like forever but not having a kitchen can feel like forever. The complete my whole kitchen, mud room, first floor powder room, and upstairs bathroom within a month. My and my fiance area bit hands on, so we did choose and pick all the materials that you see in the picture and we bought most of the materials and had it delivered to the house. They are down to earth guys, and sometimes you have to hold them by the neck but they still did a wonderful job. Everyone loves the kitchen now and its going to give my house sell appeal when its that time to upgrade.

I was in a jam and needed to replace the lower 12”-18” of the walls in my basement due to water damage. I had a number of contractors stop by to give me quotes, but what sold me about JJ was their attention to detail and the creative solutions they offered during their initial walkthrough. Not only did they quote a very reasonable price, but they also offered to take care of other items in my basement as well (e.g., see before/after photo of my wet bar). They showed up on time every day, worked full days, and were done within a week. They were respectful of our furniture/toys/junk by covering them with protective tarps throughout their work. And perhaps most importantly, they were very inclusive with us during their time here so we were able to weigh in on decision points that impacted design, function, and price. Upon completion, they encouraged me to inspect every aspect of their work to ensure I was satisfied and even offered to come back later in case I ever spotted something of concern, which gave me great confidence in their work product. In summary, I would strongly recommend them to anybody.

Marvin and his colleague arrive right on time on a Sunday morning with one day's notice to install a sliding glass shower door after a previous contractor has botched the job. They installed it efficiently and were very professional. We would certainly use them again for another job. After I posted a review elsewhere, I heard back that they were hired for another last minute job and completed that job to the customer's satisfaction.

Just thought I'd give credit where credit is due. I don't normally give reviews, but thought I should in this case, as the whole project went so smoothly. This has not always been the case for us when hiring contractors in the past. Shane is hard working and dependable. He has many years experience in a great number of construction / contracting fields. We recently had him do some work for us in a commercial recording studio, installing an antique door, (antique for aesthetics) and the end result was great The door and header above are level, look neat and tidy, and finish and trim are done to a high standard. Couldn't be happier. I might also add, that Shane's prices were fair and reasonable, and throughout the project he conducted himself in a professional manner. Shane also paid respect to his surroundings, in so far as nothing was damaged in the studio, and he took care in cleaning up after himself when the work was completed. He also kept the work area tidy while the work was in progress. We will be calling Shane in the future, as we have some outdoor trim, fascia, and soffit that are in need of repair. To cut to the chase... I highly recommend Shane if you are in need of any sort of renovations, or need help with any other construction related upgrades or repairs.

If you’re in need of a reliable, honest and get-it-done general contractor for your home remodeling needs, Al and his crew are the GO TO GUYS! We recently had a rather large basement remodel project where we took an unfinished space (approx.. 900 sq. feet) to a home office/ dental laboratory finish. There were a lot of moving parts involved – all new electrical/ mechanical/ plumbing; installation of egress & small sliding window(s), walk-out door w/ retaining walls and pavement; added bathroom & work/equipment room. Al took the design plans from a paper to presence, and really worked with us to stay on time and on budget. From the initial consultation, he took his time to go over details of the project and provide us with a written proposal on the spot. What was also appreciated was that he used upgraded materials rather than standard builder supplies, which really makes a huge difference in appearance! Al and his guys are meticulous, detailed & very clean – at the end of each work day, the floors were always swept & materials put away. Another consideration for us was trust since my husband & I weren’t home during the day. I can say with complete confidence that you can trust Premier Home Services to do their job, in your home without supervision. We will definitely use them again for our next home project. Thanks Al!

We received outstanding work from Chris Harvey who performed as a General Contractor to reconfigure the backyard of my townhouse. This effort required building a three foot high cinder block wall at the end of my property, then leveling the yard which had a severe slope by back filling from the existing cement patio to the wall. He built a slate sidewalk from the patio to the wall, covered the patio in slate and built slate steps through the wall out to the walking path behind the wall. Chris had a cedar fence with gate built around the yard and then landscaped the yard with top soil, sod, rock, and plantings. It was done exactly as I asked and in a very timely manner with only interruptions for weather and two visits by Miss Utility. Chris is very sociable and easy to work with. He was present for each sub contractor as they started and completed their work. I highly recommend Chris Harvey Landscaping.

I cannot say enough good things about United Contractors. I had to remodel my kitchen, and after having to suffer a bathroom remodel with another company, I was skeptical about having to go through this process again. Wow! Don't look any further! We hired general contractors on thumbtack to wallpaper and it was a horrible job with air patches, not lined and coming off. (Actually wasted the super expensive wallpaper because they didn't know how to do it). Then comes Francisco and his colleague Juan Carlos who are practically supermen of wall paper!!! They pitched a great price, removed the bad wallpaper and put the new wall paper on perfectly and in only 3 hours (took the GC 4 to just wallpaper). We are blown away at how good Francisco is! Don't bother looking any further and hire him today! He will save you time and money that would otherwise be spent from people who are not experts!

Gios contractors just finished two projects at our home – a new deck and kitchen update project (new kitchen island, molding on existing cabinets). We couldn’t be more satisfied with our experience. What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.
